A Beautiful 40 minute drive from the music capital of the world in Austin, Texas, tucked away in a peacefully quiet lakefront community hilltop retreat The property overlooks panoramic winding bends of Lake Travis that offer magnificent sunrises, and a perfect moonlit patio setting to relax after a day on the lake, exploring the surrounding hill country.

This home is perfect for families, couples, or friendly gatherings looking to be far enough away from the big city, lights and music of Austin...while being surrounded by nature and only a short drive to the unique hill country towns of Spicewood, Fredericksburg, Marble Falls, and Johnson City.

Only minutes away from dining and shopping in Bee Cave & Lakeway, and a handful of local wineries, breweries, and festivals (Willie Nelson's Luck Texas Ranch is only a 5-minute drive). With only a 5-minute walk, you have access to your very own HOA park for kayaking, swimming, and private boat launch.
Guest access
Guests will have use of the entire property and house. Garage is not accessible and used as storage, if that's a deal breaker, contact owner to discuss.

Occupancy:
Guests are responsible for ensuring any visitors comply with House Rules.
Add'l overnight guests must be approved and subject to additional fees.

Quiet hours:
Please respect and abide by neighborhood quiet hours, enforced 10pm - 8am.

Property Inspection:
An inspection of the vacation rental property will take place 24 hours in advance of your arrival. If there are any concerns with the property, please notify Owner immediately to ensure that such issues may be remedied in a timely manner. Upon any violation of rules or noise/neighbor complaints, we reserve the right to enter the Property to inspect at any time during your stay.

Cleaning:
All trash must be taken out and placed in trash bins and all dishes must be placed in the dishwasher upon check out. Please treat this home as if it were your own, leaving the home in the same condition as you found it.

Thermostat:
To prevent damage, the A/C may not be lowered below 72 degrees Fahrenheit at anytime during your stay. Excessive usage will be charged separately and paid for by Guest.

Smoking:
This property is non-smoking. Violation of the no smoking policy will result in forfeiture of the full security deposit and damage liability of up to $2,500 for any discovered damage to furniture or any odors.

Safety:
No unlawful use of the property. No weapons, violent behavior, fireworks, flammable substances, hazardous materials, or illegal substances permitted in or around the property. Guests found to be violating any of the safety rules shall be liable for any corresponding property damage, and subject to $500 fine and immediate eviction from the Property without refund.

Security:
Do not tamper with any of our security/alarm equipment. Please report anything that needs replacing or fixing.

Maintenance & Repairs:
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment or pools/spas. Please report any inoperative equipment to the Owner promptly. Owner will make every reasonable effort to have repairs done quickly and efficiently.

Lost & Found:
Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.
