I had sent the guest an email with her access code 6 days prior but she did not check her inbox prior to traveling. The reservation listed 2 adults and 2 children but 6 adults showed up for a girls trip. Please note that we do not recommend more than 4 adults and 2 children in the condo. The bunk beds have thick foamy mattresses but are best suited for children. The sofa bed works fine. Despite being in communication with the guest throughout her stay, this is the first I’ve heard of any issues with the cleanliness of the comforter. Rest assured that our Property Manager meticulously inspects every unit after every cleaning. Each condo must pass a stringent twenty point check list before the next guest is allowed to check in. We strive for every guest to enjoy their visit to our Emerald Coast. It’s always 5 o’clock here!

I appreciate you sharing your opinion of the bed. This is the first I've heard of this and will be considered as we continue to improve the experience for our guests.

In 7 years of renting on VRBO, and to hundreds of guests, this was truly the strangest experience. The guest emailed me twice - on 5/22 and 6/12 - to ask what our cancelation policy was as she had some family issues going on that could potentially change her plans. I made her aware both times that bookings must be canceled at least 30 days before the start of the stay in order to receive a 100% refund. She called me at 11P on Friday, July 2 after driving 12+ hours. It’s typically an 8 hour drive from Knoxville to Destin, but the holiday traffic had made it particularly slow and maddening. She texted me 5 pictures, but I struggled to see what she was seeing and find the source of her overreaction. I informed her that our Property Manager inspects the unit after every cleaning. The condo must pass a stringent twenty point check list before the next guest is allowed to check in. We agreed to have my Property Manager meet with her @ 9A the next morning to review her list of concerns. My Property Manager was at the condo at 8:45A the next morning and other than a candy wrapper that had been missed behind the couch, found no issues with cleanliness or condition. The guest would point to dirt on the counters when there was none, a stain on the pillows when there was none, etc. The guest did admit that the kitchen and bathrooms were clean and that she may have overreacted due to the frustration of dealing with traffic from the previous day. I spoke to her husband later that morning. His concerns were different from his wife’s. I reiterated that bookings must be canceled at least 30 days before the start of the stay in order to receive a 100% refund. In good faith I did offer to try to rent the unit to another family. On July 5 I was happy to report that I had another guest who had booked July 5 to July 9 so I refunded those 4 nights plus their damage deposit. PLEASE NOTE THAT THE NEW GUEST LEFT A 5 STAR REVIEW OF MY PROPERTY. The guest that checked out right before this one had also personally called to let me know how much they had enjoyed their stay, how well maintained the property was, and how much it exceeded their expectations. They are already making plans to reserve for next year. Again, this has been the strangest experience. Upon reflecting on it, I can only conclude that the guests had a change in their plans and decided to fabricate a list of concerns in an effort to get out out of their reservation. There is simply no other explanation.

I truly appreciate the kind words regarding the view. My wife and I make it a point to drink a glass of wine and watch the sunset every night! Our on-site property manager inspects the unit after every cleaning. The condo must pass a stringent twenty point check list before the next guest is allowed to check in. There are also on-site maintenance and housekeeping crews available 7 days a week. They are happy to take care of and address any issues which are communicated to us. My cell number is listed on this page and is provided to everyone. Guests know that I'm accessible at all times. This condo is our second home. My wife and I take great pride in it and are excited to share it with family and friends. We invest several thousand every season to upgrade the unit and provide a memorable experience for our guests. We only ask that renters treat our home like their own and ENJOY their vacation. It's always five o'clock here!

Thank you for the feedback. This is the first we’ve heard of an issue with the headboard. The cable is working just fine. Rest assured that we have instructed our cleaning crew to provide additional deep cleaning for all our condos, after which our Property Manager meticulously inspects every unit.  Each condo must pass a stringent twenty point check list before the next guest is allowed to check in.
