Hi, Iâm Anna. Iâm so glad youâre here, and Iâd love to welcome you to Beechwoodâs Beacon! Here are a few things I think youâll especially enjoy about the house.
Highlights: If your stay wish list includes a bright, modern home, with morning coffee on the deck, nearby hiking, farmers markets, boutique towns, cozy dinners and movies in front of the wood-stove, long soaks in the gorgeous tub, and sleeping on the comfiest ever beds, then this is absolutely the home for you.
Beautifully set up in the Beechwoodâs area of the county, renowned for its far reaching views and rolling hills, this house manages to be warm and comfortable, while offering huge windows, vaulted ceilings, and contemporary style.
The main living area offers a fabulous integrated space for gathering; the kitchen, dining, and living areas are all separate but within easy chatting distance of each other. The kitchen offers a full suite of appliances that will rise to the occasion for any meal. The living area is gathered around an easy to use wood-stove and has a projector tv for cozy movie watching. With large windows to the front and back of the house, the beautiful woods and fields outside add a beautiful note to the ambience of the house.
Bedrooms take up the other end of the home, with the principal towards the front and the two secondary facing the rear, both with a southern exposure. The main bedroom has a king bed, a lovely en-suite bathroom with high ceilings, a separate soaking tub and shower, as well as its own private access to the large front deck. There is a second hallway bathroom serving the other bedrooms.
Like all Upstate Place properties this house is very family friendly with a pack nâ play, highchair, baby bath etc. available to make even the smallest guestâs stay welcoming and easy. In addition, there is a foldaway toddler bed (with bedding) that sleep kiddos up to 4-5 years or approx. 40â height.
Beechwood Beacon would ideally suit a couple, a small group of friends, or a family with a child / children.

Utility Outages: As Upstate New York can see itsâ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. We do keep emergency supplies at the house, and, of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.
FIRE-PIT: The outdoor fire-pit is available in spring, summer, and fall. In winter, there may be times when it is fully covered in snow. Unfortunately, because of safety rules and regulations, we need to position our fire-pits some distance from the house and it can be very hard to dig pathways to the fire-pit for safe access. We therefore do not guarantee that our fire pits will be available to guests during the snowy winter months.
Weather: During the winter months there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3â of accumulation.
Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although itâs wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely.
Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnbâs Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take a time stamped video of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.
This home may have weekly lawn and trash services as well as monthly pest control service. Service providers may access the exterior front yard and back yard during your stay to ensure the home is properly maintained.
This house is on one main level, however it may not be suitable for guests who donât wish to use stairs as there are 5 steps up to the front door. Once inside, all rooms and living areas are on one level.
