Kick back and relax in this stylish completely renovated Beach house with a retro coastal surf vibe 2.5 blocks from the beach. Featuring a large open concept floorplan with 3 bedrooms, 3 bathrooms, 2 balconies, a large private outdoor area, Hot tub, BBQ, Fire pit, 1 GB high speed internet, premium streaming services, Alexa smart home devices, 85” Large screen TV, coffee bar, and beach equipment including beach chairs, body/boogie board, beach towels and a cooler to enjoy your stay.
We will be in contact with you prior to arrival, check in with you to ensure everything is to your liking and we will make ourselves available to you by phone, text or email if you need anything throughout your stay.
Cocoa Beach is a laid-back coastal community known for its friendly atmosphere, wide sandy beaches, and classic surf-town charm. Just south of Cape Canaveral, the neighborhood blends a relaxed residential vibe with vibrant local shops, waterfront restaurants, and beachside cafés. Tree-lined streets connect quiet canals and older Florida-style homes with newer condos offering ocean views. Residents enjoy an active outdoor lifestyle—morning surf sessions, evening beach walks, and easy access to parks, marinas, and the iconic Cocoa Beach Pier. It’s a welcoming, sun-soaked community where life moves at an easy, breezy coastal pace.
Guests have full access to the house with no access to the owners closet and garage.
PRIMARY BEDROOM The large primary bedroom with an en-suite bathroom and private covered patio offers a king bed with luxury linens, two plush bathrobes, a 55' HD TV, indoor seating area and a premium memory foam mattress.
SECOND PRIMARY The second primary is at the south end of the house with a private balcony overlooking the backyard. This room also has a new high-end king memory foam mattress, a 46" HDTV and an office setup with a widescreen monitor, docking station and 1GB internet service.
BEDROOM 3 The third bedroom, the bunk room, is located upstairs and offers four high-quality twin memory foam mattresses with luxury linens. Each bunk has its own charging station and an HD Tablet for each guest’s personal entertainment. The room is tastefully decorated and is conveniently located right next to a bathroom.
LIVING ROOM The well-decorated main living room is a great place to relax, and watch shows on the 85” Samsung HDTV, or listen to music using an Alexa device. It shares the open living quarters with the dining room and kitchen, allowing for easy socializing with friends and family.
DINING ROOM The dining table seats 4 with additional seating right next to it on the kitchen island for 4 adults as well as a 2-person kitchen bistro table to comfortably accommodate 10 people.
KITCHEN The large kitchen is well equipped, and each item was thoughtfully chosen for the space. From the gold silverware, coffee mugs to the fully equipped coffee bar. Pour over coffee options are available as well as a Keurig that pours coffee by the cup or shot. Crystal wine glasses and beach-friendly wine tumblers are also available.
BATHROOMS The home has three large full bathrooms. One on the main floor and two upstairs. The primary ensuite has a full walk-in shower with a three-piece shower system including a rain fall shower head. The second bathroom is a shower/tub combination with dual vanities.
WORKSTATION The second master bedroom has a desk, for those that need to work from home. The room is far away from the rest of the house, so it provides the quiet that you need. The universal docking station can charge/power your tablet and can extend your desktop to the supplied 34” ultrawide screen monitor and easily connect with the premium mouse and keyboard. The workstation features a hardwired ethernet connection with a 1GB internet service.
GARAGE The garage is not accessible to guests and is only for the owners' belongings and supplies to restock the villas.
LAUNDRY ROOM & CLEANING SUPPLIES The full-size washer and dryer is located on the second floor and available for your use throughout your stay. Cleaning and sanitizing supplies & equipment are also available to help you tidy up and keep the house as clean & sanitized as you’d like during your stay.
WIFI/ENTERTAINMENT The house is equipped with a 3 base high-speed mesh network featuring an ultra-fast 1GB speed for your work, distance learning, and entertainment needs. The home also has three smart TVs and four tablets that are ready to stream your favorite programs. Premium streaming services such as Amazon Prime, Hulu, Apple TV, Disney Plus and Samsung TV are available to you.
BEACH GEAR/OUTDOOR ENTERTAINMENT The house is located only 2 blocks from the beach so we are happy to provide guests will all their beach needs, Including: beach chairs, towels, beach umbrella and a cooler.
PARKING Four spaces are available in our driveway, with additional street parking available on the street as long as the guests do not park in front of mailboxes and are more than 50% on the grass.

FAQs
Early check-in or late check-outs? This is a large home, and the cleaning and sanitation process is extensive. If possible, early check-ins and late checkouts would need to be organized 24 hours in advance and are subject to an additional fee of $25 per hour. Please note, the only way to guarantee early check in or late checkout out is to book the night prior to your arrival or the night after your departure.
If the cleaning team arrives and the guest has not departed delaying cleaning, a $50 service charge will be applied to your closing cost.
Can we have additional friends/family come over during the day? Guests are welcome to visit you during your stay with a maximum of 15 people on the premise at any given time. Only the original booking guests are permitted to spend the night. Quiet Hours are from 10 pm – 7 am.
How many consumable supplies do you provide? We supply 4 laundry tabs, 4 dishwasher tabs, 1 kitchen sponge, 1 large paper towel roll, 4 trash bags, 8 rolls of toilet paper, shampoo, conditioner, body wash, lotion and hand soap in each washroom. Any additional supplies you may need will be your responsibility to purchase. **In order to lessen our impact on the environment all our amenity bottles are refillable. PLEASE DO NOT discard any empty bottles as a $12.00 per bottle replacement fee will be applied.
Landscaping team and Pool & Spa team In order to maintain our high standards, the Pool & Spa team will visit without warning once to twice per week. The Landscaping team will visit twice per month. We ask that all guests allow the teams to finish their services without interruption from guests. Most services are approximately 10 to 30 minutes.
ADDITIONAL HOUSE RULES 1. NO SMOKING OF ANY KIND • This includes cigarettes, cigars, vape pens, cannabis, etc. • Throughout the entire property — indoor & outdoor areas, garage, and driveway.

7. Garbage collection days are Tuesday and Friday and we kindly ask that if you are there on either of these days you take the garbage bins to the end of the driveway and back once collected.
8. Please note, there are security cameras on the outside of the house as well as in the garage for safety, owners' personal belongings and Amazon Key Delivery.
9. No Climbing or draping items over the shared fence in the backyard.
You are a short 5-minute walk to the beach; you can rent a bike or car to explore further or even ride the Cocoa Beach Trolley to get around the area.
Prior to your stay, we require you to complete a pre-arrival form, which includes a photo ID upload, and sign and agree to our rental conditions.
Costs incurred if house rules are breached:
Pet Fee - If it's determined that a pet was brought into the property there will be a $500 pet sanitization fee charged Smoking Fee - if it's determined that someone was smoking cigarettes, vaping or smoking cannabis in the property there will be a $500 odor removal fee charged. Late checkout - If the cleaning team arrives at the property and the guest has not vacated the property; there will be a $25 per half hour fee charged.
Property Maintenance: Hot tub - Maintenance occurs once every week around 11 am so please don't be startled if you notice someone in the back yard. Landscaping - Maintenance occurs twice a month where the weeds will be pulled, trees will be trimmed back, and the leaves and debris will be removed.
**Please do not prevent either of these services from being completed in order to maintain our high level of quality for our guests. **

Place is super cute but the dishwasher was leaking when we walked in. Called Rob and he accommodati g but they sent someone at 7:45 the next morning and we were sleeping; so they just ended up turning it off later that day but it kept leaking . Hot tub was a little dirty and barely warm
