This tenant smoked in our home, burned the cushions on our coach, left the house a total disaster, filthy, and left knowing he had now paid his final payment.

This tenant occupants broke the bunk bed set upstairs and tried to deny responsibility. This I know as we are the ones who constantly maintain and clean this property ourselves after each tenant and the bunk bed was in working order prior to their arrival. Had it not been and as it was found the next morning after only one night of the tenant in our home; I wouldn't have been able to get on the bed to clean it, change the mattress pad, and place the clean comforter before the tenant arrived. Out of good will the following morning after less than 12 hours of the tenants arrival and being notified of the damage, we attempted to repair the upper bunk bed to no avail as the main support rail had broken completely in two causing the mattress to sag out of the frame. All of this just after I had personally cleaned and made the bed before their arrival. We provided a brand new queen air mattress to ensure safety of the guests when we took the bed out of service until it could be repaired, and have ordered a new rail from the manufacturer but didn't charge the tenant for this damage. This house is meticulously maintained as all of our reviews have shown for years. I was and have always been honest with all of our tenants regarding the rules of the resort where the house is located that everyone in the resort must follow and this is NOT a party house. Most rentals do not put the sheets on the beds for you, they're left by the linen company in a bag with the towels at the door or under the house versus neatly on the end of every bed as is left for all tenants. It's unsanitary to sleep on mattress pads and not put the clean sheets provided on the beds. This is a rental home and not a hotel so turn down service isn't provided. All of the chairs on the decks are in working order with no complaints having being received only except from this tenant. As per our listing indicates there is parking for 4 cars under the house and additional cars are required to park at the front of the resort in order to comply with the resort rules.

Tenant has tried to blackmail be for more monies than he paid for the deposit, didn't clean as per the Cleaning Check List w/the Rental Agreement and NEVER once complained about the house the entire time. Upon arrival and throughout the wk. he and his family only continued to state how clean and nice the home was. Tenant didn't want to adhere to the resort rules that are mandatory for everyone. Security called twice when there were unapproved vehicles trying to enter the resort. Tenant has NEVER once provided any photos of anything that wasn't clean because he can't. As I informed him I would provide the $250.00 security deposit and NOT $275.00 he was trying to demand that he didn't pay if he provided any photos of what he's alleged and NOT one photo has been provided. He became upset upon admitting the bathrooms weren't cleaned and then said he do whatever it took to get his money back. We will not be blackmailed as he signed the lease, repeatedly tried to check in early before the home was ready, never provided any photos of his allegations, and only complimented the home repeatedly.
