La maison peut accueillir 6 personnes et un bébé / petit enfant. Les couples, les invités en solo, les groupes d'amis et les familles sont restés au fil des ans. Il Rivo est l'endroit où vous pourrez découvrir un avant-goût de la vie toscane par excellence! Il offre un refuge contre les clameurs de la vie quotidienne avec ses murs de pierre épais, ses plafonds aux poutres en châtaignier, ses salles de bains élégantes et son décor intérieur coloré. Le cadre au milieu des oliveraies, entouré de pins, d'acacias et d'arbres fruitiers offre une vue magnifique sur les collines densément boisées parsemées de villages perchés médiévaux. L'un des propriétaires est un architecte qui a rénové avec amour la maison avec des matériaux traditionnels pour inclure une salle de bains, une salle de bains familiale modernisée et une troisième chambre. Les deux chambres doubles se trouvent aux deux extrémités opposées de la maison, la chambre principale dispose d'une salle de bain attenante, et la seconde chambre double double aspect est proche de la salle de bain familiale permettant un certain degré d'indépendance. La troisième chambre a un lit superposé et ressemble à une petite chapelle avec portes françaises, deux fenêtres et un toit en pente. Un grand lit de jour en fer forgé dans un couloir intérieur entre la chambre principale et la chambre double offre une option de couchage supplémentaire, une fenêtre offre une lumière naturelle.
Il y a une terrasse avec un espace de bronzage en pelouse, et une pergola vigne-plaquée pour diner en plein air. Il offre un répit merveilleux tout en profitant de la vue magnifique sur la vallée après une journée de visites
Il y a de nombreuses attractions touristiques à proximité: Florence, Pise, Lucca, la Riviera toscane et le ski à Abetone. Plus près il y a plusieurs belles piscines (une avec un toboggan incurvé!). Pour les plus énergiques, il existe des sentiers pédestres et des pistes cyclables.

Perfect location for exploring the best that Tuscany has to offer, allowing for day trips to all famous Tuscon attractions: Florence, Lucca, Siena, Pisa, San Gimignano and many others. Absolutely breathtaking scenery with unobstructed panoramic views. Beautiful rustic house but with all modern amenities. Huge bedrooms, modern very large bathrooms. Beautifully appointed living room with large smart TV. Flawless internet. Wonderful terrace for al fresco dining as well as for just quiet reading or contemplating. Lovely Property

This is a beautiful old house with a fabulous view over the valley. There is lots of space for families. It was very clean and near many places to visit for day trips with a car. Unfortunately the weather was rainy when we were there so could only enjoy sitting out on the pergola one evening. The house does get chilly when the weather is cool.

Beautiful Place

We had a brilliant stay at Il Rivo. The house was great, and very spacious for five, and during a heatwave we sat on the verandah, underneath the cooling pergola, looking across the valley to Fibiallla and Medicina while listening to birds, owls and boars. Enjoyed day trips to Alpi Apuane, Ocherrelia, Lucca and Pisa. The local restaurant in Vellano, Trattoria Manero, is very special. Not sure the photos can do the house, or the views from it, justice.

Girls trip to Tuscany

The views were amazing. The rooms were very well appointed and met our needs. Having three bathrooms was a plus. The only thing is the drive up to the property is quite mountainous and very curvy. The path to the house from the car park is quite steep. You just need to take it slow and enjoy the view.

Thanks for your review, we are very glad you enjoyed Il Rivo. Being a rural converted farmhouse in the foothills of the Appenines the only way up is via a winding road - which can actually be pretty fun to drive! But I appreciate the roads are narrower than those in the US. The reward though once you get up to Il Rivo is the wonderful view!

Awesome vacation

We had a really wonderful time in this beautiful old farm house. We enjoyed the peace and the beautiful view. We also made day trips to Lucca, Pisa and Montecastini. We spent the evenings outside playing cards under the pergola. It was magical evenings spotting the fireflies and the lights from other little villages far away. We also really enjoyed both visiting restaurants in the area and cooking in the house (Italian food of course). We would love to return again!

Great Tuscan experience and views

My wife and I stayed here for 6 nights with 3 of our adult children. We loved the ambience of the place and hanging out in the terrace area in the mornings and evenings with its spectacular views. And the occasional wild boar squeals made it more special! The hilltop town of Vellano is a short way above the house and there are great views of it from the top of the property. The roads to get there are narrow, twisty, and so much fun to drive (IMO). Highly recommend this to anyone looking to get entrenched in a rural hilltop Tuscan experience.

Italian country dream!

