Une superbe villa plus grande que la moyenne de 4 chambres et 3 salles de bains qui a fait l'objet d'une rénovation majeure en 2018

Il y a 2 salons avec beaucoup de sièges confortables. Les deux chambres disposent d'une télévision grand écran, idéal pour quand les adultes veulent regarder le dernier programme de sport tandis que les enfants apprécient le dernier film de Disney. Netflix abonnement est également inclus en vous donnant un choix encore plus large de programmes de télévision.

La salle à manger a une grande table, formelle que les sièges 8 pour le dîner.

La cuisine a de nouveaux appareils, des comptoirs en granit, beaucoup de vaisselle et de l'espace, même pour le plus accompli de grands chefs. Il ya un grand bar de petit-déjeuner dans la cuisine pour un repas décontracté.

La chambre principale dispose d'un lit, de salle de bains king-size et 40 "TV. La deuxième chambre a un lit queen size, salle de bains et la télévision. La troisième chambre a un lit queen size. La quatrième chambre est un jumeau avec de beaux personnages de dessins animés peints à la main sur les murs.

Il ya aussi une buanderie avec lave-linge et sèche-linge.

Notre villa a sa propre salle de jeux avec un baby-foot.

Dehors, nous avons une piscine privée avec des chaises et des chaises longues pour votre usage. Il est aussi un barbecue à gaz.

Notre équipe de gestion locale est toujours disponible pour vous aider avec tous les besoins que vous pourriez avoir.
La chaleur de la piscine, si nécessaire, est de 16 $ par nuit, payable séparément.

Excellent Stay

We thoroughly enjoyed this stay! The home was beautiful, the pool was perfect and the gated community felt safe. We were 20 minutes from the theme parks which was perfect. We would definitely stay here again!

Family Getaway 2021

We loved the private pool and relaxing space. Lots of room for our family. It was also close to anything and everything we wanted to do. It was perfect for our much needed relaxing vacation.

Beautiful place to stay

Very beautiful home

The house was very nice, The disney parks were so close to the house which was great we didn't have to drive that much. My kids were so happy to be there.

Amazing home in Lake Berkley Resort - large, clean, cozy and secure!

My wife and three kids spent a week at this amazing home located in Lake Berkley resort. What a lovely, cozy clean home located just minutes from the 192 and 20-30 minutes from Disney, Universal, Celebration, Disney Springs and many other amenities.The kids loved the private pool just outside the living room door. They also loved having their own rooms to retreat to. We enjoyed a number of family meals in the eat in kitchen. The community private pool was great too, including hot tub, large heated pool and heated splash pad. I can't say enough about this villa, we'll definitly be back. Just a great home away from home.

They only issue was the pool was dirty upon arrival.

There is a tree on the corner of the property and it was dropping pollen on the lanai. The pollen ultimately fell into the pool. We contacted the property management company and they indicated that pool service was not their responsibility. The owners were contacted and quickly resolved the issue with the management company. We feel that the problem rests with a lazy pool. Service. Other than that, we are looking to rent the home again when the Corona issue is resolved.

Dear Mark and family many thanks for your 5 Star review and also your reservation for next year. We are sorry about the pollen issue, it only happens for a 4/5 weeks each year in March. However we have arranged to have the tree pruned so next year it will be less of an issue. The pool is cleaned weekly, but during the "pollen season" then it will be cleaned again if the guest reports the issue. We are pleased you enjoyed your stay. stephen and johanna vipvilla

Lovely property... communication could be better

This is a lovely property. Beds are new, everything clean. Pool, however, does suffer from the beautiful tree which is outside the lanai. The tree provides wonderful shade, but also sheds terribly. Nothing that the provided skimmer couldn't help, but it is an issue. Also, there needs to be better communication between booking agent and management company. It took us two and a half days to figure out the combination to the grill, which we did not have to rent, though the management company thought we did. That was really too bad. It was one of the main reasons we stayed there. A reminder, there is nothing provided, except a small bar of soap, a small package of dishwasher detergent, and a small package of laundry soap. No personal washcloths, no beach towels, no dish soap, no shampoo. No paper towels, not even salt and pepper. Bring your own! We would stay again.

Hi Elizabeth many thanks for your feedback. We have asked the landscapers to see if the tree can be pruned to prevent the pollen dropping onto the pool. Fortunately it only happens for a few weeks each year. Sincere apologies on the BBQ confusion. We had e mailed our normal contact at the Mgt Co to arrange the BBQ, but they were on holiday, so there was a delay it getting that resolved for you. And finally yes in these Covid times we cannot provide anything that is personal use. However there should be beach towels, I will get the Mgt Co. to check that (or if you had called them they would have replaced them if missing). Very nice place to stay

It was a very warm and welcoming place to stay. It had everything onsite. We ran out of toilet paper, we wished they had additional rolls besides the one on use. But, everything else was great, we enjoyed our stay very much. Thank you!

Na descrição fala que tem sala de jogos mas ao chegar no ambiente não tem atração alguma que esteja funcionando. Tem uma mesa de Totó mas não tem bolinhas. Um vídeo game sem manete. Mas a estadia e ótima se for com maiores. Ótima localização. Muito espaço e a área da piscina é bem confortável

We have translated the guest comments below and as you can see they had a great time but the pool table balls were missing. The guest did not report this to our Management Company, had they done so they would have been replaced same day (and were replaced when we received this review). Home away from home

After a long road trip to Florida, it was so nice to have such an easy check in. We entered the house pretty quickly and we're greeted by a clean and spacious space. The kids loved running into and discovering all the rooms. We had a comfortable stay. Would definitely recommend.

