Absolutely enchanting! Grafton and its gorgeous sprawling grounds was the perfect setting for our extended family’s vacation. It’s hard to even describe how wonderful this place is - you feel transported to another realm. My daughters said they felt like we were staying in one of their storybooks. The home is stunning, well equipped, and completely charming with beautiful authentic antique furnishings and decor. It is like a living museum, with every room a unique wonder to explore. The kitchen and bathrooms are well updated and accommodating. We cooked a ton and did not want for a single thing! The grounds, private beach, and gardens are incredible. The pictures speak for themselves but actually don’t do this place justice. Skylar was such a gracious host, very attentive, welcoming, and helpful. The home is private and secluded but very convenient (5min drive) to town, grocery, restaurants, quaint shopping, and the train. (Quick ride to sights on Cape Ann or easy 50min to Boston). I can’t speak highly enough about our experience here and would love to return!

Our group traveled to Manchester for a family wedding and this was the perfect place to set up camp. We had plenty of space to all be outside and inside. Loved the huge dining table and all of the outside areas. Would definitely rent again.

Everything was as stated even though we had a tough time getting in touch with the past property manager but the owners reached out as our time was approaching and everything went so smoothly. It was a perfect location for a family reunion/celebration with close friends and family. The gardens were beautiful and the location couldn't have been better! We would love to return in the future.

Perfect!

Our second vacation at Grafton and this year during the pandemic was the perfect place to isolate with our family. The kitchen and family room renovation was an added bonus. Bruce, on the estate manager, was very accommodating. We hope to go back for a third time next summer.

Truly, a home away from home!

We could not love this place more! We just finished our third year of coming to this step-back-in-time lovely home. Everything is just perfect! Having access to a private beach, swimming in the ocean in October, watching the sunrise and sunset, running along the country roads, playing pickle ball in the nearby courts, shopping for groceries five minutes away in a hallmark-sequel town—idyllic!! Caretakers are responsive and kind. The furnishings are old, but are authentic and only add to the ambience. We love the Grafton home and will be there again and again!

Seaside Heaven

We were a family of 11, from 10 to 92 years of age. All had recently tested negative and 2 had already had the virus so we felt safe and free. It was a week we will never forget. Bruce was attentive and very helpful, the house. comfortable and roomy. But the gorgeous outdoors was amazing. The view of course was stunning. But the gardens were an oasis of color and joy and peace. Beautifully planned and maintained. We all are anxious to return.

The property was excellent, but the property manager Bruce Warren was listed in the book and was no longer available and did not call back. We finally used the correct number for new manager and had good results getting a technician to review an ice maker not working, refrigerator required defrosting service and proper leveling and no availability of beach chairs kayak that others tenants had had in the past. It is a beautiful beach, linens and kitchen tops and we hope to get back next year. We also had a front row seat of fireworks on July 3rd.

Our Wedding Venue and Family Stay!

The Grafton Estate made our wedding the magnificent, unforgettable event that it was. In September of 2020, my wife and I hosted 40 of our closest friends and family at the Grafton Estate for our wedding ceremony and reception. To start Bruce Warren, the gentlemen who manages the property, is an absolute saint and an amazing person. He was very involved and helpful as we were planning our event and getting our vendors together. He was on site the week of the wedding to ensure there were no issues and to ensure the property looked perfect. Now for the property… As you pull up to the property you are struck with a jaw dropping view of the Atlantic Ocean with hundreds of feet of private beach. The property is massive and allowed us to hold a cocktail hour with lounge, bar, high top tables, and a band on the upper lawn. On the lower lawn we had a 50 x 20 tent for our dinner reception. Our wedding ceremony took place in the BEAUTIFUL and very well maintained Maratha Hutchison Garden – our guests were seated under the long, curved pergola and candle light created a church like atmosphere in the outdoor setting. The interior of the estate was used to host our families for the days leading up to the big event. The multiple bedrooms and private bathrooms gave everyone space to relax and feel as though they were in a hotel setting. It was amazing to wake up to sunrises from the master bedroom (as well as three other rooms) as the sun peaked over the horizon. The second floor also includes a balcony overlooking the ocean which was used for our bride/groom reveal! On the first floor the massive double kitchen gave both of our families adequate space to cook and lay out snacks during the day. The library was a great space for some late-night wine and board games. One of the best features of the house is the sun-room facing the ocean. The room is filled with warmth during the day and cooled down at night with the full height screened in windows. The house was well stocked with all necessary toiletries and was very clean and maintained by Bruce and his crews. Utilizing the Estate for our wedding was the best choice we could have made. We cannot wait to go back for our 5th year anniversary to celebrate once again. Bruce – thank you for everything!

