Summary:
*Very spacious 2 bedroom / 2 bathroom townhome that is 1/2 of a duplex 1 level
*1/2 block to the beach very walkable
*High 14 foot ceilings
*Extremely large kitchen great for family & kids
*Very small backyard that we do allow BBQ as long as you clean up/bring your own
*Washer/dryer in garage
*up to 8 people. King in master bedroom, 2 singles in 2nd bedroom, pull out couch as double in living room.
*WIFI/cable & flat TV
Must read & agree to all house rules prior to booking. Important
The Space:
-Public beach access is not even half a block away.
-Outdoor shower by garage for easy sand toy clean up
-Fully equipped Kitchen all you need for meal prep
Pet friendly!
-Lots of space to spread out
-1 level ground floor no stairs
-Room for 2 cars
-Super high ceilings
-Super clean inside
-Free Parking Off Street
-BBQ allowed (we do not provide and you must clean up)
We do rely upon Spectrum Cable/Internet for the high speed wifi. Sometimes there service goes out on the Island, FYI.
Up to 2 dogs or birds are allowed. The pet fee nonrefundable is $75 PER dog or birds, no exceptions. Dog (s) cannot be left alone to bark nor be allowed up on furniture. Pets found on property without prior notice to us as host will be evicted without refund.

This property and listing does require a few things after the booking is made on Airbnb:
1.) You must additionally assure against damages by either agreeing to pay a 1 time $59 damage coverage protection plan fee (not refundable) to assure against damages
OR
You may choose to do a fully refundable $500 damage deposit. You must do one or the other to book this property and stay here
We bill for either via the Airbnb resolution center prior to arrival. Again, these are fully disclosed for guest convenience as many HOAs are very strict on coverage plans.
Our listing again, REQUIRES that the primary tenant is 25 years of age or older to book & must be present at check in. You MUST contact us prior to booking if you are not 25 - no exceptions - though it IS POSSIBLE sometimes with additional requirements.
2.) Please take note we do require an E sign rental agreement with an attached photo ID after booking is made, We require to maintain our City of South Padre Island Rental License a signed rental agreement you may esign by docusign prior to arrival to be checked in with door code therefore you must provide your email address. You must attach a pic of your photo ID OR upload to Airbnb messaging to age verify as 25 years of age or older. If you are not 25, we do NOT allow you to book unless you contact us first :) though it may be possible with additional requirements

The Neighborhood:
Great street. Located half a block to the beach. Walk to The Palms on the Beach one of the best breakfasts on the island. Great fish sandwiches too about 50 yards from the house.
While there is no pool, the small backyard we DO ALLOW BBQing as long as you clean up/remove grill. If this is not done, we do charge. Reminder, unregistered guests are not allowed at the property.
Getting Around:
Walk to beach. Walk to great Palms on the Beach cafe/bar just half a block away.
Other Things to Note:
We have an office at 2600 Padre Blvd south padre island tx 78597
Condo does not have daily maid service
At check out we require dishwasher loaded and turned on and all trash taken to cans at street. An excessive cleaning fee applies otherwise
