Alii Villas #230 Direct view into Kailua Bay

Fabulous 2nd story condo with an oceanfront view! Located on the desirable Kailua Bay side of Alii Villas Condominiums. Beautifully decorated and well appointed for your comfort while on the Big Island. Fully furnished with everything you need for an relaxing vacation. Parking is located just outside the stairwell. NOTE NO AIRCONDITIONING IN THIS UNIT. Alii Villas is an oceanfront complex located about 1.5 miles south of Kailua Pier in Kona Village. Amenities include solar heated pool, community BBQ and picnic lanai, oceanfront seating for sunset viewing, access to the ocean, and assigned parking.
​​​​​​​For land lovers, Alii Drive is one of Kona's most popular stretches for runners, walkers and bicyclists, and is well-known for being the start of the marathon leg of the Ironman World Championship.
All reservations are required to digitally sign a rental agreement between the person booking and and property manager to be confirmed.
For golfers, the Keauhou Country Club is a 15-min drive to the south and for the anglers, Kona is famous for its world class deep sea fishing. Alii Villas is also a 15 minute drive from the Keauhou Shopping Center, offering several restaurants, cinemas, groceries, drug store, clothing and other shopping. Traveling along the ocean up Alii Drive to the north about 5 minutes is downtown Kailua-Kona with more restaurants & shopping and Kailua Bay.

Paradise!

Lovely place overlooking the ocean! Well equipped. Nice location. Can walk for coffee at green flash in the mornings. Farmers market nearby. Beautiful patio to watch the sunset. Pool was clean and a perfect temperature. The people who lived in the apartments were so friendly!

Lovely sunsets

Great location, overlooking the bay - lovely sunsets. Nice to relax on the nicely furnished lanai on the days it rained. Only downside was lack of A/C on the couple of nights that it got warm for us (plenty of fans though); then it got rather loud with the surf from the open patio door. No worries as they did warn us before we rented. Everything else was great - I'd recommend if you're ok without A/C.

Book it! Terrific!!

The condo was immaculately clean and the host provided appropriate cooking tools for all our needs. The host even provided laundry detergent, first aid kit, and other needed supplies you wouldn't have thought of. The king bed was very comfortable- it is two twins, not a full size king. The lanai was comfortable and furnished beautifully- the view gorgeous. Everything was perfect and I would book again and again. *If you are hot sleeper, no A/C... but plenty of extra fans to place around the condo. Over-all the cleanliness and little thoughtful extras were what will keep this condo booked.

Very nice, updated condo - perfect location!

We had a wonderful five days staying at Janet's Kona condo. The condo is beautifully updated and was very clean upon check-in. There were four of us, and there was plenty of space. We loved having the two full bedrooms and two bathrooms. There was lots of storage space and nearly everything we could need was provided. The balcony overlooking the ocean was our favorite spot, and we spent lots of time out there, and we loved hearing the sound of the ocean each night from the master bedroom. We spent lots of time exploring the island, and felt that this location was perfect. Janet was very easy to get in touch with and always provided an immediate response to any inquiry. We would definitely stay here again when coming back to Kona - everything was perfect!

Thank you for the wonderful review and for taking the time to write it. I am glad the condo was a great location for exploring the island and that you found it roomy and well stocked. I don't like that guests of other condo owners spend their special vacation time and money buying toilet paper and other necessities. So, I try to keep those things stocked. The lanai is where we spend most of our time when we are relaxing there and it sounds like you all used it a lot. The view is truly special. Come visit again. Mahalo and Aloha.

Great accommodations!

We had a great stay at Janet’s place! Loved the lanai and hearing the ocean. It was clean, had comfortable beds, and great beach gear. We left the beautiful tatami doors to the front bedroom open for a more spacious living area. Beware the track for those doors on the floor! We both banged our feet into it and ended up laying some beach towels folded in half lengthwise over it so we would stop hurting ourselves. The pool was also fab and I swam there several times. Janet was extremely responsive and helpful. We used the info from her guest book every day! The location is great in that it’s only a 20 minute walk to downtown Kona, but you’re far enough out that there are alternate routes to avoid when the traffic into town gets backed up. Recommend!

Perfect Crashing Waves Location

This is a perfect location for enjoying KONA while staying away from the touristy area hustle. The flat was clean, well appointed, no bugs and a terrific view. We actually saw dolphins jumping out of the water from the patio. When we were actually at the condo, we spent our wakeing hours entirely on the large patio and didn’t use the living room or TV once. There’s no AC, and it was pretty warm for November (80’s), but we were mostly comfortable with the many fans provided. We never used the south facing 2nd bedroom, but it seemed pretty warm so we kept that door closed. The flat had snorkeling gear, binoculars and beach chairs that we put to good use. The assigned parking spot is directly at the base of stairs to the flat. The location is a 5min drive to the KONA touristy area or a $7 Uber ride if you plan to drink as we did. As with most places in Hawaii, the entire complex is non-smoking. We had a satisfying experience here.

