VILLA TRAMONTO: (Meaning Sunset Villa in Italian) This gorgeous, Texas Tuscan style house has million dollar views! The home is 2208 sq. ft. with an additional 2000+ sq ft of indoor/outdoor entertaining areas.

LOCATION: Villa Tramonto is a Lake Travis deep-waterfront home in the beautiful Texas Hill Country town of Lago Vista. It is about 35 miles from downtown Austin. With close proximity to the city, you have easy access to award-winning restaurants, local Austin nightlife and music scene as well as wine tasting, antiquing and hiking.

HOME AMENITIES: Professional Grade Kitchen with beautiful granite, stainless steel appliances, professional range with two ovens, stove, griddle, two refrigerators (one in laundry room). The living room has a beautiful rock fireplace with a 100 year old mantle.

INDOOR ENTERTAINING AMENITIES: The living room has a 60 inch TV with Blu-ray player. There are three other 60 inch TV's in the bunk room, sports bar and one by the outdoor kitchen/pool area. Two additional 50 inch TV's are in the master bedrooms. Bedroom #3 has a 40 inch TV and bedroom #4 has a 32 inch TV. You can play Ping Pong, Shuffle Board, Cornball, Darts or Foosball in the downstairs entertaining area with bar.

OUTDOOR ENTERTAINING AMENITIES: Cool off in the infinity edge pool (NOT heated) with sun deck and umbrellas. There is also a lighted fire pit area off to the side. Choose between two outdoor cooking areas. One cooking area is located off of the living room with a 36 inch propane gas grill. The other cooking area is located downstairs and is an outdoor kitchen with a 42 inch propane gas grill, sink, power burner and a sit/stand bar. Relax outside with plentiful seating with cushioned couches, chairs, lounges and large table.

THE WATER: This area of Lake Travis is great for all water sports. Having your own personal dock makes it easy to enjoy the lake while staying at the home. There is a gentle slope 6 foot wide sidewalk down to the boat dock. Boat lift will accommodate a 24 foot boat (up to 5,000 lbs). Dock will also accommodate a 30 foot boat as a side tie up. Allocation for 2 jet-skis as well. The covered boat slip is available upon request. A table with chairs on the boat dock is provided for your enjoyment.

ACCOMMODATIONS: There are 11 beds that will accommodate 16 people (12 adults (>21 y.o. max). There are two master bedrooms with king beds. Bedroom #3 has a king bed. Bedroom #4 has two twin bunk beds. The bunk room has one queen/queen bunk bed, two twin/twin beds. The entrance is from outside; there is no interior entrance. There are 4 bathrooms, one attached to the bunk room.

LOCATION: This home is located in Lago Vista, which is surrounded by beautiful Texas Hill Country, 38 miles from Austin's downtown 6th Street, 53.5 miles from the Formula 1 Race Track in Elroy, and 47 miles from the Austin Bergstrom International Airport. Visit the Flat Creek Winery Estate for lunch or wine tasting then continue to Marble Falls for a fun day of hiking and exploring and looking for antiques.

SETTING: This home has a very quiet and scenic setting on Lake Travis. The large deck looks out on the high cliffs of Paleface Park (also called Pace Bend Park). With no home or campers on the opposite side of the lake, sitting on the deck watching the sunset over the cliffs is breathtaking.

WATERFRONT: Located at the 27-mile marker on Lake Travis in VERY deep water, Villa Tramonto is a great location for all types of water sports. Even during the 2013 drought, the boat dock remained floating in very deep water. A local boat company will deliver a boat of other watercraft to the dock. The dock is accessed via a long metal stairs to the water, the length of the stairs depending on the water level.

BOAT DOCK: The boat dock is a single covered slip that will accommodate up to a 23' direct drive boat and two personal watercraft. The boat dock's electric lift will accommodate a direct drive or a V-Drive boat. Bring your poles, the fishing is great right off the dock!

Please be aware that when you make a booking, you are booking through VRBO and paying VRBO a service fee. The amount of the service fee is included in the quote VRBO gives you. That amount is not a credit card fee nor is it a fee the homeowner charges. VRBO will also collect the State of Texas Hotel/Occupancy Tax and pay it directly to the State Comptroller as well as City of Lago Vista Hotel/Occupancy Tax. The City of Lago Vista Tax is the exact same dollar amount as the State of Texas Tax. These amounts are calculated by adding the rental amount plus the cleaning fee multiplied by .06 (6%).

It is part of our procedure to have a signed lease agreement. As soon as you make the reservation request, I will send you the information needed to write a lease agreement. Sometimes our emails go into spam/junk folders so if you do not see it shortly after you make the request, please check your spam/junk folder. Please return this information as soon as it is convenient and no later than 24 hours after the request. After you receive the lease agreement, you must return it signed within a week of receiving it. If you do not return it, this may be treated as a cancellation and the cancellation rules will apply. The lease agreement is emailed either the same day or the next morning at the latest. If you do not see it, it is your responsibility to let us know.

RENTAL POLICY
**No weddings allowed. No groups over 12 ADULTS (>21 y.o.) INCLUDING any daytime visitors not spending the night. No groups where most or everyone is under the age of 35. Any group of ALL ADULTS cannot exceed 12 people. No loud drinking parties such as bachelor or bachelorette parties. All guests must contact the owner prior to booking this property. No day events that include more than 16 people--this includes all guests whether or not they are spending the night. **
