To ensure a great experience for everyone, here are a few simple guidelines:

● A $50 pet fee applies per pet.
● Cats and certain dog breeds (per our insurance policy) are not allowed, but most pets are welcome!
● You can bring up to two pets, each weighing no more than 20 pounds.
● Pets are not allowed on furniture—please clean up after your pets to keep everything fresh and tidy.
● If you need to leave your pet alone, please crate them. Doggy bags are provided for your convenience.
● EV Charging Outlet (240V) Available – We provide a 240V charging outlet only; guests must bring their own charging cables and adapters. Our outlet has been successfully used by Tesla, Rivian, Ford EV, and Chevy EV owners with their own equipment.


🔔 IMPORTANT INFO 🔔

Being close to downtown Vista, there may be occasional sounds from the nearby railroad and bus stop. Light sleepers may want to bring earplugs or request a white noise machine.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. If you are local and / or under the age of 23 please notify us before making your reservation

3. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

4. No parties or events allowed

5. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

6. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

7. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund

8. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

9. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

10. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

11. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit

12. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:

● Please note that a $50 Pet fee will be applied per pet.
● We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy
● No more than TWO (2) animal, no larger than 20 pounds
● Pets are not allowed on furniture & please clean up after your pets
● Do not leave your pet home alone unless crated (doggy doo-doo bags are provided)

13. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

14. For your security and protection the property is equipped with an exterior camera

15. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

16. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

17. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

Very satisfied with this listing!

I go to San Marcos for grad school and came upon this listing when looking for somewhere that was easily accessible and allowed me to do schoolwork without interruptions. The property was easy, had gated parking, VERY clean, and the hosts responded really fast. Very satisfied and would go back without hesitation.

Comfortable and Cute

We loved our stay here. The unit was clean and decorated really nice. It was perfect for staying a few days in Vista. The little town that it’s located in is quiet and cute. There’s local eateries. Our air conditioner went out and I contacted the host and they replied promptly and sent someone quickly to get it fixed. We would stay here again.
