SUMMARY
Welcome to Leucadia Paradise, our newly custom built coastal retreat located just a short drive to Grandview & Beacons beaches in the laid-back local community of Leucadia. This 4br+3.5ba 2 level spacious home features indoor/outdoor living at its finest with an outdoor area including a fenced backyard & firepit! Other highlights: living room + separate family room, A/C, 3 gas fireplaces, soaring ceilings, washer/dryer, 4 parking spaces, & beach gear. Maximum occupancy 8 (6 adults max). *Note - there is no cable in this home, but Roku devices are provided.

GROUND LEVEL (2 living rm's + 1 br + backyard)
The private front entrance leads to a grand foyer in a light & bright space with soaring ceilings & beautiful wide-plank wood flooring. Off the hallway is br#1, with a Queen Murphy bed, built in work space, and ensuite bath with tub/shower combo. Down the hallway you will find the formal living room with Smart TV, gas fireplace, and 2 dedicated work spaces. Across from the living room is the dining room with plenty of space for 8 people. At the end of the hallway, you will find the open concept family room with Smart TV and gas fireplace which expands into the large kitchen which boasts high end stainless appliances, oversized island, and butler's pantry with wine cooler. Just outside of the cantina doors, you will find our favorite space with a large fenced backyard. There is plenty of seating around the firepit, built in BBQ, outdoor TV and a drink cooler. Finally, rinse off in the outdoor shower after a long day at the beach.

SECOND LEVEL (master suite + 2br's)
Gather your family up the stairs to rest after a long day. There is a balcony at the top of the stairs overlooking the front yard. The first 2 bedrooms down the hallway each have a Queen bed and share a Jack-n-Jill bathroom with dual vanities and a tub/shower combo. At the end of the hallway, you will find the spacious primary suite with a King size bed, Smart TV, gas fireplace, balcony overlooking the backyard & an ensuite bathroom which features dual sinks surrounded by quartz counters, enclosed glass shower, large soaking tub & huge walk in closet. Rounding up the second floor is a laundry room with side x side washer and dryer.

LOCATION
Our home is located in a beautiful laid back coastal area of Leucadia. Literally a couple of minutes drive and you'll be at the beach. Also minutes to amazing local eateries with everything from breakfast to dessert to after-hours cocktails! Quick snapshot…

• Dining | Less than 2 miles away are an abundance of shops, restaurants, & entertainment along Coast Highway 101 in both Encinitas and Leucadia. Some of our favorite eateries include Corner Pizza & Haggo's Organic Taco (1.5mi), Nectarine Grove bakehouse + Soltero Winery + Le Papagayo Mediterranean (1.3mi). A bit further down Highway 101 are Buona Forchetta (Italian/Pizza, 2mi) & Pannikin (coffee/breakfast, 1.4mi). There is also popular Cali Cream (2.2mi) for ice cream lovers, & for upscale dining check out Alila Marea Resort (0.8mi).
• Grocery | Lazy Acres Natural Market (2.0mi), with a bakery, grass-fed meats, organic produce, wild-caught seafood, & much more! Also conveniently located just down the street (0.3mi) is Just Peachy Market, a quick & easy local place to pick up groceries.
• Activities | Centrally located between surf/swim friendly beach of Grandview (1.5mi drive to the North) & Beacons (1.4mi drive to the South). Further south is Moonlight Beach (2.4mi) featuring restroom facilities, showers, concession stand, equipment rentals, volleyball courts, picnic tables, & playground! Other fun activities we recommend are electric bike rentals (Griff Electric Bikes 1.0mi) as well as a relaxing spa day...we have 4 spa's within 5min of our home (Lemongrass Aveda Spa, Four Moons Spa, the Spa at Alila Marea Resort, & Self-Realization Fellowship Center)!
• Attractions | Just 6.7 miles away is LEGOLAND California theme park & aquarium, with over 60 rides & attractions…all dedicated to LEGOs. Other nearby attractions include ~30min drive to Sea World, ~40min drive to the famous San Diego Zoo, and ~35min drive to Downtown & the Airport. POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
• RESERVATION CONFIRMATION | Upon confirmation of your reservation, you will receive arrival instructions, parking details, WiFi access, and tips on local eats & attractions.
