County Rules
Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.
Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement.
Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.
Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.
Winter Driving
Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Make sure the chains are the proper size for your tires and are in working order. You may find valuable winter driving tips from the CHP website.
Summer Patio Furniture
Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.
Be Bear Aware
Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.
Office Holiday Hours
The TLUXP office is closed on New Yearâs Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.
It is true what they say: "The west shore is the best shore," and Bearadise Cabin proves this timeless quote. With an ideal location in the heart of Tahoe City, you are perfectly situated to enjoy both the west shores' best beaches or the neighborhood's homeowner association's beach and shared pier. Fun abounds in a plethora of ways at Bearadise Cabin. Leave your Tesla charging in the garage and venture onto the paved bike path heading towards the lovely Truckee River. Walk just a few minutes for incredible pastries and morning coffee at the Tahoe House Bakery & Gourmet. Stroll into Tahoe City in the evening to Commonâs Beach to enjoy talented musicians at the free Sunday concerts on the beach all summer long. As your day winds down, a feeling of comfort emanates as you walk through the doors of Bearadise Cabin. The living room, dining room and kitchen promote unity with a traditional, open floor plan and a back patio invites the gorgeous outdoors inside. A fenced backyard enclosing a spacious deck, hot tub, gas barbecue and lawn area extend the summer evening festivities. In the winter, a wood-burning stove creates a cozy glow, the steam shower in the primary bedroom en suite bath soothes those well used ski muscles and the level entry to the home makes travel to and from smooth. Bearadise Cabin is truly a warm and comfortable luxury home in an ideal location.
