⭐ BUILDING CONSTRUCTION NOTICE ⭐
Restoration work on Luau Tower 1 is currently scheduled from April 1, 2025 through the end of 2025. During this time, guests may experience construction noise, the presence of heavy equipment, limited or inaccessible balcony access, and possibly covered or obstructed windows. A construction discount has already been applied during this period, so no additional discounts will be offered after booking or at check-in. This is a great opportunity to enjoy a beautiful getaway at a reduced rate while the building improvements are underway. Project dates are subject to change due to weather or other unforeseen delays. GUEST ACCESS
⭐ You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.
STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.
WASHER AND DRYER
⭐ Enjoy the convenience of a full-size LG washer and dryer located right inside the unit, perfect for keeping beach towels fresh and clothes clean throughout your stay
GOLF CART
⭐ This condo does not include a golf cart. Please note that outside golf cart or scooter rentals are not permitted within the Sandestin® Golf and Beach Resort. The only golf carts allowed on property are those that are registered to a specific property and provided directly by the owner. This policy is strictly enforced by resort security.
TRAM SERVICE
⭐ Enjoy complimentary tram service during your stay! The Sandollar Tram runs throughout the resort, providing convenient transportation to the beach and popular spots on the bayside, including The Village of Baytowne Wharf!
Wi-Fi
⭐ Our property offers free Wi-Fi, and the details can be found in the property binder located in the kitchen/living room area or in the digital property guidebook. While we strive to provide a reliable connection, please note that Wi-Fi signal strength may vary, especially during peak season due to high demand in the area. If you require high-speed internet, we recommend bringing a personal hotspot device. Please remember to bring your streaming service passwords and log out when you leave.
PARKING
⭐ Upon arrival, you will pick up parking passes from the guard gate. There is no additional cost associated with the parking passes. Parking is available in the covered garage but please note it is first come, first serve.
BEACH SERVICE
⭐ Beach service is not included with our condo but you are welcome to rent a beach chair set up through Sandestin Beach Service. The rental hut on the beach is open daily from 9am - 5pm (seasonally, weather permitting).
POOLS/HOT TUB
⭐ The Luau community offers you access to a 4000 square-foot lagoon-style pool with a swim-under waterfall, a kiddie pool, and a hot tub. Please read and follow the Safety Precautions posted near the amenity. Use the amenities at your own risk.
SECURITY
⭐ Our property currently does NOT have an entry camera, but the resort does have cameras and patrol security. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.
PETS
⭐ Absolutely NO PETS. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.
HOME AWAY FROM HOME
⭐ Because this is our “home-away-from-home,” we furnish it as we would our home (because it is). Additional amenities include free, secure WIFI; Smart TVs with cable in every bedroom and living room; full-size washer & dryer; a fully-stocked kitchen with everything for gourmet cooks, dishes, silverware, and glassware, serving dishes, pots and pans, casserole and baking dishes, blender, crock pot, and more. The Fire Extinguisher is located under the kitchen sink.
BOOKING
⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed. Please note that this is not a "party unit" and is limited to eight overnight guests. Pets, partying, and smoking are not allowed. This is a second home, so please treat it as such.
CHECK-IN/CHECK-OUT
⭐ Check-in any time after 4 p.m. CST. Check-out is any time before 10 a.m. CST.
EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 p.m. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.
SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.
REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.
Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!

FOREVER VACATION RENTALS
Shannon and I moved from St. Louis, MO, to Destin, FL, in the Summer of 2011. I have over 20 years in the Property Management field, including Vacation Rentals, Multi-Family, and Senior Living. I am also a Realtor with Worth Clark Realty. Shannon is our “go-to guy” and always goes above and beyond. He handles most operations, including Inspecting and Scheduling Turns, Owners' Statements, and Accounting, and helps oversee our Housekeeping Department. You will find that we are passionate and very hands-on. Not only are we available to our Homeowners at all times, but we are also available to our guests.
God has blessed us with our two children, Riley (18 y/o) and Jax (8 y/o). Our hearts and home are also filled with our fur babies! We support our local animal shelters and rescues.
We look forward to our Friday night movies at home with our children, fishing (although we aren't any good at it – haha), church, and Sunday football. We are very family oriented and find that most homeowners become like family to us.
In the Spring of 2016, we expanded our business by hiring Debbie. She is my amazing mom! When it came time to hire someone, it only made sense to bring her on board! You honestly can't find a more caring, loyal, and trustworthy person! Debbie handles all of our reservations and during the summer months, she helps with our inspections. If you ever want to hear a friendly voice and be uplifted, call her!
We can't forget about the rest of our team! EVERY. SINGLE. PERSON. on our team is important to our success. Our goal is to hire folks with passion, enthusiasm, and motivation to win! I am also a Realtor with Worth Clark Realty. Shannon is our “go-to guy” and always goes above and beyond. He handles most operations, including Inspecting and Scheduling Turns, Owners' Statements, and Accounting, and helps oversee our Housekeeping Department. You will find that we are passionate and very hands-on. Not only are we available to our Homeowners at all times, but we are also available to our guests.
God has blessed us with our two children, Riley (18 y/o) and Jax (8 y/o). Our hearts and home are also filled with our fur babies! We support our local animal shelters and rescues.
We look forward to our Friday night movies at home with our children, fishing (although we aren't any good at it – haha), church, and Sunday football. We are very family oriented and find that most homeowners become like family to us.
In the Spring of 2016, we expanded our business by hiring Debbie. She is my amazing mom! When it came time to hire someone, it only made sense to bring her on board! You honestly can't find a more caring, loyal, and trustworthy person! Debbie handles all of our reservations and during the summer months, she helps with our inspections. If you ever want to hear a friendly voice and be uplifted, call her!
