This was my 5th time visiting Rome (July 2023), and let me tell you, this is by far the best apartment we ever stayed in. It's newly renovated and in a quiet part of town, but here is what it had that was very important to us - 3 AC units, one in each bedroom and one extra in the living room - all worked well during the hottest month of the year, new sound-proof windows and automatic outside shutters on all windows - all of that made the stay so much more comfortable. The building had an elevator and a wide staircase which a lot of historic apartments in Rome lack. It's located within 10-15 minute walk from 2 metro stations and about 25 minute walk from Colosseum. Also - this is just outside of the busy tourist area, so - no gift shops, restaurants serve mostly local residents, and everyone is really, really friendly. We enjoyed sitting on a bench at nearby Piazza Testaccio, having a glass of wine and some food along with all the locals gathered there in the evenings - young and old, truly awesome experience. There were about 9-10 great restaurants within 5 minute walk as well as several small grocery stores. The host was very attentive and a pleasure to deal with.
