Great Condo and Location

We had a wonderful stay with plenty of room for everyone in our condo. The buildings pool and hot tub were wonderful and my daughter and I loved having Starbucks just downstairs. My husband and his friend participated in the Ironman and our location was nice and close. Overall we loved our stay and would definitely stay again.

Property was exactly as pictured. Spacious and clean. Plenty of space for everyone to spread out. Kitchen well equipped, stove top was a little worn out. Great location, 2 pools and a beautiful view of the beach.

Perfect accommodations, location and sunsets!

We will absolutely stay here again. Our party consisted of (7) adults and we had plenty of room. Kitchen is well stocked. Perfect location to Peir Park, numerous restaurants and Walmart. The resort is clean and parking was easy in the garage. Condo was exactly what it looks like in pictures. The oceanfront views in living room and master bedroom with (2) large private balconies is spectacular!! Overall great condo and we had a fabulous time at Panama City Beach!!

Better than expected

After reading some of the previous reviews, I was nervous about what to expect. This place exceeded our expectations. Gorgeous views of the gulf, plenty of space within and located right next to the elevators. We took advantage of the beach and the pools. Reserved a grill and we were able to have dinner poolside one evening. Overall is was a wonderful vacation. The only negative was the 9am checkout. It would have been nice to enjoy the pool for a couple more hours before our evening flight.

Perfect PCB vacay

The condo was clean, everything was as advertised. Elevators were super quick, no complaints. Even on busy days it was quick. Check in was a breeze. Only cons- pool was closed early one days for a quick storms and they wouldn’t reopen until when the weather turned beautiful but still double red flagged beach. Would have liked to see a more stocked kitchen. Some of the ceiling fan remotes needed batteries. We also couldn’t find the master bedroom tv remote till the last day, it was stuck in the chair. Overall this was perfect for a framily vacation!

Excellent location but our condo needed to be cleaned

The location was fabulous! Walking distance to nice restaurants and an Alvin’s and then ce cream shop across the street. Lots of renovations going on so elevators took a bit! Enjoyed the star bucks in the condo! The pool area was clean and loved the hot tub! In our room there were many things that were broken or tore up. We did contact management and they are aware. The cleanliness could have been way better. All the ceiling fans were black dusty, refrigerator smelt like sea food, no dust pan and broom looked like it had seen better days. Washer had bad musky smell to it. Needs new mattress for sure. The stove cooked really fast. Dishwasher worked great and so did coffee maker. Overall it was a wonderful ocean view and we did enjoy our stay just wish it would have been cleaner as I had to take a few hours out to clean it.If we knew that the rooms would be cleaned properly and new mattress we would stay again however we would have to have it confirmed .

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We were so excited to arrive to our home for the week. Upon arriving we found that it wasn’t the cleanest. We ended up cleaning the room ourselves before we unpacked. We also found a few roaches in our room however you could tell they were trying to fix the problem as there were traps out. The pictures online are a bit deceiving the main bedroom and shower does not decorative shower curtain as pictures. The sliding door in the living room doesn’t shut all the way leaving a decent size gap causing a warm draft to come in all day. The other complaint is which is out of the scope of what the owners can do to fix but it would have been nice to know that the boardwalk to the beach has a few stairs making it hard to pull beach wagons from our room to the beach. We did like the layout of the room a lot it provided each couple their own space with a bathroom so we could all get ready for the day without being on top of each other.

