Small but Efficient Unit with Exceptional Outdoor Spaces
This unit is for the Florida traveler who would like an economical place to stay while enjoying beautiful landscaping and a private pier overlooking the river. We especially enjoyed watching dolphins from the pier. Additionally, the owner was quick to respond to any questions we had.
The property is absolutely beautiful! It's was everything we could have asked for, in location. Practically everything was perfect. The only negatives had to do with the spotty wifi, when you left the living room, and the noise from the other tenants. You'd be hard pressed to find something better in the area though. It worked very well for us.
Obviously this is one of the original (historical) areas of Melbourne. The estate is beautiful however, the vegetation was overgrown and the entrance to our apartment needed maintenance (paint). The parking area was dirt and after the rain was muddy. The apartment was very small but we managed for the few days we were there. The property manager was very responsive. It was beautiful to sit on the lawn in front of the house and enjoyed being on the water.
Property is located in a great neighborhood. Loved the room. The lattice windows let the breeze in even when closed but during the time I was there it was not a problem. The property manager was amazing. He answered all messages promptly and was actually at the property checking on things. Great experience
Absolutely beautiful property. The unit is basic with plenty of space for 2 people. If you like to watch the sunrise with your morning coffee in your jammies, this place is for you.
This was our second stay here and it was great. The grounds are beautiful, the view is spectacular, and the river is so peaceful. I would recommend this place to anyone looking for some peace and quiet and the ability to be pretty much anywhere for great food in a matter of minutes.
Tranquil home on a quiet street surrounded by nature. If that's what you like, you'll be delighted. Cozy efficiency style accommodations in the Orchid Room. I look forward to another stay.
Iâve stayed at the Ballard House several times now and tried out different rooms. Each is well equipped with comfortable and quiet accommodations. Iâll be back!
The last time I will ever make a memory with my brother was on this beautiful property and the short time will have to last a lifetime becuase he died shortly after. Wish I could move in and live there forever, or stop time and live in the memory. Those sunrises ...True heaven on earth.
We stayed in Orchid Suite which is 1 of 7 suites at Ballard Estate. Our suite was well suited for two people. Linens excellent, bed comfortable, kitchen with appliances. Within walking distance to Eu Gallie art and shopping. Outdoor space right on Indian River, so many dolphins and pelicans. Beautiful sunrise
Our stay was amazing! No complaints for anything! The accommodations were perfect for us! The dock is amazing and we saw dolphins daily! This was our morning and evening ritual. Well needed rest was what we needed and exactly what we got! Thank you Andy for your prompt response when we reached out! I would recommend this rental for anyone!

relax overlooking the river.. or fish from dock..
We had things to do in Suntree, Melbourne, and Palm Bay.. this place was great.. few blocks off
US1 or just over causeway to beachside..
Residence is old but everything is clean..

Our stay was perfect, besides the lovely home in a postcard setting. The amenities were great, suite nicely stocked! And literally the softest towels in the world! We stayed in the Orchid suite, had very comfortable king bed. The water pressure in the shower was so great, wish it was that good in my home! We will definitely be back if we are in the area. Owners also super great letting us check in early, we were traveling by motorcycles and it had been a very hot long day so that was seriously appreciated! Had two very good meals in the downtown at the Irish Pub and FM Pizza. And the coffee delicious at the Oui bakery. We also explored the Brevard Zoo, very nice location and well maintained. Living local in FL!
Was able to check in earlier than I thought and was amazed. A short birthday getaway for me but I was impressed! We enjoyed fishing off the dock and caught us our dinner. I absolutely love fishing and Iâll definitely be back
Laid back old large estate home at the end of a dead end street on the intracoastal. Beautiful views of the water, kayaks to use, plus a dock. Chairs to lounge outside. The building is very old and the room was clean and nice but basic. Could use some black out curtains as a lot of outside light came in.
We had a great time watching the dolphins on the dock at this older apartment! It was a nice place for 2 people. The king size bed was comfy and water pressure was awesome in the shower. The only things that would have made the stay a little better would be more of a sound barrier between the bedroom and the next apartment next door since could hear neighbors early in the morning around 4 am and there was light coming through the door separating the apartments. The bathroom has no plug in. We didn't have anyone stay at the property with us, but one thing to think about if you have company over or someone staying on the fold out couch there is no door to the bedroom. Overall it was a great mini vacation!
Not at all what we expected or paid for. The outside area was dirty and full of dead plants in platers. The inside was sparslydecorated and dirty. One two seater couch in the living area was the only furniture. King size bed in the bedroom with one dresser that was musty and only had three usable drawers was so warped that it was almost inpossable to open. Pillows were old and stained. Door leading to next unit was marked private with only a chain to keep it secured. Door led to kitchen of next unit with wall so thin we could of joined the conversation without raising our voices. There was no way to lock the door and one time someone tried to open it in the middle of the night, the chain held thank goodness. I could go on and on . This was the second time we used verbose to find a rental and for sure it will be the last. Does anyone check to see what really goes on. One other thing, there are 7 units in the Ballard house but only room for 4 cars to park. We had to park elsewhere twice during our stay. Some of the units were ok and decorated well but ours was terrible.
Prior to arriving, the Host was/ and maintained being quite accessible and responsive.
I arrived at 4:00pm on the scheduled date. The unit was directly on the river- and was very quiet and serene- with beautiful sunrises... which remained that way throughout my 4 day stay. When I accessed the furnishing, it was warm and a bit stuffy- there were 2 small A/C window units- one in the living area, and the other in the bedroom. Both were not on, but worked, and within a couple of hours, cooled the unit enough. The furnishing was clean and orderly- and for a 100 year old house, looked pretty well kept up.
Parking is an issue- sort of like playing Tetris.
I then found that the bathroom light; kitchen overhead light; and pole light were inoperable. I opened the policy and procedure binder to read on who to call. I texted that gentleman 3 times- and approximately 25 minutes later, received a text back stating that he was no longer the property manager, and gave me the owners' number. I did contact the owner, who was very apologetic and very helpful. The property manager did call immediately, and asked to come by to look at the issue. He texted me later to state that an electrician will come the following day. Which did occur.
The owner and property manager were quite reactive to correct the problem. This issue, however, was not new- therefore, there apparently was no checking the unit prior to insure all was in working order.
Overall, I would give my stay a 3.5/5. Dr. Stein
Beautiful view and property. Very relaxing and quiet. We even saw a night rocket launch while we were sitting out back by the Indian River. Kitchen is well equipped for light cooking.
Overall, very pleased.
Bed mattress is comfy, however, bed frame squeaks and groans no matter how lightly you turn or shift. Very annoying and a sleep disruption.
The outdoor grounds are beautiful and very relaxing to hang out there.