Thanksgiving in Manchester

This is a fabulous property. Plenty of room for 8 adults and 5 kids to sleep and just hang out in the brisk Massachusetts Fall weather. The private beach was a terrific spot to fly kites, walk, climb the near island (at low tide). Big kitchen and dining room table made meals easy. Definitely recommnend this for extended families.

Beautiful Place

The house, the garden, the sea will take your breath away. Each room in the house has it's own little pleasures. There was plenty of room for everyone and accommodations for everyone. I personally liked what I called the Victorian room because that's the first thing I though of when seeing it. Cozy room with books, writing desk, fireplace and massive window. The formal dining room was quite beautiful as was the formal living room, each with it's own characteristics. The sunroom was outstanding.. I would recommend adding another large refrigerator as there is only one big one and for us, it was a struggle. Also, a bigger microwave would come in handy.. So, be aware of that. Other than those, the kitchen areas held everything you could want. The grounds and the garden were magnificent, well kept and just gorgeous. Magical. The walk and stairway to the beach was just great for most folks. It could be a little hairy for senior citizens so be aware of that. But this senior citizen did manage it, so there you go. The private beach on the ocean, which is at your door, was definitely a wonderful experience making memories with the family.

Incredible Venue - Made for a Magical Wedding!

Where do we begin? My now-husband and I were desperately searching for the right spot to host our barefoot beach/backyard wedding. Grafton exceeded our expectations - it truly is a slice of paradise. We adored the private beach for our ceremony, the gorgeous gardens for our reception, the view from morning to night, the privacy and the friendliness of neighbors - not to mention Bruce, who went above and beyond to make sure we were comfortable and well-taken care of! It was so special to stay with friends and family during our wedding weekend and create new memories together at such an incredible location. It pained us to leave but we will definitely be back again!! Thank you for making our stay so special!

Gorgeous property and charming home

This location cannot be beat - we stayed at Grafton over the Thanksgiving holiday and enjoyed cozy evenings by the fireplace, winter walks on the beach, spectacular sunsets, and strolls through the winterized garden. We can only imagine how incredible this must be for a beach vacation in the summer. The kitchen and most of the bathrooms have been recently updated and were lovely. The bedrooms and other living spaces in the house have a "lived-in" historic charm - lots of beautiful art and books. Bruce (the property manager) was incredibly helpful and had so many tips and secrets to enjoy the house/property to the fullest.

Beautiful private location, perfect for families

My family - in total six adults and 3 children - spent a lovely week in the summer at this beautiful property. The private beach is easily accessible and the garden is breathtaking. The kitchen easily accommodates a large group that prefers eating in (as was our case given the pandemic). I would highly recommend this rental to families and friends looking for a beautiful, and private retreat.

Perfect home for wedding weekend

The Grafton Estate exceeded our expectations. Perfect for a group of our size in a stunning location. Main bedrooms were lovely, even down to the bedding! Grateful for Bruce and easy check-in/out instructions. Will definitely book again! Jut need an occasion! :)

Unforgettable week at Manchester by the Sea

Grafton at Manchester by the Sea was great.The pictures do not do it justice.The garden area is spectacular.You can't ask for anything more than a private beach in your back yard.You can walk to the island about 400yards away at low tide.Bring bug spray for the nights though.There was plenty of room for the 11 of us.The newly remodeled bath rooms were very nice.During our stay it was 90 degrees all week.There was only 1night it got a little uncomfortable.We asked Bruce (who takes care of Grafton) for more fans and 3 new fans arrived with in hours.Bruce was very helpful with our questions and needs.I asked my family would you do this again and from every one I got a resounding yes!The week of July 4th 2018
