This quaint little cottage gave us everything we could wish for. Peace and quiet. Great location for our plans. We love a bath and a good nights sleep, so the cottage gave us those things too. Lovely having a chat with Bernard in a morning. Paula and family
Lovely property in what felt like the midde of nowhere, nice getaway for the family to just relax and get away from things.
Property was as described and everyone slept really well.

All I can say is, it is a lovely cozy house. Wonderful view from the back garden. Away from hustle and bustle of the crowded city area. Nice and quiet! But to get there,donât be surprised, you have to drive through narrow roads. By the way, there is only one toilet downstairs, and once you flush it, it fills out slowly so itâs a waiting game ;) , I hope this will get fixed in our next visit.
Very peaceful setting, skylarks, sheep and cows. Cottage was lovely and old fashioned. The bath is a little tricky if not very flexible, the bath being quite short but if you can kneel, itâs fine and there is an upgraded metal handheld shower attachment to the taps. Hope to stay again in the future.
The cottage was perfect clean and the beds were very comfortable, amazing view from the house and my girls enjoyed the cows and sheeps. I would definitely recommend this cottage and waiting to book again.
Lovely cottage in a stunning rural location. So very quiet. Lots of character. Close to East Looe Beach. Used as a base to visit the Eden project and camel creek adventure park - just under an hour away. Then had time visiting to local beaches. Hosts couldnât have been more helpful
This was just what we were looking for peace and quiet in lovely Cornwall countryside, perfectly situated for the places we wanted to visit also the added bonus of being able to bring the dog with us just perfect really
Weâve just returned from a brilliant stay at Little Larnick Cottage. The cottage was immaculate and the beds were very comfortable. Yes the cottage is a little dated but the location more than makes up for it. The hosts were friendly and helpful too. We would happily return.
Yes the cottage was dated but that's what gave it its charm but the cottage was spotless and the beds were so comfortable with lovely crisp white bedding, but the views from every window were priceless, on the edge of a working farm, peace and quiet, what more could you ask for,, definitely going back,
We enjoyed being in a quiet location (very occasional farm/royal mail vehicles), where you could properly see the stars at night and beautiful scenic farm views, with swallows swooping over the lane. The farmer was really chatty, which we enjoyed and made us feel very welcome, including letting us know which field the children could run in freely. Lynette was also great with communication about our stay.
We loved the traditional-walled garden with the opportunity to eat outdoors in nice surroundings.
Although the interior is a bit dated, it was impressively clean. And despite no washing machine there is a drying rack, ironing board, heated towel rail and outdoor washing line, so some hand washing and drying wet beach things was possible. I did get caught out as no hairdryer provided. There is an icebox at the top of the fridge, (useful for ice cream).
The bathroom was very tiny, and no overhead shower, but all manageable for our family of 4. Also worth knowing that the ceilings are low (at 5'71/2" I was just okay downstairs, but my husband struggled a bit at 6'2").
None of my comments are intended as complaints, purely constructive information for others. The cottage was priced fairly for all of these things, which to us meant very good value for some lovely time away. The children, particularly, adored it!
The owner is very open that the cottage needs some renovations but I think this reflected in the price so we werenât expecting much (priced lower than most caravans!). We were really pleasantly surprised as there are not many photos on the website so had no idea what to expect.
What we loved:
- really rural beautiful quiet location with quiet lanes and cows out the window.
- old cottage with character
- beds were comfy and the double bedrooms spacious enough.
- the twin room you practically have to crawl into but the kids loved it and slept very well there
- seating for the whole family in the lounge with 2 sofas and a chair
- dinning table in dinning room (perfect for family meals and also doubled up as an office for my husband!)
- internet worked
- toilet was in a separate room to the bath which helped when sharing the facilities
Area for improvement
- bathroom, very small bath and no shower. We knew this before though.
- kitchen is small but oven and hobs work, fridge with small freezer compartment, microwave.
The owners are so friendly and helpful.
The ceilings are very low as it is an old cottage so if you are tall you will have to do a lot of ducking but all part of the character!

The cottage looks idealic in nice rural farm setting. Very quiet with some good points. The farmer friendly and good communication when WiFi was iffy. Dogs have run of a neighbouring field. Accomodation cosy, clean with good mattresses. Basic equipment in kitchen and electrics have been pat tested.
Bad points are the lack of a shower. A shower attachment for the taps just doesn't work without some water pressure. The bath only suitable for someone under 5ft and a size 10 with good flexibility. We had someone 6ft 3" in our group and having a week of just strip down washes is not what we expected. The kitchen has little room to dish out any dinner and the cooker is rusty.
The electrics in the place are slightly dubious and the place could do with a complete sympathetic renovation especially the bathroom and kitchen. The last time it looks like it's been touched is in the 60's although it has had recent paintwork done.
It's a shame that the lack of good washing facilities marred our time there. Expected more for the amount of money.
Unfortunately we won't be going back.
This is a lovely old cottage with dated charm - if your looking for peace quiet and tranquility this is the perfect place - itâs not been âIKEAâdâ so if your looking for âBarrett Boxâ land this is not for you - however if you have taste and like country shabby chic then you wonât go wrong. We will be back thank you for a superb week xx
We had one week family stay at Larnick Cottage and had a lovely time there. The cottage was in great location and it is nice to stay in the very old cottage. The only reason i'm giving 4 stars is because no shower and internet wasn't working properly.
Owner was very nice and dad is very friendly and looked after us very well!!
Lovely cottage spotless with farm animals fields all around you for dog walks this cottage hade everything you needed in there bernard and his wife were so lovely couldn't do enough for you made us feel very welcome carnt wait to go back
The cottage was traditional and clean.
Everything provided except a shower.
Beds were comfortable.
There is only a bath which took a while to fill and with children who enjoy the beach it would have been easier to wash them in a shower.
It is not far from Looe and Polperro.
The owners were lovely.
We would definitely go back.
My father has lived here since he was 11 and has farmed the land giving up dairy cows 9 years ago and now he has South Devon Cattle & two flocks of sheep. My family have grown up here and love the area. I have recently taken over the lettings of the cottages. I live on a nearby farm with my husband & teenage children.
