There is a lot of wild life in the yard. Raccoons, possums, squirrels too many to count and the occasional black and white neighborhood cat. Rats live in the wild. OUTSIDE.

Carolyn left the front and back door unlocked and the back gate on the property WIDE OPEN! She was asked and sent a text to turn the AC up to 85 degrees upon departure. It was set at 70 degrees. Was asked and text to move the trash can 30 feet to the street. Trash didn't go out that week. When I called her concern the unsecured house.....all doors unlocked and the gate to the property wide open......she responded with, "sorry we didn't close the gate all the way". Deflecting as if we were being picky and the gate was open a few inches. The gate opens 9 feet fully open. Someone fully opened the gate, hit REVERSE pulled out in the street, put their car in DRIVE and left. UNBELIEVEABLE! I arrived at the house at 1:30am and thought somebody had broken in. As far as the pool goes, it is cleaned every Thursday by a service around noon. Friday night there were heavy storms in DFW. She sent me pictures of the pool with a handful of leaves that had blown in overnight. She has the pictures and so do I (that she sent me). I asked if she wanted me to call the service for another cleaning and she said yes. I cautioned her it was Friday evening and I was doubtful if the pool service would pick up and had absolutely no idea if they worked on weekends. I also assured her that even though there were about 20 leaves in the pool, the water was extremely clean and had been PH within the last 24 hours. Pool service never called back and I had no expectations of them to do so late on a Friday evening. On the positive side, the house was more than acceptably clean after their stay. Never in 8 years of doing short term rentals and over 350 transactions have I had a guest just head out the door, hop in their car and drive off like they were heading to the corner store and coming right back. Literally in disbelief.

Trang contacted me many times before her arrival. She asked about the locks on the door and what kind they were. I told her they were standard locks you would see on any exterior door to a house in the United States. They are standard deadbolts. She apparently brought child proof items for the door HANDLES. Door locks as she referred to them 4 times on the recorded phone call are not door knobs/handles. She said, "If I knew what kind of LOCKS they are I can buy some covers". I responded, "they are very typical deadbolts". She asked about our safety systems concerning the pool and children. I responded that it would be HER responsibility for her children's safety and that she would know them better than anybody and to PLEASE bring whatever she thought would be adequate to safeguard her children. She then asked if we had pool alarms and door alarms in case her children roamed around the house at night when they were asleep. I told her that this house may not be for her with small children and her concerns. I said this house is great for adults and people love the house. She then said she wanted to check in at 11 a.m. and I told her that would not be possible since we had guests leaving the day she wanted to arrive. Hoping she might find another possible location. She then asked if I knew what time the guests before them would be leaving the property. I told her I wasn't going to call people and pressure them to get moving at or before their checkout time. It makes people feel unappreciated and rushed. I think it affects their overall experience. She then asked if I could hold the dates until she got more logistics.....I told her no. I told her 5:30 p.m. would be the earliest. She said that would be great. I called her at 5:30 to see where she was and she said she was in Grand Prairie and it would probably be there in around an hour. Then she asked what our cleaning protocal was for the house. I told her that we are in the top 3% of short term rentals on another platform with 100 reviews. I again mentioned that this might not be the property for her. when they arrived I gave them a tour of the house, she and her husband had almost nothing to say. I was trying to create some kind of conversation....to no avail. Seemed like there was something going on before they arrived. There are no tiles falling off the shower. There is a chipped tile on the outside of the bottom of the shower about 1/4 inch by 1 inch. She said she saw a cob web somewhere in the house. I then got a text less than 18 hours into their 4 day stay saying she had a cough and was paranoid that she may be coming down with COVID so they were heading back to Oklahoma. So to top it off they left 3 days early. Ever had a feeling a few minutes after talking to someone it's not going to turn out well? This was it. The oddest thing........I said goodbye to them, told them to call if they had any questions. I took 10 steps from the front door and realized I left my charger cord inside the front door. I was gone 20 seconds......when I came back to the door they were both wearing face masks. They were not wearing face masks 20 seconds before. Don't get me wrong.....they were pleasant and repectful. She reported back that she did not have COVID. This a 100% smoke free house. The very next review on this platform 4 days later described this house as "PERFECT and EXQUISITE".
