Thank you for your thorough and honest review. I enjoyed hosting you and your family. I am saddened by the fact that you did not feel that your stay at my property was a 10 out of 10 experience, especially given the fact that you did not address any of these issues with me prior to or during your stay. I take pride in working with my guests to ensure that they have a wonderful time at my property and I would have been more than happy to try and accommodate you in any way possible, had these issues been brought to my attention sooner. I would like to address some of the points that you brought up in your review so that future guests have clarity when deciding whether or not to book this property and I would also encourage future guests to look at my other guest reviews on this property in order to understand that a 6/10 rating is very much the exception and not the norm for guest experiences here. When it comes to pricing for this property, I do my best to competitively price it with other properties in the area of the same size and style. Although this may have been one of the more expensive stays during this guests trip to New England, it is very much in line with the prices of other short-term rentals and hotels in and around Newport for this time of year. As the title states, this property is 3 miles from Newport’s famous beaches. July is the busiest time of year in Newport and depending on time of day and day of the week, it may take up to 15 minutes with traffic to get to the beach. Also, it is communicated to all guests 10 days before their arrival that beach amenities are not provided at this property, shampoo and conditioner is provided at this property, but body wash/soap is not and there is no waterline to the refrigerator’s water dispenser or ice dispenser. This is communicated to all guests a full 10 days in advance so that they are aware and can plan accordingly. I used to provide beach amenities, but unfortunately they were quickly tattered, ruined or stolen by my guests, and therefore this is not something that I provide anymore. As far as furniture comfort goes, I took great care when choosing the furniture in this property to make sure that it was as comfortable as possible and I would again encourage guests to take a quick scroll through prior reviews of this property and understand that furniture comfort is based heavily on personal preference. Finally, my checkout instructions make no mention whatsoever of needing to wipe down the counters and this has never been an expectation of mine. I simply ask that all used linens are stripped off the bed and that all trash bags are placed in the appropriate trash cans outside of the property. My wonderful cleaners will take care of the rest. This is a house in a residential neighborhood and has trash day once a week. If you happen to be staying at the property on the day that the trash is picked up, I do kindly request that you move the trash cans off the street back to the side of the house, as it is against town rules to leave trash cans in the street for more than one day. Again, as my previous reviews show, I take great pride in giving all of my guests as wonderful of an experience as possible when they are staying in my property. I am more than happy to work with guests who communicate with me on any and all issues that arise prior to or during their stay to the best of my ability. Thank you!

To any potential future guests, I would just like to point out that the interior of this house was completely renovated three years ago and all photos have been taken within the last two years. It is my sincere belief that all pictures give a very accurate depiction of the house. Secondly, this house sits on a road that connects to a main road and while traffic passing by can be a little heavier than a private neighborhood, the amount of cars passing by is usually very light and the house itself is very quiet. Thank you!
