The place is clean, well laid out, and has fantastic views of the ocean from the main floor and both upstairs bedrooms. Enjoyed our stay!

Great location, but the property is ran down.

The location of this house is awesome. The kitchen is stocked well. The property is not well maintained. The oven door handle was broken, the paint and drywall in the house was desperately in need of repair and paint. Many power outlets and a few lights in the house didn’t worm. The house wasn’t cleaned very well. The house didn’t come with any bed sheets, or towels and washcloths. The rug in the living room had a big footprint stain on it. The kitchen table has a sticky finish that you can’t clean off of it. The A/C could not keep up on the one hot day we had. The back porch rail going down the stairs was loose and dangerous to my elderly mother. For the price of this house, it should have been in great condition, but sadly it was not.

My overall stay was good, dishwasher was broke,

Overall, I recommend this vacation rental. Reviewer Comments: The overall house was beautiful. The dishwasher was broke. You had to place the stove on nine just to be able to cook. I did not like the fact You had to pay another $200 just to get linens. I felt like that should’ve been included, but the view was spectacular and the house was gorgeous. I feel like that it could’ve been a little more clean than what it was but overall, we did have a good vacation.

Katmantoo in 2022 (and 2023)

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall we were quite satisfied with Katmantoo. The general location in Kitty Hawk was perfect and having Oceanfront property even better than perfect. Having each bedroom have its own bathroom was also a plus. The downside was a toaster that needs a serious replacement, a Mr. Coffee that passed away on the second day, and a variety of nails and screws sticking up from various steps and boards on the deck. Tetanus shot anyone? I mean going barefoot is part of the beach experience, right? The last downside items are a sunroom severely lacking in screens, and a fair amount of loose or missing shingles. All in all, we will be back!!

Beautiful Beachfront

Loved staying ON the beach and listening to the waves at night from the decks off the master suites. Could use a little TLC (e.g., screens for the screened-in-porch were missing), and a few more finishing touches could make it an amazing experience (e.g., board games or a table on the porch), but in all it was well worth it.

Being able to walk down the deck and right onto the sand allowed us to enjoy our time around the girls’ schedules without missing the beach! The layout was nice for grandparents to have a separation from the little ones as needed.

Overall, I recommend this vacation rental. Reviewer Comments: This house is great but pictures and listing need to be updated. The changes/issues were not deal breakers but it would have been nice to know about.Positives - Location, location, etc. Awesome sunrises! Great to eat outside and watch the ocean. We loved being able to walk to the pier and to restaurants. The beach is very active and it was great fun watching all the surfers as well as the dolphins enjoy the ocean.Less than positive - The dunes have moved closer to the house so there is no under the porch area for hammock and chairs as shown. The covered porch is now a storage area for beach chairs, etc. and doesn't have the nice furniture shown in the picture. There are also louvered doors overlooking the living room in both master bedrooms. These are odd and don't really show in any pics but there are "safety" railings here and on the upstairs walkway which are spaced in such a way that a small child could fall through (we had three toddlers). The louvered doors in one room did not close and after no response to a phone message to the management company we went to a hardware store to buy tools to get it to close. These are potential safety issues for families with small children and should be shown in pictures.There also was no barbecue or outdoor grill and no remote for the TV in the main living room. We would still go back to Katmantoo. The positives outweigh the disappointments!

Location is excellent!

Overall, I do not recommend this vacation rental. Reviewer Comments: The view of the ocean and the close proximity of the water was perfect! The house was nice but had some issues. The front door has to be pulled hard in order to lock the deadbolt. None of the dishes in the cabinets match the diagrams they have to keep track of inventory. The house is in need of upgrades. Carolina Shores Vacay Rentals did not tell me I could get a discount for being a AAA member. I saw it online after I already paid ahead so I called the rental office and I was told they would adjust that amount for a refund. When I showed up to get the keys to the house I was told it was too late to get any money back from the AAA discount. $200. It would have been nice for the agency to ask me on the phone when reserving the place if I was military or a member of AAA. That is a little shady. We will go back to another house on the beach and not through this agency just for that alone. Now we are waiting on our $500 deposit to be refunded. We treated the house with kid gloves so if this agency does not refund our deposit I will know they are a ripoff. Hope this is not the case.

Delayed but Great weather

Overall, I recommend this vacation rental. Reviewer Comments: We have stayed at Katmantoo for 3 years. We have not been fortunate with weather. Florence sent us home early last year. Dorian delayed us 2 days this year and the year before rain sent us home. We love the proximity to the ocean. The door leading out to the deck from the kitchen is very difficult to open as it sticks but after 2 or 3 throwing yourself against the door it will open. We asked for maintenance this past stay 9/8-9/13 but no one came. We have bropught this up every time we have stayed but I guess the owner does not want to spend the $ to fix it. And there is always going through screen porch to get on deck. The cottage has always been clean but in getting some dishes down, a bowl still had food stuck to it and a coffee cup was not clean. The screened in porch was filled with sand that had blown in from Dorian but we never use the porch so it wasn't a problem. We also would have liked hot tub recessed in the deck floor as it took a lot of deck room and ocean view. Again that was an owner decision and does not reflect the rental people. Steps and dune at back of house have become obstacles for my husband (post polio syndrome) and a geriatric dog, so we are staying in a cottage next year with an elevator and private pool earlier in the summer to hopefully miss the peak hurricane season of September. Except for no response to maintenance call last week, the staff has always been quite helpful. Anne and Carter Conrad

Reviewer Comments: The location of this house and the configuration of the two master bedrooms is what makes this a great house to stay at while at the Outer Banks. However, time is taking its toll on this home and updating in the bathrooms, fixing the sticking kitchen door, and freshening up the paint would improve the rental at this time. If you are looking for something steps away from the beach this is the house for you!
