with seating for 8.

From the moment you step inside, you’ll be greeted by 10-foot ceilings,

original built-in cabinetry, and a grand sweeping staircase that anchors the

home.



* **Work and Play:** The ground floor features two spacious, separate entertainment rooms -- one with desk to work at, which is perfect for groups who want space to spread out. Two of the four bedrooms also feature their own televisions, and one of these features its own work area.

* **Dine-in:** No need to eat out with a fully equipped eat-in kitchen and our bright, airy sunroom equipped with a dining set and electric fireplace and radiator to make it suitable for late night dinners. You can also ask our head chef to cook up a dinner for 2 or 10 on-site. July-October, you can also have your own pre-made gourmet Belgian waffles with strawberries, clotted cream, maple or peach syrup. One of the rooms on the second floor also features a private balcony with its own espresso maker.

We also have an expert chef on call for gourmet meals. Simply inquire with the host 10 days in advance for our extra amenities.

* **Nearby:** We are minutes from the "Grand Canyon of the East" at Letchworth State Park, Conesus Lake, the high-speed thrills of IHRA Empire Dragway, and the SUNY Geneseo campus with an access point from our location that avoids all the traffic (you will thank us later).

* **A hop, skip and a jump: **Just a little south, less than 20 minutes, are the large swimming pools built into the rocks at Stony Brook State Park, the waterfalls, and since it is located in Dansville home of Balloon Festival, you might also see some hot air balloons in come into view.

* **Stay an extra day** : Within 25–35 minutes, you can head west to reach Darien Lake Amusement Park, east to hit the serene shores of Canadice and Hemlock Lakes, or north to see the coastal attractions of Lake Ontario. Starting at Deer Run Winery, you can keep heading east and see more of the wine country for which we are famous.

* **Paws & Parking**: Your "canine babies" are family here! We are proudly dog-friendly. Plus, our massive circular driveway offers 8 or more parking spaces, easily accommodating boats or RVs.

* **Posh Pubs, Local Friday Fish Fries, Wine and Live Music:** Enjoy the local "Yard of Ale" for some fancy gourmet delicious dishes, at a reasonable price, just minutes from you. "The Barn" and "The Wadsworth Grill" are always a delicious source of diner fare that is above and beyond. And you might even catch some good live music at what locals simply call "the Wads" on a Saturday night. If you are interested in a wine tour, Deer Run Winery is just minutes away on Conesus Lakes, and only a few minutes walk north and on your left, you will find a hidden gem of a micro-brewery called "Dublin's Corners: a Farm Brewery."







House Rules



Dogs are better people than most humans. However, please keep your dog

confined to one of the bedrooms unless leashed to keep the new area rugs in

their current pristine condition.







Please also respect the private storage areas including the basement, shed and

attic. These areas are off limits.







The front door is left open to avoid wear and tear on its historic value.

However, it is monitored by a security camera with a motion detector that

alerts the owner to any comings and goings. And the hamlet is virtually crime

free. The second entry door in the foyer has a smart lock however. Please hold

it closed while locking to ensure it closes properly.

* No parties, and please request permission from the host for any events you hold that involve more than 4 people not staying with you.

* Quiet hours are between 11pm-7am.

* All guests must be declared upon booking or host must be notified if your party is joined by other guests during stay.

* There is a fee of $100 per undeclared guest who stay at the property.

* Pets stay in one room rather than given free reign of the entire house. Apart from the room they stay in with you, they should otherwise be leashed.

* Smoking is permitted outside on the property, but we ask that cigarette butts be disposed of properly and not left laying around on the property.

* Children under 12 are allowed, but must not be permitted in the balcony room or the sunroom simply due to the casement windows being large and unscreened.

* Parking of RV's, trucks, and so on permitted, but please mind the white sewer outlet in the side yard under the large tree by the circular driveway.

* Be sure to wipe up any excess water from using the shower.

* Washer and dryer is available only for guests who are staying 10 days or longer.

* Guests are required not to enter the basement, attic, and to use the side and front yard for any recreational outdoor activities please.

* Early or late check in must be requested, and guests are charged 50 for either early check ins or late check outs.

course of the week, guests will progress from foundational 15-minute routines

to more advanced 45-minute sessions. The practice includes a balanced

combination of sitting, standing, and stability postures, designed to help you

build the confidence to continue your personal yoga journey.







Finger Lakes Wine Education Experience



Discover the world of wine through an engaging, week-long educational

experience. This program covers grape varieties, growing conditions, wine

regions, and global winemaking styles. Guests will also learn professional

tasting techniques, how to evaluate quality and flavor profiles, and the

basics of food and wine pairing. The experience concludes with a curated

winery tour selected based on guest preference.







Pre-College Skills Workshop Stay (For Groups of 6–8 Students)



Welcome to your dedicated Pre-College Skills Workshop Stay in York, NY. This

thoughtfully designed accommodation provides a comfortable and supportive
