Almost all that was said is accurate, except for the dampness in the lower level. We have never had a complaint about dampness in the lower level in the 18 years we have rented the property. I stayed there for a week only two weeks prior to the traveler. There was no dampness problem. There were no complaints from the traveler during their stay. Only after their stay did they complain and request money back. Previous to renting the property, they had asked for a discount. My cleaner/inspector said that the condensate was flowing like a garden hose out of the AC evaporator discharge hose. This has never happened. On a central AC unit the moisture is taken out of the air. Once the air is cool and dry, condensate rarely comes out of the discharge hose. I confronted the tenant, saying that they ran the AC with the windows open. That would cause such a condition as well as coldness and dampness on the lower level, as it is a one zone AC unit with the thermostat upstairs. The tenant denied having any windows open. But my cleaner/inspector said that the large vertical Anderson window in one of the downstairs windows was wide open and difficult to close, but she got it closed. Additionally, i had repaired some door shelves on the refrigerator before the tenant arrived. The tenant complained that the shelves were broken. I wonder how that happened. I am sorry that the subsequent tenants will have to deal with that damage. Additionally, clothing should be dried on a line or in a dryer. I certainly hope that the tenants did not lay their swimsuits on our coal stove, causing it to rust.

The furniture is mostly Basset furniture. To tell me of a couple of light bulbs out after your stay helps others. Had you reported them at the beginning of your stay I may have been able to get someone out there to change them. The thermostat for the AC is upstairs. If you do not crank up the cold upstairs or close the vents downstairs the downstairs will not get cold and damp. To call the downstairs (3 bedrooms , a bathroom, a living room with a fireplace) the basement is an insult. I spoke with the housekeeper about the couch . She completely disagreed with your statement Best wishes on finding a comparable property next year.

Yes our house has the protection of a cove location, but with wide water views. The price is very low , as it has not been adjusted for years. That being said, it is obvious that the tenant has much different taste in furnishings . The upstairs furniture is Basset Mission Style made in Basset VA, not China. It is high end quality with tongue in groove drawers for the bedroom chests. Yes, the TVs upstairs are tube type, but have excellent pictures and offer Direct TV programming. The kitchen refrigerator and dishwasher are actually quite new. All appliances are in excellent condition and do what they are made to do. As for "chipped up Shower" I do not have a clue of what the tenant is talking about. Both upstairs and downstairs showers are single piece fiberglass. I do not see what could possibly chip. The sliding glass door were in perfect condition last time I looked. The house is thoroughly cleaned each week. I have never had a complaint about a musty lower level, but perhaps the tenant has a heightened sensitivity to imperceptible odors. It is a good thing there was plenty of usable space upstairs. We are very proud of our lakefront house. We enjoy the views from the deck, the screened in porch, the living room, the dining area, the master bedroom and the lower level porch., We enjoy the protected swimming area, the easy lake access, the fully equipped kitchen, the comfortable furnishings and all the other amenities. It is a comfortable classic lakefront home, clean and well maintained.

The review is inaccurate about our interactions. I was informed of a small leak while running the dishwasher. Of course, it was corrected (hopefully) during the turnover on the next Saturday. I was never informed that they were not getting enough hot water, only a question asking if both elements should be on at the same time. I believe not. One is a heating element the other is a temperature maintenance element. They should not be both be on at the same time. I was unaware that light bulbs needed to be changed. That should have been corrected on the Saturday turnover. Most of all, I did do everything possible to help them with the WiFi. I went on the Viasat website, found that the Internet was working./, looked through the trouble shooting section and assured them that they did have connectivity as they said that they had 2 blue lights. Tenants previous and tenants after did not have a problem with the Internet. Data usage APP showed that the subsequent tenants were using data. Because of COVID the governor of NJ restricted residents from leaving the state. This was lifted last Summer. After that I had bilateral shoulder surgery And was disabled for over 8 months I would normally pressure wash the dock and deck in Spring but that was not done for 2 years. Sorry about that. I appreciate input from tenants so that I can fix the problem. I always respond to the tenants call. To say that I am unresponsive is untrue. I am working now but I hope to use some vacation time to correct the issues in the Spring that cannot be addressed now. I believe that these customers, wherever they go next year will encounter much worse for much more money

REALLY -- ARE YOU KIDDING? I was at my house doing a second Spring Cleaning fromJune 20 to July3. At that time,I cleaned everything. Ther was no mouse poop, spiders, or bugs in the house. A storm had damaged what Tyler calls the back side of the house. I informed Tyler of that damage before their stay and Tyler said that was ok . They stayed at 3 places on the lake this year and wanted anotgher one. Tyler checked in on Wednesday, July 16th.The reason that my cleaner of 30 years, Debbie was still there is that she takes care of her father, got a late start, and stayed until the house was clean from the previous guest. I heard nothing from Tyler until the afternoon of July 21st. I got emails, phone calls . I thought that it was an emergency. Maybe the house burned down. Excited to find out the problem and resolve it if I could,I reached out to Tyler. Tyler had been there 5 of the 7 day rental. Tyler wanted to show me pictures of the mouse poop that they had found and "discuss the issues". I realized where this was going and said that I didn't want to see the photoshoot. Tyler insisted. I said no. I do not think that that is combative. I did not call Tyler a liar. But now I am going to. There is no mold in the house. The 1 year old heat pump system takes moisture out of the air, as air conditioning should. Unfortunately, it is only a one zone system. If the thermostst upstairs is set too low it gets very cold downstairs. The filters are changed regularly.

Thank you. I love being in a cove with a view but little traffic. Yes, sorry we do not do sheets and towels. I think that Debbie could do it in the allotted time, but she does a lot and that would stress her out and I do not want her to be unhappy. She is a cleaner that inspects and does minor repairs, saving the tenants money and me stress. I do not want to overwork Debbie.
