We had a great time, the low tide wasnât too low to enjoy the private beach but there are a lot of variables that affect that which we are aware of and it was still beautiful and fun, we would definitely return. Thank you Nathan for your beautiful home

My partner and I had a wonderful stay with our six year old hound. The beach is private and the yard well sized, which is so peaceful to look out from the deck. The windows face the water and is incredibly picturesque while reading on the couch or eating dinner at the table. The only heads up I'd give to future guests is that the railing on the steps down to the beach is loose on the bottom step. It is not accessible for any loved ones with mobility issues.We had an absolute blast and would recommend this property throughout the year!
Great location, beautiful view! We stayed as two couples for a long weekend, plenty of space. House was very clean and planters outside are gorgeous! We enjoyed relaxing on the deck and made use of the paddle board and the private beach. We also followed our GPS into the subdivision nextdoor and a nice neighbor pointed us in the right direction. Donât turn left at the subdivision sign. Carry on straight down the long dirt driveway. Once you find it, youâll be very happy you did!
The house was cute, clean & quiet! The beach area was perfect! We had a wonderful, peaceful time! Extra bonus points in my book for allowing pets :) my dog also enjoyed himself very much.
Exactly as advertised. Dog friendly, quiet cottage with small beach and spectacular views. Sat on the porch with coffee and a cool breeze watching wildlife. Nathan was responsive and easy to work with providing plenty of local recommendations. We look forward to our next stay here.
This is our second summer staying here. It truly has the best views of the water and great little private beach that my dog and son have the best time on. My son always asks if we can live here forever. It is a great relaxing, peaceful getaway. You will not regret your time here. Thanks for being a great host!
My wife and I spent the weekend here. We loved staying right on the water, and the local restaurants had great food. The house was clean, cute, and had everything we needed.
All of the previous reviews ring true as this property is relaxing, scenic and feels a world away. The beach front access is amazing and the house has everything youâd need (except linens as noted) for a weekend away. We will definitely be back.
It was a great holiday, despite the hurricane and one day without electricity and internet. We will definitely come back here sometime.

Me and two girlfriends stayed at this cozy cabin for two nights. We enjoyed outstanding sunrises across the bay and poking around the waterways in nearby Reedville. Cabin is Small but well organized and big enough to sleep four in a pinch. Cooking apparatus is adequate and lots of dining options nearby depending on the dates you comeâŠ
Our stay was just as advertised! It was clean, dog friendly, and had the best bay front views! We wanted more beach space so we went to Hughlett Point Nature Preserve! It was amazing! Dog friendly beach and not very crowded! We checked out the Mexican restaurant 10 minutes away called Rancho Viejo and it was delicious. Highly recommend!
I came for some R&R - my daughter was supposed to join me but couldnât - so it was me and my dog Oliver. We couldnât have picked a better weekend - monthly farmers market in Irvington and an art festival in Urbanna! Sitting on the porch and just enjoying the view.
The home is cute and perfect for one or a couple. Although there are bunk beds available for kids. Home has everything you need to enjoy your stay. Very quiet neighborhood. Ventured into town for crabs and shrimp friendly people all over.
I wasnât able to get in the water this trip since it was too choppy - but would definitely get in and use the kayak that is available.
Nathan was always available to answer my questions or concerns.

