The space
Located in the quiet neighborhood of “The Hammocks,” our home offers over 1800 sq. ft. of large open indoor living spaces and a spacious outdoor area with a heated pool.

• 3 bedrooms (2 Queen beds, 2 Twin beds, 1 Sofa Bed that opens to King-size)
• Baby crib available upon request
• Brand new medium-firm mattresses, premium sheets, extra pillows, closets, hangers, and room-darkening shades
• 2 TVs and fiber optic WiFi
• 2-car garage and wide driveway
Bathrooms:
• 2 full bathrooms equipped with all essentials (towels, makeup towels, shampoo, conditioner, body wash, hair dryer, first aid kit)
Entertainment:
• Extra board games stored in the Florida room table

• Fully equipped with cooking essentials and more
• Air fryer, toaster Nespresso machine with complimentary pods, creamer, and tea

• Note: The ice maker on the fridge does not work; ice trays are provided

Guest access
The front door features a digital lock that requires a unique code for entry. This code will be provided 24 hours before your arrival.

Guests have access to all living spaces in the home. Two small storage spaces are locked for use by our cleaning services.

• Check-out: 11 AM
Other things to note
House Rules
• No food or drinks in bedrooms
• No glassware by the pool
• Turn off all lights and lock all doors when leaving
• Keep windows and doors closed, especially when the A/C is on
• Use provided pool towels for the pool, not house towels
• Unauthorized late check-outs will incur a $50/hour fee. This fee does not grant possession of the property but compensates for delays affecting our next guests and housekeeping team.
If the house is left damaged or excessively dirty, an additional $100 cleaning fee will be assessed.
• No Smoking Inside Residence Please refrain from smoking inside the home. Evidence of smoking will result in a $250 fee for odor removal, duct cleaning, and furniture cleaning.
• Quiet Hours: Quiet hours are from 10 PM to 8 AM per city ordinance. Please respect the neighbors and keep noise levels low. Pinellas County enforces quiet time from 10 PM to 8 AM. Compliance is required if asked to reduce noise.
• Security Cameras: For your safety, there is a Ring doorbell and exterior cameras at the driveway gate, irrigation control units, and garage. No cameras are inside the home or facing interior spaces. NO Cameras on BBQ, Patio & Pool area. Your privacy is guaranteed.
• Parties: Parties are not allowed at our property at any time. Violations will result in immediate cancellation of your reservation without refund.
• Pets: Pets are strictly prohibited. A $200 fee will be charged if evidence of pets is found.
• Thermostat: If the thermostat is set below 68°F and the A/C unit freezes, a $300 service call and repair fee will be billed.
• Linens & Towels: Please use towels only for their intended purposes. Please avoid Stains from makeup, face medication, creams, and tanning products, as well as missing towels. Do not use bleach or bleach-containing products on linens and towels.
• Trash Pickup: Trash day is Thursday; place the bin at the end of the driveway the evening before and return it after collection. Please Do not leave garbage bags outside the bins due to animal activity.
• Parking: Parking is allowed in the driveway and garage only. No street parking is allowed, and no more than three cars at any given time can be at the property and all vehicles must be parked in the driveway and/or garage. Sorry, no parties or events are allowed to be held at this home. Please observe quiet hours by not being loud, which start at 10PM. There is a noise meter installed on the back patio to prove the noise levels for unfounded complaints to the County.
• Gas grill; please clean after use.
• EV Charging: No EV charger or outdoor electric outlet available. Car charging using indoor or garage outlets is not allowed.
• Pool : The electric pool heater can be set to 88°F; please do not change the heater or pump settings. Note that the pool heaters do not work in outdoor temperatures below 50°F.Please understand that we do try our best to keep our pool clean, but the pool is outside and uncovered, so debris and leaves may fall into the pool. This situation may become more challenging, particularly in the spring when pollen levels are high. It might necessitate additional skimming with the pool net, for which we sincerely apologize in advance. Unfortunately, there are limited solutions available to address this issue. This is not subject to any refund. We do provide a net.



**FLORIDA WILDLIFE**
Welcome to beautiful Florida-with that comes our beautiful wildlife! including bugs and critters like spiders, snakes, lizards, armadillos, raccoons, mosquitoes, tortoises, and palmetto bugs. Keep doors and windows closed to avoid wildlife entering the home. Pest control is in place, but outdoor friends may still find a way in. No refunds for animals/bugs found in or outside the residence.

**FLORIDA WEATHER**
Florida weather can be unpredictable. We do not permit cancellations due to weather changes or delays. Hurricanes or inclement weather may cause parts of the property to be closed for repairs. We recommend purchasing travel insurance.


**Waiver of Liability and Assumption of Risk Agreement Use of Premises**

By booking the property you are hereby unequivocally agreeing to all waivers listed below.

In consideration of my use of the premises, I for myself, my heirs, personal representative or assigns, do hereby release, waive, discharge, and covenant not to sue the host/owner of the property, it’s trustees, directors, officers, employees and agents from liability from any and all claims including negligence resulting in personal injury, accidents, or illnesses (including death) and property loss arising from use of premises.

Assumption of Risk: Swimming pool use, Hammock use and gas grill use carries with it certain inherent risks that cannot be eliminated regardless of the care taken to avoid injuries. I know and understand and appreciate these and other risks are inherent in the activity I am participating in. I hereby assert that my participation is voluntary and that I knowingly assume all such risks. The subject property has a (swimming pool) located thereon. The guest(s) will use the swimming pool at the guest’s own risk. The owners will not be held responsible for the injuries sustained by the guest and/or the guest’s occupants when using the swimming pool, and the guest will indemnify the owner for any actions resulting from injuries to guest and/or guest’s occupants. I hereby voluntarily, at my own risk, I am agreeing to sign this Waiver and Assumption of Risk in sole consideration of being permitted to use Turtle House property & swimming pool by booking the property.

Indemnification and Hold Harmless: I also agree to indemnify and hold harmless the host/owner, its trustees, directors, officers, employees and agents from any and all claims, actions, suits, costs, expenses,damages and liabilities including attorney fees as a result of this use of premises.

Severability: This waiver and assumption of risk agreement is intended to be as broad and inclusive as permitted by Florida law. If any portion is held invalid, the balance shall continue in full legal force and effect.
I acknowledge and understand the risks associated with the activities described above. I agree to abide by all rules, instructions, policies, and procedures imposed by the host/owner.
I certify that I am of legal age and competent to execute this waiver and assumption of risk. I do so voluntarily and without duress, intending to bind myself, my executor, my heirs, and administrators or assigns to the fullest extent.
By reserving our house, guests understand and consent to the terms of this waiver. The rental agreement is executed with the booking confirmation and is an implied signed agreement when the property is booked.


RULES
Any house rules violation is grounds for immediate termination of your stay without refund.
