This new home built in 2023 is centrally located in the PGA West Signature Community and close to the Music Festival grounds, Empire polo grounds and Indian Wells Tennis Gardens. 3 Bedrooms with a bonus loft. Bonus loft has a pull out queen sofa bed for your convenience. BBQ Grill, Foosball table, Fire pit table, Close to clubhouse, Pool and fitness center.
This entire house is 3 bedrooms with a bonus loft with pull out queen bed in bonus loft for extra flexibility. Sleeps 8 People.
You have access to the Signature Clubhouse with fitness center, swimming pool and hot tub.

PGA West Signature is a private gated secure community with clubhouse, fitness center, swimming pool and hot tub. Within walking distant to the Stadium Course clubhouse and Ernies Restaurant.
PGA West is a very walking and biking friendly community, or take an Uber to Old Town.

Additional Rules
Renters are advised that the following rules will be strictly enforced and fines will be charged without exception.
Age: Renters must be 21 years old or older.
Unit capacity: This unit is licensed for 6 overnight guest maximum and 8 guests during the day hours. So not violate the unit maximum policy, The City of La Quinta sets these rules and they do enforce them and issue fines. Building Residents see who comes and goes and are aware of a unit has too many people.
Noise Disturbance: The City of La Quinta allows citizens to call a 24 hour short term rental hotline to report noise violations and other disturbances outlined here and in the house manual. The City fines range from $500-$5000.
Fines: Failure to comply with house rules may result in fines and or expulsion from the property immediately. If a fine is issued they range from $500 to $5000 per violation. The Renter WILL BE RESPONSIBLE FOR ANY AND ALL FINES!
Quiet Hours: 10pm to 7am: Please be aware of your noise after these hours. A electronic decible noise monitor is installed in each rental unit. Tampering with the noise monitor will incur and automatic $500 fine.
*Any continuous noise above 85 decibels will alert the property manager. If you violate the noise policies you may be required to leave the premises immediately and you will be responsible for any noise or disturbance fines outlined above.
Do not loiter in the parking lot and talk or play music late at night. This will also generate a noise ordinance fine.
Music: No sound amplified devices (including powered speakers, radios, karaoke machines etc.) or musical instruments that could be heard outside your rental unit. Please keep music to an acceptable level within the rental unit.
The Unit is governs by the PGA West Home Owners Association rules and bylaws and the City of La Quinta regulations so please be responsible.
Smoking, Vaping or Chewing Tobacco are strictly prohibited in or around the condo unit. Any violation will result in a fine and additional cleaning fees. No smoking i patios or working 50 feet of the building. Smoking is allowed in designated areas only and please do not leave discarded cigarette butts in our lawn or landscaping areas. Properly dispose of your trash. VIOLATIONS WILL BE THE RESPONSIBILITY OF THE RENTER.
On-site Parking: There is free on-site parking for 2 vehicles. No semi trucks, buses trailers or RVs allowed.
Pets: Pets are allowed with a deposit and additional cleaning fee so our unit remains clean for non pet owners. Please pick up your pet waste and do not let pets go to the bathroom on walkways or in the landscaping.
Please use common sense and donât break the rules. We do not want to bother our renter but we will and we are required to maintain a orderly rental.
No Parties, this unit is not large enough.
Pool Hours: 7am- 10pm. There is a pool key to open the gate. Pool towels are in the unit closet. If you lose the pool key there is a $150 replacement fee. So not party by the pool after hours this will obviously incur a noise violation fine.
Additional Fees: The City of La Quinta and other cityâs in the area impose a 11% TOT ( Transient Occupancy Tax ) and this tax is in addition to sales tax, booking and cleaning fees.
Now that we have the rules set, please have a great time in La Quinta and the surrounding area. This area is rich with history and fun activities.
