The property consists of ten stone and brick houses, each featuring a private outdoor pergola equipped with a table and chairs – perfect for al fresco dining in complete privacy and comfort.

Within the large enclosed garden, guests can enjoy cozy corners shaded by gazebos and pergolas with barbecues, ideal for delicious lunches or dinners with friends, a glass of wine at sunset, or moments of pure relaxation. Between art sculptures, hammocks, and sun-drenched lawns, this is the perfect place to unwind and reconnect with nature.

For families and active guests, there are plenty of leisure options: a five-a-side football field, bocce court, ping pong table, and an outdoor playground with slides and swings. Fishing lovers can spend peaceful hours by the private pond, while fitness enthusiasts can train on the Calisthenics equipment around the lake.

At the heart of the estate lies a beautiful private pool (14 x 6 m, depth 150 cm), surrounded by flowering trees and shrubs. Equipped with sun loungers, deck chairs, and an outdoor shower, the pool is open from May 1st to September 30th, offering the perfect setting to relax and enjoy the Umbrian sunshine.

For those seeking wellness, a private spa area (open all year, available at an extra cost) offers an intimate retreat with a wood-heated hot tub and a natural wood sauna, blending rustic charm with modern comfort. The spa also includes a solarium, a meeting room with a dedicated kitchen, a bathroom, and a changing room.

The villa also features spacious outdoor areas, including a large covered pergola with a minimalist design and seating for up to 60-80 guests – ideal for events, weddings, private parties, and open-air gatherings.

Guests also have access to a large private parking area (14 covered and 10 uncovered spaces), a biological orchard and vegetable garden where they can freely pick seasonal produce, and a charging station for electric vehicles.

Finally upon prior request, 4 electric bikes are available for guests to enjoy at an additional cost.

Internal Description

Villa Borgo Alloccara is a charming estate made up of 10 traditional stone and brick houses, each featuring Internet Wifi, a safe, and a private outdoor pergola furnished with a table and chairs – the perfect spot to relax and enjoy the peaceful Umbrian countryside. Additionally, 3 houses are equipped with air conditioning.

Inside, every home preserves the authentic charm of rural tradition, with terracotta floors, exposed wooden beams, and vintage furnishings that tell stories of the past. Hanging objects, woven chairs, and rustic details create a warm, welcoming atmosphere where time seems to slow down.

The entire property can sleep up to 41 people, with 19 bedrooms and 14 bathrooms. Internet Wifi is included. 5 baby cots and 5 high chairs are available upon request at an extra fee. Pets are allowed upon request at an extra fee.

Within the estate, guests can enjoy welcoming communal areas designed for relaxation and convivial gatherings: the Sala Cappuccina and the Locanda delle Rose.

The Sala Cappuccina is a charming 60 m² living space that embodies the warmth of Umbrian tradition. With its wooden beams, terracotta floors, and soft lighting, it offers an intimate, cozy atmosphere – perfect for spending pleasant moments with family or friends. The space is furnished with tables of various sizes, a comfortable lounge area, and a cast-iron fireplace, and can accommodate up to 30 guests.

The Locanda delle Rose, measuring around 50 m², is ideal for themed dinners, wine and food tastings, cooking classes, business meetings, or small ceremonies. It features handcrafted wooden tables set on an antique stone cobblestone floor, and includes a fully equipped independent kitchen (allowing guests to prepare meals on their own or with the help of an external chef or pastry chef) and a bathroom. The room can also host up to 30 guests.

Both areas are equipped with air conditioning and provide a warm, elegant atmosphere that makes them perfect not only for private events but also for meetings or work sessions, thanks to a 60-inch smart tv ideal for presentations and projections.

- House 1 (68 m² – up to 5 guests): Located on the first floor and accessible via an ancient stone and brick staircase, this house welcomes guests with a spacious living room featuring air conditioning, a large stone fireplace, masonry kitchen, armchairs and sofa. It includes 1 triple bedroom (with a canopy bed and a single bed), 1 twin bedroom, and one bathroom with shower. Outside, a wrought-iron gazebo covered with jasmine offers fragrant shade and a peaceful atmosphere.

- House 2 (65 m² – up to 4 guests): Situated on the first floor, accessed by a brick staircase, this apartment boasts a beautiful private terracotta terrace, completely reserved for guests, with a wrought-iron pergola, barbecue, and outdoor shower. Inside: a large living room with brick fireplace, air conditioning and two sofas, masonry kitchen, 1 double bedroom, 1 twin bedroom, and one bathroom with shower.

- House 3 (90 m² – up to 8 guests): Located on the ground floor, this house features a wooden pergola surrounded by greenery in a private, shaded setting. Inside, there are 3 bedrooms (two doubles and one with a double bed plus bunk bed), a spacious living room with brick fireplace, masonry kitchen, and two bathrooms with showers.

- House 4 (80 m² – up to 6 guests): Spread over 2 levels, this charming home has a pergola shaded by wisteria and a built-in barbecue. It offers 2 double bedrooms, two beautifully detailed bathrooms, and a cozy living room with fireplace and two sofas. A 25 m² wooden loft houses two single beds, accessible from the living area.

- House 5 (45 m² – up to 4 guests): Located on the ground floor, with a wooden loft reached by a rustic ladder. The living room features a typical terracotta and wood fireplace, a masonry kitchen, 1 double bedroom, bathroom with shower, and 2 single beds in the loft. Outside, a wrought-iron pergola covered with wisteria provides a peaceful spot for outdoor relaxation.

This house is barrier-free and suitable for guests with disabilities.

- House 6 (55 m² – up to 4 guests): Arranged over 2 levels, with living room and kitchen on the ground floor and sleeping area upstairs. It features air conditioning, a fireplace, bathroom with shower, 1 double bedroom, and a study with 1 double bed. Outside, a private area with pergola and table completes the space.

- House 7 (68 m² – up to 4 guests): Situated on the ground floor, with a large wrought-iron pergola draped with wisteria, this house includes a living room with two sofas, masonry kitchen, 1 double bedroom, and 1 twin bedroom.

Excluded from the price: Final cleaning (500.00€); air conditioning on consumption (0.50€/kW); heating (if used) on consumption; wedding or party fee (500.00€); pets allowed upon request (40.00€ per pet); 1 baby cot and 1 high chair upon request (40.00€ per set); use of the spa (350.00€ per day, payable locally and booked in advance); electric car charging service (0.50 €/kw); electric bike rental (upon prior request – 30.00€ per bike per day); tourist tax (2.00€ per person per night).