My husband, 2 kiddos (ages 11 & 12), furbaby and myself stayed here during Fatherâs Day weekend. This trip definitely goes in the memory book.
The views are breathtaking - everywhere you look there are so many shades of blue. Whether outside or inside, all you see is water and sky. The location is very private and you immediately feel relaxed upon arrival.
We stayed at the property majority of the time and enjoyed hanging out on the private beach, did some kayaking and snorkeling. Thereâs a lot of sea glass that washes up on the beach each day and my daughter had a fun time collecting some. Both kids enjoyed swimming too (staying close to the shore and both wearing life jackets). We fished from the shoreline but had no luck catching anything..
Our one outing was a lot of fun and also one I highly recommend. We drove to the town of Reedville (10 minute drive roughly) and parked at end of Main Street. We walked and took in all of the sites. The historic homes are absolutely beautiful to see and the residents are very friendly. We also visited The Reedville Fishermenâs Museum and there is so much to see, even though the building looks small - donât let the size deceive you. If you love boats, fishing and history, itâs a must. Afterwards, we had an early dinner at The Crazy Crab (same town) and the food was delicious.
The home itself is very comfortable / cozy and the low ceiling in the MBR did not bother us. Itâs very quiet and the only noise you can hear on a regular basis is waves hitting the beach, or an occasional boat go by. Nights are wonderful on the porch and the sky is so clear - lots and lots of stars.
For anyone wondering if a family of 4, plus a dog, would enjoy this home, my answer is absolutely yes!
My husband and I and our dog thoroughly enjoyed our stay at Nathan's property. We will absolutely be booking another trip! We didn't have any issues when there with anything and spent our long weekend either sitting on the stairs by the water or soaking up the bay from the large front porch or taking in the waterfront views from just about any location inside of the home. At the time of year we came (late October) the beach wasn't visible due to the tide, but if you still wanted to kayak/canoe the water was low enough at times to tread into to launch (we just prefer launching from a flat beach). But missing the beach didn't detract from the enjoyment of the trip. The solitude of just sitting on the stairs by the rocks in such a private area did not disappoint! The home has everything you need, and the decor was cozy and inviting. The furniture and bed were very comfy. We really appreciate when people rent such beautiful homes to dog owners, we hate not being able to take the pup as they are family too! I highly recommend you stop by the not-too-far Main Street, and sample (and you will definitely buy too!) some gourmet popcorn from "Northern Neck Popcorn Bag". It's the most delicious popcorn I've ever had! Nathan was available by text message if we had any questions. All and all, I selfishly hesitate to leave such a great review because I don't want this little gem of a place to ever be too booked to rent again, but Nathan's done good work and deserves the stars. I also felt that the rental pricing was reasonable for what we got. The only thing that would make this place "better" would be a hot tub overlooking the water. Thanks again, Nathan! We look forward to booking in the future!
I love looking at the water, watching the ripples and listening to the gentle waves moving in and out. This sweet little house offers all that plus peace, quiet, privacy, comfort. The new porch (the cedar shingles smell yummy) offers shade and a cool breeze when itâs too hot for the yard or beach. We sat there in the afternoon and early evening, and yesterday caught glimpses of playful dolphins in the bay. The beach was accessible all day, and after baking for a little on the sand in the hot 90°+ sun, the water was perfect for a swim or two or three. We chose to eat our main meal out (highly recommend the soft shell crab sandwich at Cockrellâs for lunch) but there appears to be enough in the kitchen for basic cooking. The inside of the house was roomy enough for my spouse, small dog and me, using the little bunk bed room for our suitcase and clothes rather than haul it to the loft. While we never sat up there, the sitting area in the loft offered two cozy chairs with super cool Miro designed throw pillows. Nathan was easily accessible when I reached out to get the WiFi password (turns out itâs on a piece of blue painterâs tape on the TV) and provided a wonderfully detailed list of restaurants and things to do.
I was glad to see in Nathanâs responses to reviews that more improvements are in the works. Curious as to where the door will go in the kitchen to the new addition off the new porch and if that will be a new bedroom. (Only bumped my head a few times getting to/from bed upstairs.) There is already a beautiful double glass door leading onto the porch from the room. Another room with a view! And Iâm glad to hear that mini-splits are on the to-do list. The two ac units were very loud, detracting from the peacefulness. Other things on my wish list would include maybe a luggage rack since thereâs absolutely nowhere to put clothes, and more outlets in the loft. I would also switch the bedside tables upstairs so the smaller one is on the left and push the bed and cedar chest closer to the rail so that you could more easily reach the right side. Right now itâs a bit of an obstacle course. Other than those small changes, all was awesome! Hot water and more importantly water pressure for the shower were great both inside and out! Chairs for every type of sitting and viewing were available outside, with beach chairs, umbrella, paddles, canoes, kayaks, bike under the house on the side, and hammock amidst the cool bamboos. Definitely recommend a stay!
Overall, we had a good time at Bay Front especially the front porch and itâs view. The living space is a little smaller than we anticipated but it wasnât bad for us. We enjoyed the quiet of the area it helped you to really relax. The property is a little off the beaten path so the description may benefit from that just to guide your driving as cell service cuts out. The unit itself is in pretty good shape a few quirks but I think that is most rentals. The owner communicated well including with issues of the Amazon Fire Stick but that helped us prepare and bring our own.
The photos don't do it justice! Everything about our stay exceeded our expectations. Communication was great, the house was lovely, but wow the location, the beach, the sunrise... this is an absolute hidden gem. Highly recommended!

This is a small house that feels big with the vaulted kitchen and living room areas! And the new 2021 modern covered porch following lines of the original structure.
