Interior:
The property consists of the main villa and an annex. The villa is on four floors connected by an internal staircase. The main villa is about 480 sqm and the annex about 40 sqm. BASEMENT FLOOR - Billiard room and a bathroom with shower. Laundry room with independent access from the outside. GROUND FLOOR - The entrance hall of the villa communicates with the kitchen, the dining room, the living room with ornamental fireplace and the stairs to the upper floor. Sleeping area with a double bedroom with divisible bed, a bathroom with tub and a double bedroom with queen-size bed (1.40m). FIRST FLOOR - Living area with ornamental fireplace. Double bedroom with ensuite bathroom with whirlpool tub and two basins, twin bedroom with bathroom with shower and ornamental fireplace, twin bedroom with joinable beds with adjacent bathroom with shower, double bedroom with divisible bed with ensuite bathroom with shower. MEZZANINE FLOOR - Connects the first and second floors (28 steps). SECOND FLOOR - Twin bedroom with joinable beds with bathroom with shower and walk-in closet. ANNEX - Double bedroom with divisible bed with ensuite bathroom with shower and walk-in closet. Air conditioning (in the bedrooms).
Park:
The land of the property is approximately 2.6 hectares and is cultivated with olive trees and vines. The area pertaining to the villa is enclosed with a 2 m-high fence. The area pertaining to the villa is about 8600 sqm and, in addition to lawn areas, is adorned with hedges, holm oaks and aromatic plants. Between the villa and the annex is a small sitting area with sofa, accessible from the kitchen. In front of the annex is the barbecue area and wood-burning oven. The outdoor dining area is located under a pergola in front of the annex. The covered parking area has space for up to 4 cars.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool is located on a terrace at a lower level than the villa, about 50 m from it, and is reached by steps and an electric stair lift; it offers a panoramic view of the countryside and the town of Sinalunga. Infinity pool, rectangular and measuring 15 x 8 m with the depth varying from 1 to 2 m. Lined in PVC and tiles, with a steel access ladder. Internal and external lighting; solar shower. Salt purification Sunbathing area of about 20 sqm with sunbeds under two umbrellas. Open from the last Saturday of April to the first Saturday of October.