We had the best time! The house was perfect and exactly what I was hoping it would be. The entrance to the home was a bit of a challenge and had it been raining would not have been fun, but we knew it was going to be a bit of a slope. The home is perfectly situated to visit many of the surrounding towns. We had dinner at the restaurant in the village above (Vellano). Wonderful meal and friendly and helpful staff and owners. Such a fantastic vacation and many memories to savour for years to come! Thank you Michelle!

Beautiful views

We thoroughly enjoyed our stay here, a large roomy house with atmosphere and amazing views. For this of course you must drive up and down the winding road to and from Pescia… but how lovely it is to return from the bustle of Lucca, or any of the Italian towns and roads to the peace of the house. Those with children, our 10 year old might have enjoyed more space outside to run around in, but a good Netflix connection made up for that in the evenings…not a lot for kids entertainment in the area but we did swim once at outside pool (we craved a river or lake)… but all in all a fab place in Italy and the sounds of cicadas and the odd grunting wild boar added to the ambience and excitement of the hills… we would definitely go again. Thanks for letting us rent your house!

Mountain rural farmhouse

The house contained mold and was in need of thorough cleaning. The location was hidden and located in a ravine. Although the second floor and baths were lovely, the house was misrepresented. The location was not a tuscan experience and was in a substandard industrial bypass. Travel in and out to other areas was trying and poorly marked. After 20 years in Tuscan houses, this was a negative. We have discussed many issues with the proprietress. t

Dear Gary, We are very sorry the house did not meet your expectations and that the small patches of mould in the kitchen affected you so much. We have been letting the house for many years and are not aware of anyone experiencing this before including the five bookings prior to yours this year. The patches have been dealt with and there is no evidence of damp in any other part of the house. The property is always thoroughly cleaned between each booking, previous guests have often commented on how clean it is, including those in the week immediately prior to your visit. We have however asked our manager to make the cleaners aware of your comments, including your recommendation that the floor mops are replaced weekly. The location is not hidden or located in a ‘ravine’, but it is discreet, nestled on the southern slope of a valley with views across olive groves and densely wooded hillsides to medieval villages beyond. This degree of seclusion we find is what most guests are looking for in this kind of holiday, and what one would expect to find for a rural property in northern Tuscany. We are pleased that you appreciated the Upper Floor, but do not understand how you think the house was ‘misrepresented’. The description of Il Rivo on the website has never alluded to it as anything other than a rural ‘traditional Tuscan farmhouse’ with the photos on the site bearing this out. The location is most certainly a ‘Tuscan experience’, albeit a northern Tuscan one, being outside an unspoiled medieval village. It is in the foothills of the Apennines which is actually one of the most attractive and dramatic parts of the province. We are completely at a loss as to what you mean by ‘a substandard industrial bypass’. The nearest town, Pescia - 7 miles from Il Rivo - is a wealthy, but unspoilt Tuscan market town that specialises in cut flowers as evidenced by the large, modernist steel structure of the new Flower Market outside the old town. Or perhaps you are referring to a paper mill down in the valley nearer to Pescia in woodland along part of the riverbank. It is off the beaten track on a side road towards Sorana. Paper manufacturing was part of the historic local heritage and most of the original and grand stone mill buildings have been attractively renovated as hotels and apartments. The house is well located halfway between Pisa and Florence with easy access to Lucca, three of the best-known cities in Tuscany. We have never found travel to these, or other parts of the province, to be trying, even before the onset of Sat Nav or Google Maps. Signposting is generally OK in Italy, and there are plenty of maps and guide books in the house for studying the local area and beyond. Being in a mountainous area many roads are winding and sometimes narrow once off main thoroughfares, but this is common in all similar landscapes. We do not know what you were expecting, but it seems you were anticipating a different type of house, perhaps a newer one, or more modernised. When renovating Il Rivo we were keen to keep its authentic – over 200 year old - flavour but still provide modern comforts. We used all locally sourced materials such as Castagna wood, Sorana stone for the staircase and lintels, and Carrara marble for work surfaces etc. Perhaps you would be advised to book a more modern and sanitised villa type property not in such a rural setting in future. I was pleased to discuss your concerns as we work hard to create a pleasant environment for our guests and always try to improve things where we can. The reviews left by previous guests so far this year, one of which was immediately prior to your booking stated, ‘Lovely Property. This is a beautiful old house with a fabulous view over the valley. There is lots of space for families. . It was very clean…’, and another 5* review from guests in April who stated ‘Easter holidays - A beautiful farmhouse in beautiful surroundings’. Such a gem!

