- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Villa Flaminia stands surrounded by hills and vineyards, in the peaceful green Umbrian countryside, just outside Gualdo Cattaneo. A magnificent country house built with stones recovered from the original walls and renovated (finished in 2016), with passion and care by the owners, offering all modern comforts without losing any of its rustic charm. The numerous original architectural features such as antique terracotta, exposed stone, sturdy wooden ceiling beams, together with customised furnishing accessories, create a timeless atmosphere. The bedrooms are elegant, comfortable and tastefully decorated, all with ensuite bathrooms and air conditioning. The garden will captivate you with its colours and large available spaces, leading you to relaxing living areas and the scenic salt-purified swimming pool which stands out a few metres from the villa, with nothing obstructing the open horizon in front. You can choose whether to relax under the wooden gazebo with large dining area equipped with barbecue and wood oven or under the characteristic portico, both of which are perfect for eating outdoors or enjoying a good glass of wine in company. In short, a fantastic home for those looking for a relaxing holiday in full contact with nature. We are in Gualdo Cattaneo, a small medieval borgo, characterised by an old fortified castle and a piazza, where your gaze will lose itself among olive groves and vineyards. Villa Flaminia will be an excellent starting point for exploring the amenities of an area that has so much to offer the traveller curious to discover the artistic treasures of timeless charm, found in the stupendous towns of the surroundings (Perugia, Assisi, Gubbio, Montefalco, Spello, Todi, Città della Pieve, Cortona and many others), the panoramic roads and the typical flavours of a land that continues to maintain the taste of authentic tradition. Basic services and shops can be found 4 km away in Gualdo Cattaneo.

Interior:
The villa has two floors, with the main entrance on the ground floor leading to the large open-plan living area with sitting room, soft comfortable sofas, Smart TV, fireplace and dining table communicating conveniently with the built-in kitchen. The floor is completed by a double bedroom with ensuite bathroom with shower, a guest bathroom and the laundry room. In the sitting room, dining room and bedroom are French windows that lead directly out to the garden, rendering the internal and external areas perfectly usable. An internal brick staircase leads up to the first floor consisting of two double bedrooms with ensuite bathroom with shower, a double bedroom with a large private terrace (20 sq m) with ensuite bathroom with tub and shower and, completing the floor, a study (a loft with a view of the sitting room below on the ground floor) with a double sofa bed. The bedrooms, sitting room, kitchen and loft are all equipped with air conditioning.
Park:
The approximately 2500 sq m estate in which the villa stands contains the well-kept garden enclosed by 1.60 m high hedges and fence, a luxuriance of many types of blooms, a mantle of green lawn, aromatic herbs, a small vegetable garden and tall trees. In the well-equipped outdoors, under the large elegant wooden gazebo with direct access from the sitting room French windows, the external dining area finds its perfect location, completed by a built-in barbecue, wood oven, sink and living area with sofas and armchairs from where you can admire unforgettable sunsets while sipping an apéritif. Outside the entrance door is a large portico with table and chairs. Two parking areas, for a total of 4 cars, are available as soon as you pass the two gates (an automatic one and a manual one) that lead into the property.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The panoramic swimming pool is located just 10 metres away and on the same level as the villa. Rectangular and measuring 8 x 4 m with the depth ranging from 1.20 to 1.50 m, it is lined in PVC and has a travertine border, salt purification, internal spotlights and submerged steps for access to the water. The surrounding solarium in terracotta and lawn is equipped with sunbeds and umbrellas. The pool is available from the last Saturday in April until the first Saturday in October.
