We're nestled a mere 8 to 10-minute saunter from Paddington & Elizabeth Stn - close enough to make your morning commute feel like a leisurely stroll in the park, and just 5-10 minutes on foot from Royal Oak Station, the new Elizabeth Line, and a smattering of other stations. Unfortunately, we're unable to do any beautification on it without the city's approval and we're waiting for them to give us the go signal. Because of this, the price you see already got a 20% discount applied. The kitchen window is on top of a railway, this might produce some noise at night if you're a sensitive sleeper.

The guest will have access to the entire place including a fully-equipped kitchen, 2 dining areas, a living room, a newly renovated bathroom with hot water and a rain shower head, and to top it all off, 2 comfortable and brand-new mattresses.

We are available to support you in every aspect of your stay. We strive to provide a 5-star experience during your stay with us, if anything is not as expected, please let us know so we can fix it ASAP.

To ensure the most comfortable and safe environment for everybody, we require our guests to follow some basic hygiene rules. We take this very seriously and we won’t hesitate to take action (= ask you to vacate the property immediately and/or charge additional fees) if we notice that rules aren’t followed or if complaints from other guests are received.

Please do your part and let us know if you observe anything that is not up to standards. Enjoy your stay!

- Keep noise to a minimum after 10 pm.

- There shall not be smoking inside the home. An extra cleaning fee of £200 is applicable if a smoking smell and residue are discovered.

- Please do not rearrange furniture. If you are staying long-term and need a re-arrangement, please message us.

- If guests are found to have had a party without the host's permission which results in extra cleaning, guests will be responsible for extra cleaning charges (£100) and in the unfortunate event of disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

- You’re welcome to invite friends and colleagues into the apartment from time to time, if anyone ends up sleeping in the property, please let us know, otherwise, an unauthorized guest fee of £100 per guest per night would be applicable.

- If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY AND A FINE OF £500 would be applicable.

- Lastly, because this is an Airbnb community, not a hotel, please be respectful of the property and keep it clean before you leave. (Respect our property and our things)

KITCHEN
- Please enjoy the kitchen and all the appliances in it. Guests are expected to tidy up and clean after themselves, including wiping the surfaces with disinfectant and placing dirty items in the dishwasher. Tidy and clean seating area after use.
- PLEASE WASH YOUR DISHES OR PLACE THEM IN THE DISHWASHER after use.
- Use the washing machine at your preferred time.

BEDROOM
- Noise to be kept to a minimum - no loud music/television after 10 pm.
- Please don’t keep any dirty plates or cups in the bedroom: they attract bugs. Please take them down immediately after use.
- Please dispose of all your rubbish - additional bin bags under the sink.

CAMERAS
- Please be advised that we have cameras in the common areas for safety and security purposes. All clips are stored for 24 hours and automatically deleted thereafter. Please feel free to reach out to us before booking if you have any questions/clarification on this matter.

KEYS
The lockbox is the only safe place to leave your key. If after checkout the keys are not in the lockbox or the lockbox is not closed correctly, you will be charged £100 because we would have to change the entire lock for the safety of the other neighbors.

UNAUTHORIZED LATE CHECKOUT
Our cleaners have a strict schedule to follow so any unauthorized checkout that delays their schedule will result in a £100 fine.
