Nestled in De Beauvoir Town, this cosy 1-bedroom ground-floor flat offers peaceful views of the garden. Enjoy modern amenities like a fully equipped kitchen, a light-filled living space, and underfloor heating in the bathroom. Ideal for a relaxing stay, it features a double bed, a workspace, and Google Chromecast for streaming. Perfect for couples or solo travellers seeking a quiet London escape.
Welcome to my charming 1-bedroom flat in De Beauvoir Town. Located on the ground floor, this peaceful retreat overlooks the building’s tranquil rear garden (please note, the garden is not accessible).
The kitchen is fully equipped with a gas hob, oven/grill, microwave, dishwasher, washer dryer, and a 50/50 fridge freezer. A selection of pots, pans, and utensils make home catering easy, and you’ll also find a L'or Barista coffee machine, a kettle, and a toaster for your convenience. Complimentary tea and coffee are provided, though coffee lovers are encouraged to bring their preferred pods for the machine.
In the living room, unwind on the comfortable double sofa or armchair. Enjoy a selection of board games, books, or stream your favourite shows on the TV with Google Chromecast.
The bedroom features a cozy double bed, a built-in wardrobe with hangers, a chest of drawers, and a desk with a monitor—ideal for remote work. Families are welcome to borrow the Cuggl Little Snooze travel cot (Size: H74, L100, W74cm). Glass panels in the living room and bedroom doors, along with transom windows, allow natural light to flow throughout the flat, creating a bright and airy atmosphere.
The bathroom is equipped with underfloor heating, a rainfall shower with a handheld attachment, and a wash hand basin with storage in the vanity drawers.
To make your stay even smoother, I provide complimentary tea, coffee, and a starter pack of toiletries, plus essentials like washing-up supplies, toilet roll, and kitchen roll. If you need extras, the nearest convenience store is just a 2-minute walk away. Should you need more, there’s a Tesco Express at Southgate Rd 14, just a few minutes’ walk away.
You have access to the entire property with no disruptions. Should a maintenance query occur, you will be asked permission first before we access the property to carry out a repair.
The essential but less exciting parts!:
Check-in/ check-out:
Our standard check-in time is after 3 pm. Check-out is before 11 am. If you wish to check in or check out outside these hours, please let us know. This is subject to availability and a fee.
Please be on time when checking out. Our cleaners are often there at 11 a.m. and have a busy schedule. A £20 charge per half an hour will be applied for unauthorised late check-outs or early check-ins.
Keys:
Specific instructions are given a day before check-out to ensure keys are placed in the key safe when departing the property. If instructions are not followed, this will delay my cleaner's access and impact their schedule for the rest of the day. As a result, there will be a fine of £50.
A £50 fee is charged for call out if you forget the keys and lost keys are charged at £100 for replacement locks. Please be careful with them.
Travel cot:
Please make sure to bring your own cot bedding. The manufacturers specify that the mattress that comes with the cot should only be used, and a second mattress should not to be used against suffocation hazards.
Parking:
There is no space parking with the property. The are many cost efficient ways to find a parking space online or with the apps:
- RingGo for pay as you go on street parking
With the two suggested below residents in the neighbourhood advertise their parking spaces at a reduced rate compared to most car parks
- Parkopedia
- Just Park
PLEASE NOTE, if hiring a Zip Car, parking is not included in their charges, therefore must also be purchased in addition with the use of the car.
Smoking:
Smoking is strictly forbidden. A fine of £200 will be charged when discovered.
Additional guests:
No extra guests are allowed in the property at any time without prior permission and no parties/loud music allowed. We are very conscious of being in a residential area and any violation of either rule will incur a £250 fine.
Lost property:
Please be careful not to leave anything behind when you checkout! A separate company deals with shipping lost property and charge a minimum £25 per item, plus shipping costs.
Linen Policy for Extended Stays
For stays over 21 nights, our professional linen service requires a refresh every 21 days.
You can choose between:
Fresh Linen Supply – A new set of bed linen and towels delivered, with used ones collected.
Linen Rehire – Keep the current set, which will be collected for cleaning after departure.
Both options are available at the same cost.
Property Management Services:
Pass the Keys® provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned. We guarantee professionally cleaned linens and toiletries. We also provide 24/7 guest support and local personal service before and during your stay.
The local community-based team of Pass the Keys® personally inspects the property and certifies the home has met Pass the Keys®’s Property Readiness Standard.
IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
