Please note: Due to our high standard of holiday accommodation we do not accept schoolies, bucks/hens bookings, groups under 30 years of age, nor do we accept parties or events due to strict council regulations. This excludes family bookings travelling with children. There are to be no more visitors beyond the max number of guests unless consent is provided by the host in writing. PENALTIES WILL APPLY TO GUESTS.



Local laws: We strictly follow laws set by the Mornington Peninsula Shire for short term stays.

1. Outdoor areas including swimming pools, spas, outdoor decking and balconies are not to be used between 11.00pm to 7.00am.

2. Disturbances to neighbours including parties, loud music and yelling, heard at anytime, might lead to eviction and forfeiture of your bond.



Guests are required to complete a booking form.



Please note there are strictly no early check ins nor late check outs.



For non-Airbnb bookings, we charge a $1,500 bond which will be held and released 3-5 business days after checkout, subject to no identifiable loss or damage.
