● With up to 12 units available in the building, we can accommodate larger groups
● There is no in-unit laundry, but a convenient coin-operated laundromat is just a short drive away.
● There is no standard kitchen in this room, but a fridge and a microwave are there for quick meals
● No smoking allowed- There will be a $200 charge per day of reservation if this rule is not followed
● Pet Policy:
- Please note that a $50 Pet fee will be applied per pet
- We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy
- No more than TWO (2) animals, no larger than 20 pounds
- Pets are not allowed on furniture & please clean up after your pets
- Do not leave your pet home alone unless crated (doggy doo-doo bags are provided)
1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. If you are local and / or under the age of 23 please notify us before making your reservation

3. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

4. No parties or events allowed

5. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

6. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

7. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund

8. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

9. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

10. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

11. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit

12. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:

● Please note that a $50 Pet fee will be applied per pet.
● We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy

13. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

14. For your security and protection the property is equipped with an exterior camera

15. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

16. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

17. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

Another Terrific Stay

This was our second stay in suite 11. The room is super clean, large bathroom, super comfortable king sized bed and secure parking. The location is perfectly located to most everything we like doing with family. We are making this property our go to location. The communication with the hosts is the best we have experienced with VRBO properties. Supper helpful and responsive.

Great location

The VRBO itself is in a great location, close to shops bars, food donuts anything you could possibly want and the rooms are very comfortable however there is no common space which is really awkward when you are staying with another couple in a two bedroom so that would’ve been a lot better to have a clear understanding that the common space is actually downstairs and is shared by the whole building, which was not clear when I rented the VRBO

Nice location

Very nice area where you can walk to food, bar and gym if needed. 15 from beach Oceanside and Carlsbad. Nice single room for 1-2 people. Will stay again

Everything I needed

Exceptionally clean room, comfy bed, just perfect for a week's visit with family and friends. I also liked the walkability of the location. Shout out to Archer's Arrow for their delicious coffee just down the street.

Great location

We would definitely stay here again. The location was perfect in terms of walking distance to and from the local downtown breweries and restaurants. The room was clean and had everything we needed. I might now stay in this exact room, as it was next to the hallway door leading to the outside and was extremely loud everytime it slammed close when someone entered or exited the building. Not much of a complaint, but a bit annoying everytime it closed after 11pm when you were trying to sleep.

Perfect location

Property was as advertised and had everything we needed for our stay. Clean, well appointed and comfortable bed. Owners were very responsive with any questions. The only problem we ran into was accessing the room with the code. Was a little tricky, but we figured it out. Would definitely recommend.
