Set in the heart of Umbria’s countryside, Villa del Falco is an elegant stone-built house including a mediaval watchover tower dating back to the XIV century, protected for its great historical value. Villa del Falco enjoyes a breathtaking view of Todi's historic centre, with bell towers and the huge dome of Santa Maria della Consolazione church.
The name of the villa refers to the presence of a couple of hawks, whose flight can be observed in the quitest days, high in the sky over the park.
Villa del Falco is a spacious villa for families or friends holidaying together, ideal for intimate events and anniversaries in the undisturbed countryside.
Its peaceful setting is conveniently close to Todi (9,5 kms - 15 minutes drive), Orvieto (40 kms) and Perugia (50 kms) for restaurants, shopping, art galleries and nightlife; to Montefalco (40 kms) and the wine district of Umbria and to Spoleto (50 kms) and Assisi (60 kms), for medieval architecture, white truffles, olive oil production and Franciscan itineraries trough woods and hillside retreats of hermits.
Nearest restaurants are 2 kms away (4 minutes drive): Ristorante Rosa dei Venti is one of the best restaurants of the area. Restaurant la Cruccola, same distance in the village of Acqualoreto, is a family restaurant very appreciated by our guests. Nearest bar is 4 minutes drive, the supermarket is 10/15 minutes drive.
In Todi there is also a connection to free motorway E45 leading to the South (Rome) and the North (Perugia, Tuscany).

DESCRIPTION OF THE PROPERTY
Villa del Falco is very spacious and elegantly furnished, predominant colors are light cream and purple red, combined with the wood color of the furniture and beams and the neutral colours of the stone walls. Decorations can be found in the wooden-beamed ceilings and the fireplace of the main living room; the study and a beautiful bedroom in the tower, have a wall entirely decorated with medieval or religious sceneries.
The house consists of 2 parts: the main villa (sleeps up 11+1) and the annexed dependance (sleeps up 2+2).
The entire property can comfortably accommodate up to 13 people inside and outside, extra beds can be provided if necessary.
The dependance is on ground floor and is ideal for people with restricted mobility or for guests looking for more privacy, having an independent entrance. It can be reserved at an extra cost.
In case the guests use just the main villa, they would have exclusive use of the park and pool, none would stay in the dependance.

Ground floor:
The large living room on ground floor is the heart of the villa, with stone arches, a big fireplace and purple red sofas; the room has a double access, from both sides of the villa. From the living room, without any interruption, a reading area leads to one of the most enchanting rooms of the property, the dining room with a stone barrel vaulted ceiling. Naturally cold even in the hottest weeks, this area, at the basement of the medieval watchover tower, was the former military horse stable. In the same side of the villa there is a toilet and the fully fitted kitchen, recently renovated, with large refrigerator and freezer and all modern appliances.
A gym/hoby rooms completes the ground floor: the gym/hobby room area consists of two large rooms: in the changing room there are benches, clothes hangers and a hydromassage tub/shower with radio. The other room is the gym/hobby room with ping pong table, professional table football, sports bench, exercise bike, multifunction machine for legs and arms, exercise mat. There is also a bathroom.

First Floor:
A stair leads to the first floor, composed of an elegant and spacious study room in the medieval tower. Featured by a wall with a large painting of medieval scenes, the room has a desk, sofa, satellite TV, private bathroom with shower and direct access to the external loggia in the back of the villa, with laundry area.
In the same floor can be found a sleeping area with 4 bedrooms: a twin bedroom (beds aren't joinable) with en suite bathroom (Jacuzzi shower), a single bedroom with en suite bathroom (shower), a spacious double bedroom - considered the master bedroom - with 2 windows offering lovely views, private bathroom (Jacuzzi shower) and a bedroom generally used for kids, with 2 single beds (joinable) and an extra bed, the kid room has a private bathroom with shower. Ceiling fans in the bedrooms.

Second Floor (tower)
a wooden stair of 15 steps leads to the second floor of the tower, where there is a beautiful bedroom with en suite bathroom (Jacuzzi bathtub), the view from the bedroom and bathroom windows is amazing. There are 2 single beds (very close but not joinable, due to the structure of the bed) that can be also used by a couple. This bedroom is preferably used as twin bedroom. Ceiling fan.

Third Floor (tower)
the wooden stair - 13 steps - reaches the upper and most beautiful bedroom of the villa, the gorgeous double bedroom with painted wall, representing religious elements (copied by a church in Spoleto), en suite bathroom (Jacuzzi bathtub). Ceiling fan.

Dependance
Independent apartment on groud floor with private access, consisting of an open room with double bed, library and sofa bed, dining table; bathroom with shower.

GARDEN AND POOL, TENNIS COURT
The garden is encircled by a great variety of mature trees, flowers, fruit trees, olives, bushes and lawn. In addition to the manicured garden, the private land of the villa includes olive grove and vineyard, producing excellent wine and extra virgin olive oil, that can be purchased during the stay.
There are plenty of outdoor spaces at Villa del Falco: a large al fresco dining area under the portico in front of the pool, with table that, extended, can seat up to 15 people, deckchairs and barbecue.
The generously sized pool is just in front of the property. Roman staircase, 15x7 meters, 1.4 to 1.9 meters deep. Around the pool flooring, there is shower, sun umbrellas, sunloungers and some stone seats to relax and appreciate the glorious views of Todi historic centre.
The back area of the garden is also lovely, with ping pong table and relax corners.
A few steps from the pool there is the private tennis court (no lights in the evening), for our guests' use, some tennis rackets can be provided, on request.

Pets are not permitted. Smoking is permitted only outside.
The villa is not ideal for people with wheelchair, bedrooms of the villa are on first, second and third floor. The bedroom of the dependance, on ground floor, can be used by people with restricted mobility, please enquiry.

RENTAL RATE - minimum stay 1 week

Should the Coronavirus restrictions be in place or should a guest be tested positive during the holiday, a treatment against Covid-19 virus would be compulsory at the chekc out and the extra cost should be paid by the guest, locally in cash. The cost for this villa is 400 euros/reservation + vat (22%), for a total of 488 euros. The treatment is done by an external company, in addition to the normal cleaning carried out by local cleaning staff, the treatment is done inside and outside the villa, including sofas, blankets, pillows, all surfaces, outdoor dining furniture and the garden. the cost is , payabale locally by the guests.
