Santa Maria Maddalena is a restored historic villa located in the hills near Castel San Pietro Terme, just outside Bologna. The property includes a former rectory, sacristy and deconsecrated chapel, originally part of the Santa Maria Assunta alla Cappella church complex dating from 1366. The entire residence has been carefully renovated to combine contemporary comfort with traditional architectural features, including original frescoes and handcrafted finishes. With contemporary style throughout, the villa offers five double bedrooms, spacious living areas, lift access to the upper floor. Outside there is a panoramic outdoor setting with a pool, al fresco dining and sweeping views over the vineyards of the Palazzo di Varignana estate. Guests staying here benefit from discounted access to the estate’s spa, sports courts and wine experiences, all within 2 km of the villa.

Interior:
The two floors are connected by a traditional stone staircase and two lifts. GROUND FLOOR – Entrance hallway; laundry room; bar area with countertop; kitchen with central island; dining room with ornamental fireplace; living room with access to the garden; one guest bathroom with disabled access; second guest bathroom; one double bedroom with en-suite bathroom with tub and shower, direct access to the garden via six steps; internal access to the deconsecrated chapel. FIRST FLOOR – Four double bedrooms, each with en-suite bathroom with shower; one bedroom is reached via six steps; one bedroom is wheelchair accessible. All bedrooms include a minibar and safe.
Park:
The villa is set within 8400 sq m of fully fenced grounds in an elevated position overlooking the hills near Bologna. A wrought-iron entrance gate leads to the driveway and parking area for up to seven cars. The garden is planted with olive trees, hedges, shrubs and seasonal flowers. A paved terrace runs around the villa and includes a shaded dining area with table, chairs and umbrella. The chapel entrance, garden paths and pool area are accessible via paved walkways.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
Located about 50 m below the villa and reached by a paved ramp or lawn pathway, the pool area includes two adjoining rectangular pools: one main pool (5.90 x 10 m, constant depth 1.39 m) and one hydromassage pool (3.20 x 5.90 m, depth 1 m). Lined in renolit and purified with chlorine, the pool area is enclosed by a gate and features a solarium paved in stone, umbrellas, sunbeds and two outdoor showers. The pool is open from the last Saturday in April to the first Saturday in October.
