Comfortable but needs updating

Quite nice subdivision in an older section of Kissimmee. Traffic is horrendous. House is older with a lot of updates needed. No exterior lights when we arrived as they were on a timer which didn't work. With exception of microwave, appliances are original and all need to be replaced. King and queen beds good but twins not so good. Kitchen equiped ok for short stay but not 3 months as we did. Management company fairly responsive. As my husband said, for a 3-month rental, there were several items we needed that a short term renter wouldn't care about. I will say they reimbursed us for several items we bought. However, I feel they should have a checklist of items. There was not a full set of silverware. Yet there were SIX plastic water pitchers. Several toasters but only 1 worked. Several can openers but only 1 barely worked. It's my opinion they need to know when some items should be thrown away so as not to clutter the cabinets with things that don't work. I put non working items in the garage (as well as some items i wouldn't use & think should be tossed.) The twin beds are okay once you stop moving; otherwise noisy. Attention to detail in this home would've gotten an excellent review from me.

Thank you for staying with us and for your feedback. The house has all the basic ktichen items and is primarely set up for vacationers staying a few days to 2 weeks. We did supply with almost everything you asked for you were staying for 3 months, but some items really were you personal preference . We have had snowbirds renting the home for many years and if there was something they particularly wanted for their needs they would just get it and than take back home or even leave at the property. We did repair the outside lights, sometime if not an emergency it might take a few days as we need to schedule with a contractor. These are privately owned vacation homes and we are always open to feedback on how we can improve our guests stay. Sincerely Florida-Holiday-Homes

Great First Family Vacation

Amazing property. We loved it. Lots of room for our family of 5…with some to spare. Pool was so amazing we didn’t even use the community amenities. Management was great to answer my questions. Can’t wait to go back.

We had a very nice time. The home was very clean and had the essentials needed. Close to everything as well, like restaurants, walmart and the parks. Only used the dishwasher once and it seemed clogged. Very nice home though.

Love the private feeling of this location

Very much enjoyed the house and pool. Clean, comfortable and nicely done. View of pool with woods backdrop was unique and serene. Young man at gate upon our arrival 20 minutes early could use a bit of customer service coaching.

We were 7 people and stay for 8 days in the house. The pool was clean and the outdoor area was clean and nice. The house needs minor repairs inside. The door to the pool deck is very hard to close and that Door lock is damaged. The outdoor area (I think of the air conditioning) in front of the window of the second master bedroom is very noisy at night. In the bathroom of the master bedroom, the washbasin is badly rusted. The dishwasher is very noisy and can not be used at night. In the mattresses, the springs were clearly felt. Wir waren 7 Personen und waren für 8 Tage in dem Haus. Der Pool war sauber und der Außenbereich war sauber und schön. Das Haus braucht im Inneren kleinere Reparaturen. Die Tür zum Pooldeck ist sehr schwer zu schließen und das Türschloss ist beschädigt. Auch die Außenanlage (ich denke die Klimaanlage) vor dem Fenster des zweiten Hauptschlafzimmers ist nachts sehr laut. Im Badezimmer des Hauptschlafzimmers ist der Waschtisch stark verrostet. Die Spülmaschine ist sehr laut und kann nachts nicht benutzt werden. Bei den Matratzen waren die Federn deutlich zu spüren.

The Main Master Bedroom has now a new mattress as had the second Master bedroom already. As for the dishwasher and AC that is the first time we have a negative feedback and will look into it to see if there is anything that can be done to lower the noise level if necessary. Nice home , nice sofas sets

The house was nice , love the tile in the main area, the only thing I wasn’t happy with is the patio door was really hard to open and close , all the bed we’re uncomfortable except for the queen room , the rest were in need of replacement , I would stay at the house again if it had new beds.

My vacation at Lake Berkley was very nice!

We recently rented this home and we really enjoyed our stay. Everything that was needed was there and the home was very clean and maintained. I will surely be back and I hope this home will still be available for our next trip.

