About the home

“Barramundi Beach House” is a delightful single-storey family and pet friendly home in Smiths Beach just a short walk from the Smiths Beach General Store and beach, and a comfortable drive from the supermarkets, restaurants & cafés of Cowes. Some of the many features of this lovely home are detailed below:

Indoor Areas

The large open plan Kitchen/Dining/Living Room (with 65" smart TV, 24" Arcade Game Machine with 9,800 games, a selection of card & board games and a coonara wood heater) flows out to the covered rear Alfresco through sets of 'stacker' doors, creating a truely indoor/outdoor feel. Also off the Living Room is Bedroom 4 (with BIR). A central hallway leads to Bedroom 1 (with smart 55" TV), which features BIR and an ensuite (with shower & toilet), Bedroom 2 and 3 (each with BIR) and a Bathroom (with bath, shower & toilet). The fully equipped European Laundry (with washing machine & clothes dryer) is also in the open plan Kitchen/Living room.

Outdoor Areas

The fully covered rear Alfresco (with outdoor table with seating for 8 people that converts into a table tennis table and/or a pool table) overlooks the fully enclosed rear yard which is perfect for children and pets alike and also features an outdoor shower and gas BBQ. The front yard is also enclosed, and features a single Carport (with gates leading to the rear yard) that provides parking for up to 3 vehicles (cars and/or a boat) in the driveway.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nesresso pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and cook top.

Heating/Cooling Systems

There are two wall mounted reverse cycle air conditioners in the home; one in the Kitchen/Dining/Living room and another in Bedroom 2, plus ceiling fans in Bedrooms 1, 3 and 4. The home has a Coonara-style wood heater in the Living Room (some wood provided to get you started).

Bedding Configuration

This home has 7 beds accommodating up to 10 guests:

Bedroom 1: One King bed
Bedroom 2: Two sets of Single Bunks
Bedroom 3: One Queen bed
Bedroom 4: One Queen bed

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties, or large events. The home also does not take bookings over Schoolies, irrespective of whether school-leavers are part of the official Schoolies Program. All bookings are subject to approval, pending Guest verification process. Local council restrictions are in place for this property, and compliance is mandatory.
