Welcome to Sea La Vie! Get ready to relax in this beautiful 3 bedroom, 3 bathroom condo that sleeps 9! Ocean Ritz features a beachfront pool, gulf side hot tub, and has a sauna & steam room!

This spacious retreat offers incredible Gulf views and is designed for relaxation and comfort. The master suite features a king bed and private balcony access, while the second bedroom includes 2 queen beds, and the third room has a twin bed and a full bed, ideal for families or groups. With plenty of seating options, the balcony is the perfect spot to have morning coffee and dolphin watching! The kitchen is equipped with a refrigerator, microwave, stove, oven, toaster, coffee maker, and dishwasher. There is seating for six in the dining area along with seating for four at the kitchen bar!

Great place grewt location, not so great terms or communication.

Rental was great, getting the correct pool code was very frustrating after 3 different codes we ended up using someone else's, and the fact that in the terms it stated we may not have acess to the property until 7 was ridiculous. Therefore we will not rent with blue swell again for these reasons.

The location was good. The furniture in the living room was the most uncomfortable furniture I have ever used. Also the balcony furniture was just as horrible. Time to upgrade. The electrical outlets in the master bathroom didn’t work so you couldn’t blow dry your hair in it! One of the bedrooms didn’t have a tv that my grandson was very disappointed.

Great location

We enjoyed the location of the condo. The kitchen could use some updated stuff and the master shower does not drain good. The patio furniture could use some new cushions. Overall we enjoyed our time there.

Great communication with property management company. Be prepared for 30-45 minute waits to use elevator or, for us, to climb 10 flights of stairs anytime we left our unit. FYI - there has only been one working elevator for the last year but this isn’t advertised anywhere

Very clean and comfortable

The condo was fantastic. The HUGE balcony was amazing. Great place to start and end your day! Very comfortable and roomy, no complaints at all about this unit. My only problems with the building was a TINY hot tub and the parking is a bit difficult. Only one reserved space for a large condo is insufficient. I realize this has nothing to do with the unit but something you need to know. Parking for this unit is across a busy street.

Loved sitting on the balcony each morning/night and listen to the waves.Parking is the worst part. It's across the street and was occupied by someone else.

Cleanliness, Broken or missing items

The property management needs to focus on some of the cleanliness of the condo. Stove top was extremely dirty. You can see that there is quite a few places that need paint touch up or floor repair. Lights burnt out on porch, toilet seat broken in one of the bathrooms, chair in the living room smelled horrible. The whole condo smelled like fried food. The first night we got into the beds in the double queen room there felt like there was sand all over sheets. (We had showered before bed)

Condo was great

We loved the size of the condo and the balcony is a huge plus. Close enough that we sat on the balcony and could feel the wind and hear the waves that we didn't always go to the beach. Parking is not fun. Garage and spaces are super tight. Hard to find a spot even with a space disignated to the unit. The second part of the week a loud noise (which kept getting worse) drove us crazy. At first we thought it was floors being sanded above us but then it kept getting louder where it sounded like a plane taking off. I am glad I didn't have small children that had to nap because it could have kept them awake.

GET NEW CLEANING PEOPLE

The parking is terrible. Believe what you read in the reviews. After we figure out where to park we unload and go up to the condo. It was DIRTY. Not the picky I need everything spotless type either. I mean poop stains in the toilets, sand and crumbs all over the floor, food in the frig and freezer, and trash under the beds dirty. Once we got over that and cleaned it ourselves we could enjoy the condo. The balcony and pictures are accurate and perfect. We rented this condo for the balcony and view and spent the majority of our non beach time there. Then the painting started. Which shut down the pool ALL day until after 5pm for multiple days. What building does that kind of maintenance during peek season?? They were shutting down balconies too but thankfully we checked out before they reached ours. Seriously if it wasn't for the parking, uncleanliness, and maintenance we would stay again, but I don't think I will ever give it a second chance!

Overall, I recommend this vacation rental. Reviewer Comments: We absolutely love Panama city beach! However there was issues! Our door to outside our condo did not latch! This was very unsettlingly to us! Anyone at anytime could just push the door open, trying to sleep or going anywhere made for a very unsettlingly feeling! We had lightbulbs burn out, I know this happens but getting someone there to fix it was next to impossible! Getting ahold of management was next to impossible! The parking was horrible! While it was nice that the property had gas grills, there wasn't enough gas pressure to cook our food. This needs fixed. It has a pool, but it is small. Also the walkway to the beach closes when the pool does, at 10pm. This was an inconvenience! Our family enjoys late night walks on the beach, but if you come back after 10pm, you are locked out and have to use the public access to get back. That needs fixed, very inconvenient! The condo itself was nice plenty of room and wonderful balcony! The property/ management needs improved.

Parking is horrendous! There is an assigned spot for one vehicle in the very cramped parking garage on site. The 2nd vehicle has to battle for a handful of spots across the street foe the entire 23 story building. This was not clearly communicated before booking. The beds were the worst we have ever slept in and our backs are still recovering after 3 days home. The couch is very worn and just as uncomfortable. The unit had an overall dirty feeling. Baseboards were very dirty and walls by vents had a lot of dust. Walking on the floor barefoot is not recommended. The baking sheets are rusty and the nonstick coating on other cookware was scratched. I would recommend bringing your own if you plan to cook while staying here. The pool on site has a capacity of 20 people……shocking for a 23 story building. The 2 elevators servicing the 23 story building are a joke. Forget about using them during 3:30 pm - 7:30 pm (peak check-in time). There is a rust spot in the bathtub in the secondary bathroom. There is black mold growing in the primary bath tub area. In addition, the washer and dryer are so crammed in the space for them that it’s hard to open the door and you have to use a broom handle to reach the light switch. Speaking of washer, it’s a front loader and there is terrible black mold growing on the seal. Overall, we were not impressed with this unit, especially for the price we paid.

Amazing stay!

Everything about our stay was fantastic. We were on the 10th floor with a terrific view, great parking spot. The condo was very clean, no bugs at all. We could use all three showers simultaneously with great pressure and never ran out of hot water. The towels were new and fluffy, with two per person, which was greatly appreciated. The unit was modern and tastefully decorated, the washer and dryer new and large capacity. Instructions were posted, easy to read with free wi-fi, and 3 TVs. The furnished, over sized balcony was absolutely a dream with an amazing ocean view. Each floor in this building only has two units, which makes access to the elevator easy and convenient. We had one parking spot assigned to our unit, ours was in a great location. The bedrooms each had plenty of drawer and closet space and could accommodate up to 10 people nicely. We had a party of 8 and were very comfortable. The AC worked really well. The condo was very quiet and the only noise we ever heard was when we were outside on the balcony. We had 2 minor issues, the Keurig stopped working and a car parked half in our parking spot. With a simple text, a new coffee pot was delivered quickly, and locating a maintenance man near the pool, had the car corrected nearly instantly.
