USPS does not provide service in the community. UPS and FedEx will be able to deliver to your home.

FOR THE LITTLE ONES:

• Child Safety Pool Fence set up for each stay

POOL MAINTENANCE:
The pool is cleaned during the week, someone will come out during the day to treat the pool with chlorine, levels may be high, so we recommend waiting at least 2 hours before using the pool again.

POOL HEATER:
Please note the pool heater works thru HEAT EXCHANGE and might not function with weather near 50F or under. This is an extra service and may not be available at times.

HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services during your stay can be requested for an additional fee.

FOOD:
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will be provided prior to check in.

PARKING:
Up to 3 standard vehicles are permitted on the paved driveway area only.
Please be aware there is no street parking. This is a matter of public safety and City of Kissimmee Fire Code. Vehicles will be towed at owner’s expense. To avoid possible towing, please park in your driveways.

STRICTLY PROHIBITED:
NO STREET PARKING is allowed at any time. This includes temporary parking for loading/unloading. Any vehicle parked on the street will be towed.
The entire vehicle must fit completely on the paved driveway. NO PART OF THE VEHICLE (TIRE, BUMPER, MIRROR) IS PERMITTED TO BLOCK OR ENCROACH UPON THE SIDEWALK, EVEN BY ONE INCH. This is an immediate towable offense.
Parking on the grass, gravel, mulch, or any landscaped area in the front, is STRICTLY PROHIBITED. This is considered a property code violation and is an immediate towable offense.
Also, please be advised that all commercial vehicles, recreational vehicles, self-propelled motor homes, motorcycles, trailers and boats shall be parked in enclosed garage at all times and cannot be parked within the Community. It will be towed at owner’s expense.
PROHIBITED VEHICLES: Commercial vehicles, RVs, motor homes, boats, and trailers must be kept in the enclosed garage at all times. They may not be parked within the Community (driveway or street) at any time.

TOWING LIABILITY:
Towing is IMMEDIATE, without warning, and costly.
We cannot intervene on your behalf. All costs, release, and retrieval of the vehicle are the sole responsibility of the vehicle owner/guest.
Recommendation: If you have more than 3 vehicles, you must make alternative arrangements off-site before arrival.
Please check your parked vehicle every time to ensure all tires and bumpers are clear of the sidewalk and grass.

Guest Verification Process
For the safety of our guests and properties, we require identity verification for all reservations. Once your booking is confirmed, you will receive a secure link from our trusted partner, Truvi, to complete a quick verification process.

This includes:
• Uploading a valid government-issued ID
• Taking a short selfie for identity matching

The process only takes a few minutes and must be completed prior to check-in. All information is encrypted and securely handled by Truvi.

Reservations may be canceled if verification is not completed within the required timeframe.

The house was absolutely perfect. Centrally located for all our needs. Booking was very easy and company was very friendly and helpful. The only bad thing for us was that the beds were very hard and uncomfortable but overall a very nice home.

Wonderful stay

We had a great experience at this property. It was spotless and spacious. The property manager was very nice and quick to respond to any questions or requests. We had the pool heated for our stay and it was also very well maintained. About a 20 minute drive to any of the theme parks. The gated community with 24 hour security was nice . My only suggestions that we would have appreciated is having washcloths and extra blankets available. But I would 100% recommend staying at this property and would stay again in heartbeat.

Great Customer Service

Rodrigo, Property Manager always quickly and professional responded to our questions and needs.We stayed two months so it was great that the swimming pool was regularly maintained and the gentleman came every Monday morning. He did a great job.Bruno, maintenance man, was very responsive to a couple minor issues.The location of the house in this area was great! Easy for shopping, restaurants and Disney springs and parks. So easy and quick to get to Orlando Airport. And only 5 minutes from Poinciana SunRail station,Only thing we did not like is that the house is located on a Main Street - so there was a flow of cars and trucks….plus speed bumps which creates noise.Would definitely deal with Quality Homes again.We stayed two months The pool c
