Time to relax, unwind and make memories at our breathtaking beach house. This luxurious 3-bedroom, 2-bathroom home with a study is nestled in the quiet neighbourhood of Cabarita Beach, just a 9 min walk away from the beach and shops.
Enjoy a stroll along Caba Beach, dive into the refreshingly blue ocean, or soak up the endless sunshine. After a day of adventure, return to the villa for a BBQ on the outdoor entertaining deck and laze by the pool with a glass of wine. We call this “The Cabaway”.
The recently renovated beach house features:
Open Concept Kitchen and Living Area: ideal for socialising and cooking.
Huge Entertainment Deck: perfect for outdoor dining and lounging.
Plunge Pool and Tropical Garden: a relaxed atmosphere for your enjoyment.
The villa features 3 bedrooms, a study and 2 bathrooms comfortably hosting up to 6 guests:
Master Bedroom: King sized bed, ensuite bathroom with separate shower and bath, sliding doors to the deck and a TV.
Second and Third Bedrooms: Queen sized beds with an adjacent second bathroom.
Study: Equipped with an office chair, desk and monitor, perfect for remote work.
The villa boasts top of the range domestic appliances as well as a Nespresso machine, wonderboom speaker, cocktail shaker, free fast speed Wifi, Smart TVs and ducted air-conditioning throughout.
The undercover entertainment deck includes an alfresco dining and lounge ensemble, modern sun beds, a Weber BBQ and an outdoor shower.
There is a carport and off-street parking for two cars.

There’s also a local bus service that connects Cabarita Beach with surrounding areas, providing an easy way to travel without the need for a vehicle.

Dear Guests,
To ensure the comfort and well-being of all our guests and neighbouring residents, we have established a set of rules and regulations. By confirming the booking, you agree to read and abide by these terms and conditions. Understanding and following our house rules will help create a pleasant stay for everyone. Please review the rules carefully to avoid any misunderstandings, potential loss of your security deposit, eviction, or additional fees and charges.
CHECK IN
Check in time is 2pm or later unless prior arrangement has been made with your host. Self check in and access to the property is available via a coded keypad. Check in instructions will be sent to you the day prior to check in.
CHECK OUT
CHECK-OUT TIME: 10AM. Before you leave, please follow the 'Check Out Instructions' provided below. We inspect the property after guests check out to ensure all instructions have been followed and the property is left clean and undamaged. Failure to comply may result in additional cleaning fees or a claim on your security deposit. If you’d like to arrange a late check-out, please contact us.
CHECK OUT INSTRUCTIONS To avoid any additional cleaning fees, please ensure you complete the following steps prior to check out: :
Remove all food from the fridge, freezer, and pantry.
Load and run the dishwasher.
Dispose of all rubbish in the appropriate bins.
Close and lock all windows and doors.
Turn off the A/C, fans, lights, and all appliances.
Please close the carport roller door.
EXTRA CLEANING FEES
Additional cleaning charges may apply for tasks such as washing dishes, removing food, disposing of rubbish, cleaning the BBQ, or laundering stained linen. If the cleaning costs exceed the fee specified in your booking summary, you will be billed for the extra expenses.
BINS + RUBBISH
Please ensure that rubbish is placed in the correct bins for general waste, recycling, and green waste. If items are not sorted properly, extra cleaning fees may be charged for removing incorrectly disposed rubbish.
PARKING
Please park in designated parking spaces on the driveway.
WIFI
We offer Free WIFI, on a fair use policy. Commercial use or heavy use will incur additional charges.
UTILITIES
Please ensure that all electrical appliances are turned off when not in use or when you leave the property. This includes air conditioners, fans, hair straighteners, TVs, stereos, and portable device chargers. Wi-Fi and utility usage are closely monitored.
FAMILIES + CHILDREN
Children must be actively supervised at all times, with full responsibility resting on the parent or guardian. All child-friendly items are regularly maintained and checked. If you have arranged for a porta cot, high chair, or baby gates during your stay, we ask that you inspect and approve these items upon arrival and before use.
GUEST ACCESS ONLY - NO VISITORS
Guest access is limited to those named in the booking summary or up to 6 guests. Please contact your host if you wish to invite visitors or additional people. Unauthorised guests will incur a penalty fee or deem the booking invalid. Your booking includes up to 6 guests (including children) unless other arrangements have been made in advance. We’re happy to discuss your specific needs during the booking process.
PARTIES & EVENTS
We enforce a strict NO PARTY, NO EVENTS, and NO VISITORS POLICY. Reservations are not accepted for guests attending festivals, hen/bachelor parties, or similar events. Non-compliance with this policy will result in the immediate invalidation of your booking. Should any complaints arise regarding anti-social behaviour, appropriate authorities will be notified, and guests will be evicted immediately without refund or notice.
NOISE
Please be mindful of other guests and residents by keeping noise levels to a minimum after 8PM. This home is located in a residential area, and any noise complaints from neighbours or other sources may result in the immediate cancellation of your booking. In such cases, we reserve the right to evict all guests without refund or notice.
NOISE POLICY

No loud music played in any area.
PETS
Pets are not allowed on the property. If there is evidence of a pet having visited or stayed at the accommodation, it will be considered a breach of these Terms and Conditions. You will be required to remove the animal and will incur a $350.00 cleaning and deodorising fee.
LOSS OF KEY
The replacement fee for lost keys is $75.00 per key or lockout. If you require assisted access to the property for any reason, a minimum lockout charge of $180.00 will apply.
LINEN + REPLENISHMENTS
We provide bed linen, bath towels, pool towels and basic bathroom and kitchen essentials for your stay. Please remember to bring your own beach towels. If any linen or bedding gets damaged or goes missing, we’ll need to charge for replacement. Please leave all towels on the property.
THEFT & DAMAGES
Please report any damages or breakages to your property host as soon as possible. Failure to do so may result in a deduction from your security deposit. To prevent damages, please refrain from moving furniture or decor. An inventory of the accommodation and its facilities is maintained to monitor for theft and damage. We also conduct an inspection shortly after each check-out. This clause does not limit our rights to seek compensation beyond the amount of the security deposit listed on any booking platform.
PROPERTY SECURITY AND SURVEILLANCE
The security cameras at the property monitor only the exterior entry and exit points. Your privacy is respected. Please do not tamper with, remove, or cover the security equipment. When leaving the property, ensure you close the carport roller door.
PERSONAL ITEMS
Personal items left at the property will be returned to the specified address upon request. Please note that all postage and packaging costs are the guest's responsibility. We are not liable for the recovery or return of these items.
OPEN FLAMES
Use of candles, incense, cigarettes, open flames or lighters within the interior & exterior of the property is prohibited.
SMOKING + VAPING
This is strictly no smoking or vaping property. If you need to smoke, please leave the premises. On the day of check-out, an inspection will be conducted. If there is evidence of cigarette smoke odour or cigarette butts, an additional $350.00 cleaning fee will be charged.
PROBLEMS + COMPLAINTS
If you encounter any issues or have a complaint, please notify your host as soon as possible. We will address the situation promptly and effectively.
