The Pop Art Pad is an amazing home just outside of downtown Arvada focused on bringing
together groups who stay there through a quality space, good conversation, and all Arvada has
to offer. The kitchen is fully stocked, there is more than enough room for everyone, brand new
appliances, and every room was designed to make your stay as fun as it is comfortable. Fun,
privacy, comfort, and space are what you will find here.
ââ BEDROOMS ââ
This home has 4 bedrooms and can accommodate up to 9 guests comfortably. There are a total
of 2 Queen beds, and 5 single beds.
Bedroom 1 - Indulge in the spacious luxury of the master bedroom, featuring a Queen
bed. The modern design blends comfort and style seamlessly, offering a serene retreat
that invites relaxation.
Bedroom 2 - This modern bedroom boasts a Queen-sized bed, creating a perfect blend
of comfort and sophistication. Sleek furnishings and elegant decor make it a cozy yet
stylish haven.
Bedroom 3 - Perfect for guests, this bedroom features a 2 single-size bed. The efficient

Prepare a quick snack or a large feast in the fully stocked kitchen. It features beautiful
countertops and modern appliances, including a refrigerator, stove, oven, microwave, toaster,
and coffee maker. The open-plan setting offers an unobstructed view out into both the living and
dining areas.
The dining area is perfect for enjoying a meal with your group and guests. The indoor dining
table has enough chairs for 9 guests! Whether you want to open up your laptop to plan adventures
for the day, host a dinner party, or just want to take things easy, this open-concept living room
gives you all the space you need.

The house has a fenced-in patio for your use of 4 outdoor chairs, a hot tub, turf grass, a fire pit, bag toss, golfing area and a brand new grill. Light up the BBQ and enjoy the famous CO weather! There is ample parking in the
driveway, garage, and on the street for up to 3 vehicles.

This is a safe and well-kept neighborhood located just off main access to Downtown Denver,
Boulder, Red Rocks, and Denver Airport. There is a grocery store 4 minutes away and many

2. This home does not include central AC. We have recently installed Window AC units for the summer time.
3. This home is in a residential area and being respectful to the neighbors is very important.
Parties that are excessively noisy will be shut down, and possibly be threatened with civil
prosecution. If you are unsure if your group fits this description, please reach out to ask and we
will be happy to help.
4. Several days prior to check-in I will send you a link that contains an e-manual. In this manual,
you will find all the necessary and relevant information relating to your stay. I have also included
my suggestions for the best things to do around Denver, my favorite restaurants, hikes, nightlife,
and much more!
5. Please note that smoking of any kind is forbidden inside and will result in a minimum fine of
$1000. You are welcome to step onto the back patio and enjoy.
6. Important: We are committed to protecting our properties which is why we've partnered with
Know Your Guest, the leading vacation rental guest-screening provider. Please note that before
your booking begins, you will need to verify your details through Know Your Guest. You will
also be given the choice between paying a refundable deposit or buying a non-refundable
damage waiver. We suggest you buy the damage waiver as this protects you in case you cause
