The Pop Art Pad is an amazing home just outside of downtown Arvada focused on bringing
together groups who stay there through a quality space, good conversation, and all Arvada has
to offer. The kitchen is fully stocked, there is more than enough room for everyone, brand new
appliances, and every room was designed to make your stay as fun as it is comfortable. Fun,
privacy, comfort, and space are what you will find here.

☆☆ BEDROOMS ☆☆
This home has 4 bedrooms and can accommodate up to 9 guests comfortably. There are a total
of 2 Queen beds, and 5 single beds.

Bedroom 1 - Indulge in the spacious luxury of the master bedroom, featuring a Queen
bed. The modern design blends comfort and style seamlessly, offering a serene retreat
that invites relaxation.

Bedroom 2 - This modern bedroom boasts a Queen-sized bed, creating a perfect blend
of comfort and sophistication. Sleek furnishings and elegant decor make it a cozy yet
stylish haven.

Bedroom 3 - Perfect for guests, this bedroom features a 2 single-size bed. The efficient

You’ll have access to every room and feature of this home except the owner's closet. Make
yourself at home; your hosts are just a phone call or text away if you have any questions or
want recommendations for things to do nearby. There is a keypad on the front door for easy and
secure access to the home.

I am here for you during your stay but our level of interaction is up to you. I’m only a phone call or message away. You will be able to self-check-in upon arrival. I’m happy to be contacted via phone or through your booking app before, during, or after your stay.

This is a safe and well-kept neighborhood located just off main access to Downtown Denver,
Boulder, Red Rocks, and Denver Airport. There is a grocery store 4 minutes away and many
restaurants in the surrounding area.

A car rental or vehicle is recommended but there is public transport in the area and ubers to downtown would be between $10 to $20 depending on the demand.

1. There is a TV in the living room as well as a TV in the master bedroom. The house is equipped with Comcast Business Internet with high speeds for those who still have to work a bit while on vacation.

2. This home does not include central AC. We have recently installed Window AC units for the summer time.

3. This home is in a residential area and being respectful to the neighbors is very important.
Parties that are excessively noisy will be shut down, and possibly be threatened with civil
prosecution. If you are unsure if your group fits this description, please reach out to ask and we
will be happy to help.

4. Several days prior to check-in I will send you a link that contains an e-manual. In this manual,
you will find all the necessary and relevant information relating to your stay. I have also included
my suggestions for the best things to do around Denver, my favorite restaurants, hikes, nightlife,
and much more!

5. Please note that smoking of any kind is forbidden inside and will result in a minimum fine of
$1000. You are welcome to step onto the back patio and enjoy.

6. Important: We are committed to protecting our properties which is why we've partnered with
Know Your Guest, the leading vacation rental guest-screening provider. Please note that before
your booking begins, you will need to verify your details through Know Your Guest. You will
also be given the choice between paying a refundable deposit or buying a non-refundable
damage waiver. We suggest you buy the damage waiver as this protects you in case you cause

This is a friendly, quiet neighborhood, great for traveling families. This house is a very strict, non-party home.

Please ensure you are following the quiet hours from 10pm - 7am. We respect our neighbors very much and expect the same from your group.

We are not a 420 friendly home (inside or outside). Absolutely no smoking (cigarettes, vape or marijuana) inside the home. Smoking is only permitted outside. Please be respectful of the property by disposing of your cigarette butts properly.

The house is clean and very spacious. Beds are comfy. Kitchen is fully stocked. Hot tub was amazing after a long day of skiing. Back yard is big and has fun activities in warmer weather. Grocery store, cafe, gas stations all within a two minute drive. Host has a PDF of recommended restaurants and bars that was helpful. Quiet safe neighborhood. Host is great with communication and making sure you have everything. Would absolutely book again.

Week long stay for soccer event
We were in town for a soccer tournament and stayed with another family from our team. Our group of eight was three adults, two college age girls and three teenage boys. The room and bed configuration was great, bathrooms were clean with good water pressure, kitchen was well equipped and perfect for staggered breakfast. Outside space was small and could've used a bigger table but it was clean and the younger set enjoyed the cornhole board and putting green. On the downside the AC situation is not ideal as there is nothing on the lower floor and insufficient wall units and portable units. It got warm at night for sure. Not a huge issue but something to be aware of for the hot summer months. I would stay there again...easy to get to scenic areas and Denver.

Family wedding fun
While the space was nice and we enjoyed our time in Arvada. We expected because of the additional cleaning fee for the place to be clean. The ceiling fans needed cleaning, there looked like there was food dripping on a painting in the kitchen, all the baseboard heaters were coated with dirt and the bathroom walls had dirty drips from the steam condensing and dripping. We encountered a number of other issues and while the owner respond quickly they did not address all the issues we mentioned and after a couple follow up communications we gave up. The owner did get the back door fixed, it was open when we arrived and we could not get it to close or lock. They also addressed the ants and got the house sprayed. But there was no dustpan to cleanup the dead ants. We found a broom in the backyard and pushed them into a corner. All the door to the bedrooms to the main hall upstairs squeaked VERY loudly. The handy man came while we were away, but only fixed one door. There were plenty of dishes and forks but there were only 3 spoons. We did enjoy our time and the items I mention in this review can be and will likely be addressed by the owner. We especially enjoyed the putting hole in the backyard, appreciated the laundry on site, and were excited to have plenty of hot water for multiple showers in a row.
