Things to Note
Property Layout:
Cougar Cabin is a three-level home. The main entrance is on the ground floor. The main living area is on the second floor, with the Elk Master Suite and Mama Bear Room located on the third floor.
Seasonal Considerations:
• We use well water, and you may occasionally hear the air release from the pump near the laundry room.
• In winter, snowplows may begin early and cause some street noise.
• The deck and front areas are not shoveled, only the main entrance is maintained.
• Outdoor furniture is stored away during winter months.
• The driveway is regularly plowed when it snows.
Environment & Wildlife
• This is a high-altitude mountain home surrounded by forests. Wildlife is part of the experience.
o You may see elk, foxes, bears, or other local animals.
o Do not leave food, trash, or pet food outside.
o Stay hydrated — the altitude may affect sensitive individuals.
Amenity Use
• Guests may use the Swedish barrel sauna, fireplaces, and grill at their own risk.
• Never leave heat sources or fires unattended.
• Children must be supervised at all times when these amenities are in use.
Cameras / Surveillance
This property has cameras outside facing all the entrances, driveway and backyard. There are no cameras or surveillance devices inside the property.

Parking & Snow Disclaimer
• Cougar Cabin is located on a maintained road with a paved driveway.
• While snow removal is provided, conditions can change quickly.
o AWD/4WD is highly recommended in winter months.
o Guests are responsible for navigating snow and ice safely.
Liability Waiver
By confirming your reservation, you agree to the following:
• The owners are not liable for any accidents, injuries, or illness that occur while on the premises or its facilities.
• The owners are not responsible for loss of personal belongings or valuables.
• Guests accept all risks related to the use of the property and amenities, and assume responsibility for anyone they invite to the property.
Damage & Security Deposit Policy
• Guests are responsible for any damages or missing items caused by themselves or their guests.
• All damages must be reported prior to check-out.
• Hosts reserve the right to withhold part or all of the security deposit to cover:
o Repair or replacement costs for damaged property.
o Missed revenue if the home must be removed from the booking calendar within 14 days of upcoming reservations.
• Any disputes will be handled rationally and professionally between both parties.
Cougar Cabin House Rules
Booking & Guest Requirements
• Guests must be 25+ years old to book.
• Maximum 8 guests allowed (including children and infants).
• Number of guests on reservation must match actual guest count.
• No unregistered guests or visitors without prior approval.
Quiet Hours & Neighborhood Rules
• Quiet hours: 9:00 PM to 8:00 AM per Summit County ordinance.
• No parties or events of any kind.
• No street parking or blocking neighbor driveways.
• Respect our neighbors and keep noise to a minimum at all times.
Cleanliness & Carpet Care
• Please remove shoes in the bedrooms. Boot trays are provided in entryways.
• Carpets are white and recently steam-cleaned. Stains may result in cleaning fees.
• If spills occur, use the carpet cleaner spray in the main floor utility closet.
• Do not use white towels for makeup removal or cleaning — use provided dark grey towels or cleaning rags in the laundry room.
Ski & Gear Policy
• Please store skis/snowboards in the rear entry ski valet area (below the deck).
• Do not bring winter sports gear inside the home.
Smoking & Fire Safety
• No smoking of any kind, including marijuana.
• Outdoor smoking is discouraged due to fire risk.
• Do not discard cigarette butts in the yard — additional cleaning fees will apply.
• Do not use the fire pit on the deck. Summit County is under Stage 1 Fire Restrictions.
Pet Policy
• No pets on furniture or beds.
• Dogs may not be left unattended unless crated.
• Pick up after your dog in the yard.
• Pet damage or excessive mess may result in forfeited deposit or extra cleaning charges.
Sauna Use
• Sauna towels, bucket, and ladle are in the downstairs bathroom.
• Do not use white bath towels in the sauna.
• Never leave children unattended in the sauna — it heats quickly and can be dangerous.
• Use sauna at your own risk.
Family & Child Safety
• Loft area is not recommended for children under 12.
• Use caution on stairs — hold railings and supervise young children.
• Do not leave windows without screens open — bats are active in the area.
• Be mindful of wildlife: bears and moose frequent the yard.
• Always lock all doors when leaving the cabin.
Trash & Wildlife Safety
• Do not leave food or garbage outside — it will attract bears.
• Use the bear-proof trash bin next to the shed and secure the lid tightly.
Furniture & Interior Care
• Do not move furniture — it may scratch floors and incur extra cleaning fees.
• Please return all patio furniture, cushions, and pillows to their original place before checkout.
• Cover the patio dining set before you leave.
Plumbing & Septic Etiquette
• Do not flush sanitary products, paper towels, or excessive toilet paper.
• Plumbing issues resulting from misuse will be charged to the guest.