Spacious and well appointed house

We were very happy with the space and cleanliness of the house. So glad we paid to heat the pool because it was so warm and perfect for swimming despite a cold snap Florida experienced for a couple days. The kitchen and dining rooms are big and perfect for large families and groups. The location was close to many nearby attractions. The management company was responsive and made our stay very pleasant. Highly recommend this house!

Was very disappointed that the grill wasn’t useable. We love to grill and be outdoors! This was very important to us. Could really use a lot more space for trash, and recycles. Maybe let guests know where a dumpster is located. We wouldn’t minded getting rid of it. Besides that, it was a great stay. Don’t think I would recommend though.

Hi Lois I am sorry the grill was not clean when you arrived, there is a notice on the grill to say this is the resposibility of departing guests and it is unfortunate that they did not clean it when they left. It normally just takes 2/3 minutes to clean the grill by hand, or put the grill plates in the dishwasher. The local County allocate just one recycle bin and one trash bin per villa. They get emptied twice a week and this has never been a problem in the past. There is a note in the villa Welcome Pack to say where the dumpster is, and gate security people would also be able to advise. From speaking to you I know that you did emjoy the villa, it's location and the villa pool. I hope we can rent to you again in one of our villas where we have many 5 Star reciews. Overall very pleased!

Great home and location. Quite neighborhood and central to everything. The only recommendations I have is: that The movie room, which we loved, has a fold out bed that needs attention. There were multiple stains on it that frankly looked somewhat disgusting. The game room is in the garage which has no air conditioning. Just too plain hot to use. The grill seriously needed to be cleaned. I couldn't find any cleaning instruments and I wasn't going to buy any so we didn't use grill. For us, these were very minimal issues, but easy things to address. Very likely that we will book this unit again.

We will certainly have the Managemnt Company clean the pull out (and replace if necessary, had you called them about this it would have been dome immediately. The vasy majority of villas with games room do have them located in the converted garage where there is no air con. It is normally only a problem with the heat on very hot days, which you did experience. I am sorry the grill was not clean when you arrived, there is a notice on the grill to say this is the resposibility of departing guests and it is unfortunate that they did not clean it when they left. Excellent Villa at 1062 Lake Berkley

The Villa was very clean and had everything we needed. Loved the private pool. Would definitely recommend and hope to be back. Thank you Stephen and Joanna for your hospitality.

The house was very comfortable, enjoyed the private pool, although the deck was rather small.

We encountered a few minor issues, did not get the impression that the maintenance company was able to resolve issues in their own.

Hi Lyne and family we are glad you enjoyed your holiday at the villa. We are very sorry about the issues with the pool you encountered. As you now know the pool filter had become blocked and needed replacing. I agee the managemnet company should have responded quicker and in less than 24 hours (and not 2 days to get the filter replaced). We have spoken to the Mgt Co. and they have assured us this will not happend again. I hope we can rent to you in the furure. stephen and johanna vipvilla

Don't hesitate to rent this house

Everything you will ever need is in this house. Wonderful private pool area. This is my second time renting and if I go back I will definitely rent again. Thanks for another great vacation!!!

Just Like Home!

This home will not disappoint you. This was our second time staying there and we plan to book it again. It has everything you will need and is close to all attractions, shopping and restaurants. The owners are great to deal with as well.

Needs tender love and care

This house does not match the regular US standards. Mattresses urgently need to be renovated, air conditioner does not work in one of the rooms, carpeted floors should be cleaned thouroughly. No amenities or even cleaning products were left, we even had to buy sponges to scrub the pots. There were cameras inside the house, the owner should have told us about this in advance. It desperately needs love and care. We would not recommend it.

Neither we nor our management company had any contact from this guest during their stay so we assumed all was good and we are now a little disappointed that we have received this review. Had our management company received a call then we could have had the air con inspected. The mattresses are in good condition and are only 2 years old. There were a couple of stains on the carpets from recent guests and these have now been professionally cleaned. For health and safety reason we do not leave any sponges/cloths for guests, this is normal practice for hotels and villas etc. Dishwasher liquid and washing up liquid is in one of the cabinets. New bars of soap are always left in the bathrooms. Johanna vipvilla

Wonderful villa, great location

Absolutely fantastic villa, was close enough to drive to the main attractions around Orlando but, far enough away to relax at the end of the day or when we wanted a day off from the parks. The villa was clean on arrival and was well equipped with everything we needed. It had a well laid out open plan ground floor leading onto the pool area which made the evenings even more enjoyable.

Johanna and Stephen are a wife and husband team (pictured above in 2020 on a trip to Sydney, Australia). We have our own villa in Kissimmee and also manage the reservations for 40 other private villa owners near Disney. We have been managing villa reservations for over 10 years. All our calendars are updated daily so if it is showing available then it should be, so please feel free to make an instant booking. We respond to every enquiry we receive, normally within a few hours unless we are having a day out, then it may take upto 12 hours. We ask for your patience, we will respond.

Every villa we manage is fully equipped with everything you will need including air con throughout, private pool, WiFi, fully equipped kitchen, laundry room, bed linens, towels etc. Disney is less 20 minutes away (some villas are 5 minutes away) and Universal 25 minutes.
Pool heat is an optional extra at your chosen villa. Please enquire about the rate.

All the villas have their own private pool, luxury furnishings, lounge with large screen TV, fully air condioned throught, WiFi internet access, fully equipped kitchen, at least one bedroom with ensuite bathroom, washing/drying facilities and free access to all the facilities at the Resort. Please note we have a strict policy of NO SMOKING and NO PETS in every villa (smoking is allowed on the pool deck).

Before your arrival the villa will have a deep clean and full sanitization. You can be rest assured it will be spotlessly clean.

Please be assured the villa you select will be the one that you are renting.

We employ a local management company to take care of each villa and they are available 24/7 to deal with any questions/issues during your visit to the villa.