Yes, no ac, but we have found the fans to be a great way to cool the unit and leave the doors and windows open for that wonderful surf sound and clean ocean air. Best location and value

we were in Kona for 4 weeks for ironman, and this is a great location to stay. The accommodation was fantastic for a family of 3 or 4. Everything we needed was there and the local guide the owners had written up was a blessing when it come to visiting places. For anyone doing Ironman the location was perfect, directly inshore from the swim turn buoy, so early morning swims could start from the accom and finish at the pier if you only wanted to do a half swim. Having the ability to cook our own meals was a huge bonus. If I qualify again I will be contacting the owner to see if I can book again. First rate

Great place to stay

We loved our time at this condo and on the island. We loved sitting on the lanai watching the beautiful ocean!! The condo was great for our family! Perfect location. Short walk to a coffee/breakfast place and an easy walk or drive to a huge variety of restaurants and shops.

Amazing stay!

The condo itself is exactly as described. You are right on the water, going to bed with the ocean waves. The best part about this booking was Janet, the property owner. She was unbelievably accommodating, responsive, and reliable. I am so grateful to Janet for being a wonderful VRBO host, making this family trip a success. Great location - beautiful ocean views

So thankful that we were able to stay at this property. We are a family of four with two teenagers. Location was excellent and the condo was spacious. The view from the lanai was spectacular. The condo had everything we needed and more.

Kona trip

Choose the property based on location, price and accommodations we needed. Decor is a bit dated but amenities are everything promised. Cleanliness not up to par - fans and 2nd bedroom was not up to expectations. Had a great week.

We love Kona!!!

We love the location of this property. It is on the ocean and close to everything! There was little or no trades blowing during our stay and without A/C it made it very uncomfortable until early morning. The beach things were very handy once we found them, they were in the 2nd bedroom closet and since we didnt use the room but to store our suit cases...... emailed the property manager and they filled us in right away. We had a great vacation and found out that we REALLY like KONA!!

Family Vacation in Kona

We had such a great stay at Jane's condo in Kona. The 2 bedrooms and 2 bathrooms were the perfect fit for our family! The view was amazing and every night we fell asleep to the sound of the ocean waves. Jane was very communicative and responsive any time we had questions. We so appreciated the extra amenities that came with the condo like beach chairs and umbrellas. We would definitely book this space again!

We’ll Be Back!

Great launchpad for beach time, horseback riding, and exploring Volcanoes. We loved sitting out on the large Lainai each morning and evening. Loved it!

Amazing view and access

We had an amazing time! The condo really has everything you need, coolers, chairs, beach hats, etc...and there is a kind of pay it forward vibe (you can tell some things have been donated by previous guests :)) so we did the same. I was especially excited about the binoculars!..saw dolphins from the lanai 2 mornings of our 7 night stay and rays on another morning. Sunset views were amazing. A short drive to the "touristy" shops and reataurants, I suggest a car or maybe ebike. There is access to tidepools right outaide the gate on the property. Great snorkeling! The ONLY issues we had were as mentioned by another review, 1)the raised track for the door to the master. I found if i moved the recliners forward about a foot it solved the problem of stubbing my toes coming in from the living room slider. And 2)the living room slider was sticky, to be somewhat expected with the moisture and salty air :) (Janet informed me it is being replaced soon). Janet was an awesome host, very communicative and helpful about the condo, property, and suggestions about the area. Thanks again!

Mahalo Cyrillia for the super review. I am glad you enjoyed and used the beach equipment, binoculars, etc. I do try to anticipate guests needs and wants while they are staying. And providing fun guides and information is part of my job as a host. Yes the lanai door is sometimes a bit hard to open. Nice condo!

Our family had an enjoyable stay at the condo. Our boys had their own room and their own bed. The ocean view from the lanai was spectacular. Inside we had plenty of room for our family. We had everything we needed in the kitchen and many mire items that we didn’t expect. We had a great stay.

Perfect Big Island Retreat

Had a great time during our stay. Property was the perfect location for us to base our stay. Easy process from start to finish. Great communication with our host all the way through! Would absolutely stay here again.

Kona Condo

Janet’s condo was great! She was proactive in providing documents ranging from restaurants to shopping, beaches and more. We definitely made use of the cooler and beach chairs during the day and listened to the waves from the balcony at night.

Kona vacation

Everything was great with the condo. There is a neighbor property with pool below balcony with a lot of kids and noise during the day but nothing excessive. Loved the book of activity choices host left. It was extremely helpful. Car is needed with this location as things are pretty spread out.

Wonderful stay right on the water!

We loved this place. Stayed for 11 nights and totally felt like "home" partway into the stay. Amazing view and lanai, comfortable furniture in front room and bedroom, beach equipment... The only negative was the rail for the master bedroom door which is slightly raised. Until we figured out to leave the door halfway closed, we had a tendency to forget it was there and stub our toes/feet on it. Once we half-closed the door it was no problem.

Yes, the beautiful original shoji doors do have a slight uplift in the track that they run on. I've stubbed my toe a few times, too, but happy you figured out a way to keep you from doing that.
