This charming top-floor duplex flat in a Victorian terrace is filled with natural light and features two balconies. Just 10 minutes’ walk from Holloway Road Underground and Upper Holloway Overground, and less than a mile from Emirates Stadium, it offers two double bedrooms, a spacious open-plan living area, and a fully equipped kitchen. Perfect for relaxing, it includes a Sky TV subscription, reading materials, and modern amenities.

Welcome to this beautifully converted Victorian terrace duplex flat, located just off Holloway Road in North London. This spacious top-floor property is set over two floors and boasts two balconies and large windows, allowing plenty of natural light to fill the space.

On the lower level, you’ll find two comfortable bedrooms, both equipped with double beds and generous wardrobe storage. The master bedroom features a desk, ergonomic chair, and monitor for those needing a workspace. The bathroom includes a shower over the bath, and there’s a traditional maid pulley clothes airer, as well as a retractable clothesline accessible via one of the balconies.

Upstairs, the open-plan living, dining, and kitchen area is perfect for relaxing or socialising. The kitchen is fully equipped with modern appliances including a built-in fridge freezer, oven, washing machine, gas hob, kettle, and toaster. The south-facing balcony, accessible from the living area, offers a sunny spot with a bench for outdoor relaxation.

The living room features a large corner sofa, a glass TV with a standard Sky subscription, and reading materials to enjoy during your stay. The property is conveniently located within a 10-minute walk of Holloway Road Underground and Upper Holloway Overground stations, providing easy access to Central London, and it’s less than a mile from the iconic Emirates Stadium.

We'll provide complimentary tea, coffee, and a few travel-sized essentials like shampoo, shower gel, and soap. You'll also find a washing-up pack, toilet roll, and kitchen roll to last a couple of days. If you need more during your stay, there are many supermarkets just a short walk away on Holloway Road

You have access to the entire property with no disruptions. Should a maintenance query occur, you will be asked permission first before we access the property to carry out a repair.

Check-in/ check-out:

Our standard check-in time is after 3 pm. Check-out is before 11 am. If you wish to check in or check out outside these hours please let us know. This is subject to availability and a fee.
Please be on time when checking out. Our cleaners are often there at 11 am on the dot and have a busy schedule. A ÂŁ20 charge per half an hour will be applied for unauthorised late check-outs or early check-ins.

Keys:
Specific instructions are given a day before check-out to ensure keys are placed in the key safe when departing the property. If instructions are not followed, this will cause a delay in my cleaner's access and impact their schedule for the rest of the day. As a result, there will be a fine of ÂŁ50.

A ÂŁ50 fee is charged for call out if you forget the keys and lost keys are charged at ÂŁ100 for replacement locks. Please be careful with them.

Parking:
There is no space parking with the property. The are many cost efficient ways to find a parking space online or with the apps:

With the two suggested below residents in the neighbourhood advertise their parking spaces at a reduced rate compared to most car parks

PLEASE NOTE, if hiring a Zip Car, parking is not included in their charges, therefore must also be purchased in addition with the use of the car.

Family facilities:
A travel cot is available to rent for the duration of your stay. It is ÂŁ40 for the rental, drop off and pick up of the cot. Bedding for the cot is not provided so please bring your own. If you would also like to include the use of a high chair as well, the cost will be ÂŁ45 in total.

Smoking:
Smoking is strictly forbidden. A fine of ÂŁ200 will be charged when discovered.

Additional guests:
No extra guests are allowed in the property at any time without prior permission and no parties/loud music allowed. We are very conscious of being in a residential area and any violation of either rule will incur a ÂŁ250 fine.

Lost property:
Please be careful not to leave anything behind when you checkout! A separate company deals with shipping lost property and charge a minimum ÂŁ25 per item, plus shipping costs.

Pass the KeysÂź provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned. We guarantee professionally cleaned linens and toiletries. We also provide 24/7 guest support and local personal service before and during your stay.
The local community-based team of Pass the Keys¼ personally inspects the property and certifies the home has met Pass the Keys¼’s Property Readiness Standard.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
