HOUSE RULES:



It is our mission to ensure that our valued guests enjoy their stay with us! This is a permitted vacation rental with the City of LA Home Sharing Dept. We also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them as well as all your guests prior to confirming your reservation.



This is a short-term rental property only. No Tenants rights apply. You must check-out on the date your contract finishes.



* Minimum age to book is 30 years old. Valid photo ID will be required, as well as names and ages of all your Guests.



* Check-in is after 4 PM. We greet all our Guests.



* Check out is at 11 AM



MAX NUMBER OF OCCUPANTS - 8 (includes infants and children under 2 yrs age)

The Property is to be occupied by no more than the maximum sleep number stated on reservation unless approved in writing by Management. If Guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, Guest shall be subject to eviction. "Occupants" includes small children, infants and any and all visitors. If more than the maximum number is found to be occupying the Property at any time, you agree that a charge of $200 per person/per day will be made to your credit card. Additionally, this Agreement may be immediately terminated without a refund of any amounts paid. No Exceptions.



NO SMOKING Smoking is allowed outside only. If any trace of smoke is found inside the home, there will be a strictly enforced $500 fine and the cost to eliminate residual odors.



NO Unapproved Pets. All dogs must be preapproved. We must know the age/breed/lbs of your dog. PET FEE $150. 1 Dog Only. No Cats. You must bring your own dog bed or dog crate. Dogs are not allowed on furniture or beds.



NO PARTIES OR EVENTS - due to the City of LA's strict ban of parties of large groups we need exact headcounts of your guests at all times. All outside visitors must be pre-approved.



A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by iTrip in writing prior to the arrival date.



NEIGHBOR COMPLAINTS

Actions by guests that result in neighbor complaints or police being called to the Property will result in a minimum $1000 charge, which charge will be used to deal with legal issues and fines.



NOISE ORDINANCE - QUIET HOURS: 10 pm – 8 am. No Outdoor Music or Loud Voices during this time.



* You will provide the Full Names and Ages of all your guests



* In the event of an emergency to perform necessary repairs and/or maintenance, we reserve the right to enter the property.

The property is gorgeous and perfect for a vacation getaway. The whole family enjoyed the grounds, taking meals outside on the various patios. Lots of windows and light but still felt private, nestled against the hill.

The property was gorgeous, amazing lanscaping with lots of outdoor seating. Amazing kitchen with grill/griddle/number of burners and a huge refrigerator. Property was very clean with ample kitchen and bathroom supplies.

This is a beautiful house in the Hollywood Hills and our family enjoyed our stay. From the beautiful grounds, the well appointed kitchen with Viking appliances, to the spacious home, we were very pleased with our stay. Very clean and safe area. Lily and her team were excellent in communication and responding to a minor maintenance issue with the garage door.

When I picture California, I picture a house like this. This gave me everything I was looking for and then some. My daughter and I absolutely loved our stay here. The kitchen is spectacular, too bad we didn’t take the time to utilize it! Would stay here again without hesitation.

Beautiful Property, Great Location

This was a lovely home with gorgeous artwork nestled in the Hollywood Hills. The property has many little nooks and crannies to curl up and read and an expansive kitchen for communal cooking. We enjoyed our stay immensely.

Great house in a good location for accessing all parts of the city. The house is clean, spacious and comfortable. It also has a well equipped kitchen and laundry. Very comfortable stay and would definitely rent again.

My friends and I stayed at Casa Escalera during our annual friends reunion trip and we had such an amazing time! The space is so inviting, cozy and beautiful. We loved it so much that we split our time between staying indoors and exploring LA. We enjoyed family meals outside, playing the piano and relaxing inside and of course soaking in all that LA had to offer as well. My dog loved the space too. Highly recommend!

Wonderful time

We came back this time, we had the same feeling like we did last time. It was beautiful, cozy and stunning landscapes. We had a wonderful time while we are staying at the house. We definitely come back when we are in town. Thank you for everything.

Awesome, gorgeous, awesome!

This couldn't be a more exquisite place to stay! We are displaced because of the Eaton Fire and Lilly was so kind and thoughtful with us as we figured out how Casa Escalera could happen for us. The flowers, the plants, the back yard, the walks around the neighborhood and each of the rooms themselves are just gorgeous. Can't recommend this beautiful home and iTrip enough!
