Welcome to Soma Stays, a thoughtfully designed Wellness Retreat just 1.5 blocks from Lake Anna. THE PROPERTY
Welcome to our serene wellness retreat nestled in the heart of tranquility!
Our vacation rental is an immersive experience crafted to elevate your well-being. Starting with your arrival to the 1.2 acre property, you will be surrounded by the woods both next to and behind the property. If you are lucky, you will see the daily crossings of deer. In the back, is a large deck with lounge area and outdoor dining table. A below patio houses, under the cafe lights, houses the Hot Tub and Cold Plunge leading the way to fire pit area.

BOAT ACCESS
We do not have a reserved dock, so you would need to launch your boat each time at a local launch point. We do have a large driveway with ample space for your boat.

ROOMS
Each bedroom has lots of windows and natural light and blackout curtains for great sleep. The Primary bedroom has a desk space. All rooms are TV free purposely designed as a retreat from screens with high end mattresses & cotton sateen linens with plenty of closet space with luggage racks.

Beds boast Miracle Brand luxury 100% cotton sateen sheets and down alternative pillows. 2 pillows provided per person. Miracle Brand has Silver infused threads that prevents bacteria growth and aids in temperature control. Bedside tables include an alarm with built in noise machine and bluetooth radio.

Hygge Room - 1 Queen Bed
Primary en suite with bathroom, with a deep soaking tub & walk in shower. Our hygge room was created with coziness and comfort in mind. The queen mattress is the award-winning Helix hybrid inner spring and memory foam. The warm, welcoming glow invites you to unwind and let go of the stresses of the day. The desk area/reading area is a perfect spot to curl up with a book.

Zen Room - 1 Queen Bed
Soft, plush rugs cushion your feet as you move about the room, with neutral tones and minimalist design that’s harmonizing with the overall aesthetic. Natural elements abound, from the rustic wooden bedroom set and peaceful, relaxing plush bedding setup.

Pura Vida Room - 1 Queen Bed
A tropical oasis that includes Bamboo and rattan furniture, a large window with great light with a real palm plant. Plush, comfortable bedding and tropical-inspired prints of vibrant flora and fauna art.

Barbie’s Sanctuary Room - 1 Full Bed w/ 1 Twin Trundle
Step into our whimsical space, where every corner is a celebration of glamour, style, and fun! A blush pink trundle bed includes a full and single Zinus Green Tea memory foam beds.

The Nature Retreat Room - 1 Queen Bed
The beauty of the great outdoors meets the comfort of home, creating a serene sanctuary for rest and rejuvenation. The focal point of the room is an extension of the woods, with natural elements and rustic wooden furniture.

Guest access
Guests have access to the entire property. There is parking for up to 5 cars.
Other things to note:
~ Minimum age to rent is 25 and primary guest must stay for the duration of the booking.
~ A photo ID to verify age at the time of booking is required to finalize your reservation.
~ A rental contract must be signed online via your email address within 24 hours of booking. Please review the sample contract attached prior to booking.
~ Your cleaning fee includes a $1,500 damage waiver policy to cover accidental damage. Exclusions apply.
~ This home is on a septic system so occupancy is strictly enforced to avoid a septic backup of sewage in to the house. Your max occupancy during your booking is what you submit in your booking. Additional guests must be approved.
~ Stays longer than 2 weeks:
We require a light cleaning every 2 weeks in addition to the checkout cleaning. (prices TBD)

ANIMALS
~ Dogs are considered, only when pre-approved prior to booking. Max 2 dogs per stay.
~ Pet fee is $150 for the 1st dog, 2nd dog free. 7 night max. Cats are not considered due to severe allergies.
~ Dogs must stay off of the furniture and bedding. If your dogs are used to being on the sofa or bed, please bring your own coverings to protect the furniture.
(Service & emotional support animals must be disclosed prior to booking)
Pet Fee is waived only for legitimate service or emotional support animals in which the animals are never left behind without the owner. Evidence that the animals were left behind will result in the pet fee being charged.

CANCELLATION POLICY
Our rental contract will specify that GUEST can cancel at any time regardless of the platforms cancellation policy. If the GUEST cancels the reservation MORE than 48 hours after the initial booking (provided it is LESS than 14 days prior to arrival), the rent & host fees paid minus a $75 administrative charge may be refunded if the same or partial dates are re-rented. If re-rented for lesser amount, the difference will not be refunded.
We highly recommend you purchase travel insurance to cover any losses.

NOISE ORDINANCE:
This is a family home. We encourage our guests to have fun, but please be respectful of our very sweet neighbors and keep the noise to a minimum at all times. We are surrounded by full time residents who we love and who love us, and appreciate their peace and quiet. We ask that you keep outdoor music family friendly and at appropriate levels as to not disrupt peace and quiet of the neighborhood. Everyone should be indoors by 10pm.

SECURITY CAMERAS
We have a ring doorbell and 3 exterior cameras that will record audio & video upon motion detection for up to 2 minutes. Ring doorobell is at front door, cameras are located at the following locations: one at the end of the drive way on the side of the house , one on the back deck and one on the Lower Patio area.
There are no cameras inside the house. We have 3 home temperature sensors (1 in the hygge bedroom, 1 in the family room and 1 in the basement rec room). These help our thermostat maintain a more even temperature in the house. They do not record audio or video.

WILDLIFE/MAINTENANCE
Our home is in a rural residential neighborhood with large lots and a lot of wildlife. You will often see deer roaming the streets and our property, squirrels, hawks, lizards and sometimes snakes in the front and back yard. Please do not feed or approach any wildlife. There will be a lot of insects, bugs and other creatures that give the property its wonderful relaxing country feel. We have pest control & mosquito treatments every 3-4 weeks. While we stay on top of pest maintenance, we ask you to expect that bugs may enter the home when doors are left open, get tracked in on shoes and luggage and are part of life in the country. If you have allergies to bees, please be aware there will likely be bees buzzing around. There will not be any refunds or cancellations in regard to normal bugs & wildlife. We appreciate your understanding of this.

During the winter season, we may have snow or icy conditions. While we do our best to keep the driveway clear, our gravel driveway makes it challenging to fully remove all snow and ice. If you do not have a vehicle that you feel comfortable driving through snow, we can accommodate parking at the end of the driveway, on the street.

SAFETY CONSIDERATION:
The entire back yard is NOT fenced. Please use a leash at all times or bring a pen for off leash outside lounging for your dog & keep track of droppings & pick up & dispose immediately. Pet bags are provided for your convenience. Be aware of deer and other wildlife in the area and do not leave dogs unattended.

OTHER:
In case of a power outage, there are multiple USB rechargeable lamps in bedrooms and flashlights, that can be used during an outage. Power outages are rare. We will provide you with any notifications we receive from the utility company. We appreciate your understanding if this happens during your stay.
