Bluebush Estate - The Country House - Stunning Country Charm, Gardens & Sunsets
The Bluebush Country House has 5 bedrooms, all with private ensuite. The large commercial kitchen has a gas cook-top and double electric oven, dishwasher and microwave. There is a spacious lounge area with a cosy gas log fire for those chilly winter nights and a billiards room in the Breezeway Common Area. The fabulous undercover outdoor entertainment area has a gas BBQ and plenty of room to dine or relax while taking in the picturesque views over our boutique vineyard and gardens. Common Area guest facilities include full size tennis court and saltwater swimming pool.
Please note: This is a rural property that runs on tank rainwater. Whilst the water is filtered for cooking and bathing, we suggest guests bring bottled for drinking purposes if they are sensitive. The tennis court and pool are shared facilities. There are 4 other accommodations on the Estate including the Owners Quarters. Bluebush Country House is very private and is suitable for guests who require privacy with all windows having blackout curtains or blinds.

Bedroom 1 - King or 2 x Singles with Ensuite
Bedroom 2 - King or 2 x Singles + Double and Main Bathroom
Bedroom 3 - King or 2 x Singles with En-suite
Bedroom 4 - King or 2 x Singles with En-suite
Bedroom 5 - King or 2 x Singles with En-suite
How We Price: The booking price is based on 12 Guests. Any guests above this number must be approved by your host and are chargeable on a per person/per night rate plus rollaway OR, additional houses on the Estate may be added to the booking to allow for greater staying guest numbers, where available. Reductions in guest numbers are non-refundable.
Arrival Details: Access to the property is made easy for you. We will send you an access code just before 2pm on your arrival day via SMS and you will use this code for the duration of your stay.
Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels, garbage bags and drinking water, depending on the length of their stay. Pool/Lake/Beach towels are BYO.
Guest Amenities: We are Eco-Friendly - to help reduce wastage, we supply a Thankyou shampoo/conditioner/body wash in all showers which is used by guests, but are to be left at the property. In addition, guests are advised to bring any additional personal preferred bathroom products/amenities they require. All products must be septic safe.
Pools: Our Swimming Pool is an unheated salt water pool. We maintain this year round but it is quite cold in the cooler months. Guests are welcome to access this though, if they choose between 9.30am - 6.30pm daily. Children 16 yrs and under must be supervised by an Adult at all times.
Fires and Firewood: The Bluebush Country House has an internal gas fireplace with instructions for use. BYO Fire-pits & Firewood may be permitted - please check with Management prior to your stay. Fire-pits & Firewood can be provided at an additional charge, must be pre-booked.
Party Policy: We welcome Weddings, Milestone Celebrations, Family Reunions, Corporate Stays and Retreat Groups. Please be in touch with us to discuss your needs. Some events can be self-catered accommodation only bookings, however we also offer packages for Catering, Bar Services, Elopements, etc. Additional charges may apply for your event.
Pets: We are not Pet Friendly. Assistance Animals & Companion Animals are permitted on application.
Generally, all standard reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws unless permission has been given by management. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. Inappropriate/anti-social behaviour is not permitted.
Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing by management. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by conditions may apply to allow this including strict departure timing for visitors. We will always try to be reasonable with reasonable people within property constraints and House Rules. A per person charge may apply for each visitor due to the impact on the Rain water & Septic system during their visit. Please discuss with management for more information.
Cameras and Noise Monitoring: We are progressively rolling outdoor Cameras at our property in 25/26. Noise Monitoring will happen during your booking as Management live onsite. Outdoor Noise Curfew is strictly 10.30pm. Music/Noise/ Celebrations that may extend past this curfew must be approved prior to your booking to ensure Management can notify neighbours.
Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with 'Cover-More' or 'Travel Insurance Direct' or 'Insureandgo'