We booked due to initial reviews,location, and price. After booking the true reviews began coming in. They were saying cockroaches everywhere, mold, dirty, etc. once we saw these I emailed the condo, with no reply. After a week with no response, my fiancé called to ask about the conditions of the condo.She inquired about the mold, the cockroaches, and the comments of it being dirty. We were assured all things have been corrected, and there would be no issues. We kept the booking giving them the benefit of doubt, reading responses saying they weren’t German cockroaches they were Palmetto bugs/water bugs, but I assure you THEY ARE COCKROACHES. We went an extra step and purchased bug spray and “roach motels”. They were placed throughout the condo, but it didn’t help. We washed every dish before we used it, and after placing in the dishwasher in hopes it would remain sanitary. Well that didn’t work either, as cockroaches would get in there as well. With all of that being said, NO FOOD WAS LEFT OUT, counters wiped and trash taken daily, but the numbers increased. The floors ARE DIRTY, we had to run multiple empty loads in the washer of bleach, laundry detergent, and hot water in order to have it clean enough to wash clothes. The sliding door in living room began to come apart. Photos were sent to the condo manager. Mold/mildew in tubs, leak on ceiling in pantry. Bed in master is BAD!!! To top it off fire alarm was set off, but no alarm sounded(family notified us) DO NOT STAY!

Wouldn’t Stay here again

I will start with the positive things about this unit before I start in on the problems. Emerald Beach is a large resort with several amenities. The condo itself is a nice size and the bedrooms are large with large closets. Now if you haven’t ever visited Emerald Beach before I think it’s important to note that getting from the parking deck to the condo requires you take 3 different elevators. Multiple elevators were not working on 4th of July week. Once we got to our condo we get to the door of the unit and it’s filthy with black dirt or mold all over it. Then we entered the condo and the floors were filthy and the baseboards looked like they haven’t ever been cleaned. We then walk out on our balcony and find cigarette butts and a clump of moldy food. It was disgusting. The housekeeping issues continued on. There was a used bar of soap in one of the showers, dirty dishes in the dishwasher, the dishes in the cupboards were also dirty and had dried food stuck on them. I messaged the property manager and the next day they sent someone to re-clean our unit. The cleaning lady spoke no English and only swept the floor and removed the cigarette butts and food from the balcony. I just bought gloves and cleaned myself after that. Two days later we opened the dishwasher and roaches came crawling out. We saw 4 roaches in this unit. Many other people have left reviews saying they had roaches too. I wouldn’t stay here again because the housekeeping isn’t up to par.

I was a little disappointed this year. We stayed in the same unit 2 years ago and it was much nicer and cleaner. When we arrived there was a broken picture frame in the pantry and you could see where it came from off the wall. The tub in the front king bedroom leaked horribly. Only 4 forks were available for the whole condo! The furnace filter was dirty and looked like it hadn’t been changed in years. The elevator situation was ridiculous. Some of the lightbulbs were out. The choice of channels on the tv was not good, thank god we brought our fire stick. We had a good time and made it work but I will not be staying here again in the future.

The unit itself was good ,it does need some upgrades with all the beds,the sofa bed in the living room wasn’t comfortable at all so we didn’t used it at all.The location was good too ,beachfront,short drive to the places you would like to go .The beach front pool was ok ,it does get crowded though and hard to find beds or chairs for everyone,the bar at the pool was good,bartenders were ok .The other pool on the other side by the parking garage it was good as well ,but ita not easy accesible ,u have to take the elevator to the 3rd floor and then take the skywalk go down the stairs again and then you arrive at the pool or cross the street .The resort is so big and it takes at least 2 days to figure it out also be prepared to spend at least 10 minutes waiting for the elevator every time .

Very nice, could use some updates

Pros- A/C was out upon arrival, once we contacted the property manager, a service guy was there within an hour at 6:00 at night. Property Manager had no hesitation or questions, just sent someone to fix it. Location is good. Kitchen is mostly stocked with general items. Cons- beds and pillows are about the worst you can buy. Sand was all over the floor upon arrival. Furniture needs replaced. Check in/out times are too late and too early. Hotel was under renovation, so some additional noise and only 2 elevators working which led to long waits to get on. No umbrellas around either pool.

Great value for money, Great Location

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall the unit was fabulous - great view, great location and excellent value for money. There were a few things that could be done to update the unit - a few towel bars / TP holders were broken, the front door needs a new paint job, etc. small things overall, but could go a long way to update the unit. The unit was clean and tidy but how dirt our feet got walking in the unit makes one question of the floors were washed properly before our arrival. Overall would return and recommend!
