Brilliant!!!! Quiet central location, just a few steps from the quay and a few more from the High Street.
Clean, private, bright, cosy, well equipped, apartment with a dedicated parking space.
Wells Next The Sea is ideally situated to explore the coast, villages and inland towns as well as having an interesting bustling local economy which makes it feel ârealâ, as opposed to a tourist destination. Youâll find everything you need in WellsâŠpubs, restaurants, cafes, bakers, butchers, fishmonger, deliâs and greengrocers as well as a large supermarket.
Loved every minute of our week long break, would thoroughly recommend and already have!!!
Great location, lovely modern property with everything we needed bed a little soft but that is personal choice. Confusing car parking instructions, bay not clearly marked.
Arriving on the last local bus from Kings Lynn it was a wonderful surprise to realise that the apartment was literally across the road from the Quay, which was beautifully lit with Christmas trees
Once inside there was a welcoming Christmas tree ,a Christmas cake on the table and a totally unexpected gift from the owners.The card outlining the local church services was much appreciated .
The apartment couldn't be faulted...clean,warm and well equipped ...all it lacked was a pint of milk in the fridge.At 7pm on a winters night a cup of tea would have been welcomed without having to go out to find it.
Wells was a delightful place to spend Christmas...lots to do and see with the realisation that there was a comfortable base to return to...

I have made a structured criticism to Norfolk H. The apartment is scruffy and dated. The garden was overgrown and they did send a handyman to tidy it up. Security of the door is not very good. Mould in the bathroom shower area. We didnât use the cooker. We reported the kettle leaking badly at the end of our stay.
The bedding and towels were very clean. The location is excellent. Car park space is a welcome bonus in Wells.
Excellent location, with a parking space which was a definite plus. Plenty of room two people and two dogs, nicely decorated everything we could have wanted, a most enjoyable stay would book again next year.
The only down side was the parking was a bit akward but a parking space in the heart of Wells is a definite plus.
The location of Avocet apartment is very good for the shops,buses,harbour etc. It is a lovely light property. Just one or two small things were missed by the cleaner. The grill pan was very greasy, the oven with crumbs still in, some of the plates and mugs and glasses not too clean so I washed them all before our use. There was no cleaning material for the kitchen sink, bathroom etc. so that it could be cleaned at the end of the stay so I bought some myself as I like to leave the property as I would like to find it. The bed linen and towels were very clean.
Great location, if you're happy to put up with some noise from the flat below.
The flat is perfectly located for everything in Wells, and despite being in amongst everything, the noise from the town was not too noticeable. The noise from the flat below could be more of a problem (very thin floors), though fortunately for us there were only people in there for the first weekend. Also, the water heater comes on for half an hour at 11.30 every night, which seems a little late.
The flat was generally in good condition, and a fine size for two, but the cleaning could have been better - we found hairs all over the place, and the bathroom floor did not seem to have been properly cleaned at all. All the electric goods worked fine, and there were ample essentials provided, if not the extras that you might find in some other holiday homes (no tea, coffee, sugar, condiments etc, but plenty of bedding and storage space).
Would definitely recommend to any couple that could put up with the odd bit of noise from downstairs.
Our stay at Avocet was perfect for my husband and I. The apartment was ideally situated in a quiet area just a few yards from the harbour,and Hopper bus stops. The kitchen utensils were adequate for us, bed linen,towels etc clean and fresh. Having a parking space was a bonus rather have to fight for one after being out for the day.
Very central location with everything within walking distance.
Although the apartment is advertised as being suitable for 4 people I wouldnât try it for more than a couple of nights if there is four of you. One of the couples/children will be sleeping on a grubby sofa bed and if youâve got children youâll all have to turn in at the same time. We realised this and took a single mattress and bedding for our 6 yr old daughter which just about fitted into the bedroom.
The main areas of the flat were clean, especially the cooker but the box under the bed containing spare pillows was completely covered in dust and cupboards hadnât been cleaned - not to mention that two of the saucepans had been put away with water/residue still in them!
Thereâs also a mish mash of crockery and not enough glass ware for four - unless you like using thimble sized wine glasses and a pint pot to make it work - we bought some wine glasses and mugs while we were there ( sorry, but we took them home with us so they wonât be available; ))
I suspect that we were just unlucky and stayed at the end of a busy season..?
That said, itâs a holiday letting business and a few simple changes/preparations by the landlord would have made all the difference.
Norfolk Hideaways themselves were fantastic to deal with, both online and on the phone.
I would have no hesitation in recommending them and look forward to booking through them again in the near future.
The property needs a bit of tidying up. Despite other visitors reporting that a window catch was broken, there were several requiring attention. Cleanliness was O.K. but not great, needing a bit more attention to detail. There was only one tea towel and dishcloth provided for the week and we could not find a hair drier in the property, something we have always found provided in other properties.
The bed was very comfortable but a 13.5 tog duvet meant we were far too warm even in October.
From the outside the property looks a little tired, with the windows needing a lick of paint.
For the price I suppose we shouldn't complain too much but with a little bit of work the property could be really nice.