Very nice, clean property

My family and I enjoyed our stay at the home. It was very peaceful and the house was decorated/furnished nicely. It was about 20 min to Disney so not too far. There were plenty of restaurants nearby. I would have given 5 stars but the pool was dirty and not functioning when we got there. We had to call the property manager a couple of times and finally had an operating pump in the pool by the middle of the vacation. Otherwise, it was a nice, enjoyable stay. Also, there was some wear and tear but nothing terrible(broken blinds, frayed pillows/blankets, sagging mattresses need updating). And, the trash cans were almost full outside. But again..not deal breaker.

Excellent Location, poor house

We stayed on the property for two weeks. We loved Lake Berkley and the area but the house did not meet our expectations. Overall the size of the house was perfect but we did not find the house was clean and the supplies in the house were old and very used. The carpets were very dirty (I had to walk around with socks on), it was very dusty and dirty in corners and along the walls. My daughter dropped a toy behind the couch and when we pulled out the couch there was moldy food under it. She also dropped a toy between the bed and wall and I ended up throwing it out because it was covered in dust. The toilet paper holders were all broken and one was even tapped back together, half of the lights didn't work. There were 6 of us staying there and there were only 5 towels and 2 facecloths. When I called they did drop off two more towels but I ended up having to purchase more towels and facecloths. We stayed at other houses in Lake Berkley before that were much more cleaner and visitor friendly then this one. All the kitchen/cooking supplies are very old and very used. The house has great potential, it just needs to be kept up more. Upon arrival the recycling bin was full of things that were not recyclable. When we called about it we were told "just don't recycle." We also called about the lights but nothing was done about that, took two days for someone to answer the phone. Not the service or house I expected for that price.

Dear Anonymous, Thank you very much for your feedback, which we always take very seriously and we are sorry to hear that the cleaning was not up to standard and will definitely look into this. The homes are professionally cleaned after each guests stay and Deep Cleaned at least twice a year which is already scheduled. As for the towels, we dropped new towels of right away after you let us know that there were not enough, we counted more than 5 towels at the house and did drop off 6 more, not 2! As per the information provided on our website, we do not provide wash cloth, due to Hygienic reasons. In regards to the Trash Removal, this is handled by the Resort and bins are only picked up once a week, one day for regular trash and one day for recycling, so you will always find at least one of the bins with trash and there is nothing we can do about. Unfortunately not all guests due respect the rules in regards to recycling. we explained all this to you and asked that you wait to recycle once the bin had been emptied, which was the next day. If you call us and we do not answer the phone, we are helping another guest, just always leave a brief message and we will make sure to get back to you as soon as possible, it there is no message we do not know that you called. Nice gated community

Nice home no more than 20 min from any of the attractions. It had plenty of large dry towel but only 2 wash towel. We had to go to Walmart (right up the street :-) )to get some. There was 9 in our party and a baby. House was large so we weren't on top of each other. We enjoyed the pool and our stay.

A really nice house in Orlando!

My family and I (8 people in total) had the time of our lives in this house in Orlando! The house is great: very clean, spacious, nicely decorated and had everything we needed for our 10-day-vacation! The resort is very safe and quiet, charming and well located! We decided to cook some days and more cooking pans would have helped, but this is just a minor point we have easily managed to cope with! Besides, Michaela was always very quick and helpful to answer our requests. I do recommend this place!

Great week, perfect stay

Our family spent a wonderful week at this property in September 2014. The house was in great condition, very clean and in a perfect location for us (45 minutes to Legoland, 15 minutes to Seaworld, 25 minutes to Disney), Walmart around the corner. We did enjoy the large kitchen, and especially the pool - great to cool down after a day spent in the heat at the parks. Michaela was a great host. She was very accommodating with my request to change the booking dates due to a family emergency, and I'd like to thank her again for this. We'll definitely book this Lake Berkley property again in the future.
