The Space:
In the mornings, you can enjoy your coffee on the front porch with a lovely view of Sandia Peak. Hot air balloonists love this part of town and itâs common to see them landing near the home.
In the evenings, light the fireplace, warm the grill, and see the trees along the river glow with those famous Albuquerque sunsets.
The spacious interior of the home is perfect for families and groups, offering warm and inviting common areas, generous individual space for each guest, and working areas for the traveling professional. Some standout features of the house are the large patio with a built-in grill in a backyard lined by Cottonwoods, a built-in speaker system throughout the house, two fireplaces, a luxurious and hygienic spa tub, and a water softener and reverse osmosis filter that provide the highest quality water for our guests.
For families, this house comes equipped with a 4moms portable crib (Pack nâ Play), two high chairs, and childrenâs dining ware.
Outside, you will find a gas grill, an outdoor dining table for six, and two sitting areas overlooking the gorgeous row of Cottonwood trees and beautifully landscaped yard.

The dining area has a large, rectangular table with six stylish and comfortable dining chairs, in addition to a bar area with six stools.

In the backyard, you will find the outdoor kitchen with a gas grill and sink with running water. The outdoor dining table seats six and there is a comfortable sitting area overlooking the gorgeous row of Cottonwood trees and beautifully landscaped yard. The grass is a perfect play area for the children, or a great spot for you to take in the beautiful summer days.
The front patio offers a sitting area to enjoy some quiet relaxation.
Set on a gated four-home street, it's just 5â10 minutes from Old Town, Sawmill Market, and Albuquerque's best cultural and culinary scenesâwhere urban energy meets Bosque serenity. Hop on the highway for convenient day trips to Taos, the Sandia mountains, and Santa Fe, or stay home and stroll to the Paseo del Bosque Trail and Rio Grande Nature Center State Park for morning hikes, bike rides, or sunset walks.

Access to the property is via smart lock.
The single-car garage, backyard shed, and two hall closets are not guest accessible.
The 2 Car Garage is accessible to guests.

Getting Around:
A personal vehicle is suggested. Albuquerque does have an extensive public transportations system that may be viewed on the City website. Uber and Lyft also operate throughout the city.

- Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in whichever is sooner.
- Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection.
Coverage Details:
Protected: Accidental damages to furniture, fixtures, and appliances.
Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000.
Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded.
Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility.

There are Ecobee Motion Detectors placed strategically in the home to help conserve energy on the Climate Control system.
House Rules:
- No local guests allowed to book within 25 miles of property.
- Must be 25 years of age to book.
- Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
- Quiet hours 10 pm to 7 am.
- The Guest agrees to report any issues at home to the Host immediately.
- You may park in the two-car garage or on the driveway. Please do not park on Ornella Lane or in front of our neighborsâ homes.
- No Pets.
- In a nod to Hawaiian and German influences on our personal lives, we remove our shoes at the door. Please make yourselves comfortable.
- If your stay covers a Thursday morning, please place the garbage and recycling bins on Ornella Lane. Bins should be placed so that the trash truck can lift them without hitting the cinder block wall. The neighborsâ bins may be referenced as examples.
- No smoking or vaping of any kind on the property.
- No consuming illegal substances of any kind on the property.
- No parties or events.
- No moving furniture or appliances
- Must obey the house Occupancy Limit set by the city government (12 adults over age
12).
- Secure the home by locking all doors and windows anytime you leave the home.
- Reservations over 30 days may require security deposit, background and credit check
- For stays over 30 days, a monthly cleaning fee will be applied.