Every morning at Il Rivo we would sit in the sun, listen to the birds and enjoy the fantastic view over the valley. In the evening, we would sit outside with a glass of wine and watch the fireflies and the stars when we turned the lights off. This is such a peaceful and beautiful place! The historical village of Vellano is well worth a visit, not least because of the Trattoria Manero where we had one of the best meals of our trip. We walked up to Manero with a toddler in about 25 minutes - the village was closer than we had expected. The house is really well located for exploring Tuscany, including the less known (but stunning) region of the Alpi Apuane. The house has everything you need and its charming decor makes you feel at home straight away. Thank you Michelle for this fantastic experience! I hope that one day we will be back.

beautiful house with lovely views

This is a beautiful old property, full of lovely artwork and charm, a real home. There is a lot of wildlife to enjoy. We had a lovely time staying here. It is well equipped Loads of books and dvds if staying in. We had a fair amount of wet weather unfortunately but was ok. We loved visiting Pescia, Lucca and Montecatino whilst we were there, all in easy driving distance. Try the fanicular going up to Montecatino Alta, stunning views and a square full of restaurants which was very jolly. One point of note is that the access to the house is down a very steep unmade up slope, and we found that a challenge being in our mid 70s, so senior citizens like us just need to be aware of this. The approach road is steep and winding. That said, it was still a great pleasure to stay at Il Rivo and the owner Michelle is lovely and very helpful. Great communication. Thankyou Michelle.

Rural Tuscan relaxation

A beautiful traditional stone Tuscan farmhouse set in an amazing location on a hillside just below the hilltop village of Vellano in NorthernTuscany. The house was very spacious , clean and comfortable with everything one could require in terms of cookware etc. Lovely terrace to sit on and admire the view of the valley and surrounding hills. We were a little late in the season and the weather was getting quite cool in the evenings though still quite warm in the daytime. The hills are covered with chestnut trees and we sadly missed the annual chestnut festival by one day though we roasted some ourselves- delicious. We enjoyed strolling up to the village and ate several meals in the local trattoria and pizzeria which were delicious. Otherwise our favourite place by far was Lucca. About 30-40 minutes drive; a beautiful Tuscan city surrounded by walls along which one can stroll, cycle or , as many of the locals do, jog. An abundance of pretty piazzas and Romanesque churches within the walls. So much quieter than Florence, one is hardly aware of other tourists. We visited an excellent exhibition of Leonardo da Vinci's inventions and attended one of the Puccini concerts that take place every day of the year ( he was born and lived in Lucca). Montevatini Terme and Alto well worth a visit. Pisa's Campo dei Miracoli is very beautiful though somewhat marred by all the surrounding tourist tack. Overall, a lovely place to stay and a good location for visiting a slightly less well known part of Tuscany.

Anniversary vacation

We spent a month at Il Rivo in June 2023 and it suited our needs perfectly. The two double bedrooms are a nice size and the bunkroom along with the daybed area is also. Having multiple bathrooms with showers is great. The house is quite remote on a long narrow winding road. The car park area is small and takes maneuvering to get turned around. The walkway down to the house is like a trail and quite steep. It can be slippery when it rains. Consider this if you are not stable on your feet or able to climb steep inclines. It makes a challenge to get your luggage down to the house. A sign needs to be put up that clearly states which house is Il Rivo . We had a few issues when we arrived but the Manager Maria and owner Michelle took care of them. The walkway down to the house had not been moved/weed whacked, the weeds were up to our shins when we arrived. It was getting dark and drizzling which made the trek down difficult. Maria contacted the garderner and had him come weed it. Michelle has apologized that this was not done prior to our arrival. The bunk room needed to be cleaned and Maria had the cleaner come the next day. Whenever we had an issue or question, Maria took care of it for us. The covered area outdoors is nice. The owners recommendations for shopping and dining are spot on. We tried all the restaurants and they were delicious. We had a great time. Our family felt like they were locals living the real Italian life. Thank you Michelle and Maria.

Thank you for the review Charles, we are very glad you enjoyed your stay at Il Rivo entertaining your family and celebrating your anniversary! The house is in a rural setting offering peace and quiet, as you say the path down can be steep in places, but has been traversed over the years by children and adults including grandparents. I have taken on board your comments about knowing which house is Il Rivo, and now send guests photos of the entrance to the path so they don't confuse our house with the neighbours. I apologise the grass had not been cut prior to your arrival, the gardener did go up to the house earlier on the day you were due to arrive but was unable to strim the path and terraces as it started to rain, which meant all his other customers were eager for his services when it stopped! He returned to Il Rivo as soon as he could a day or two after you arrived. Great that you sampled the local restaurants, they do serve delicious food! The house is off the beaten track offering a real slice of Italian life as you say. Best wishes, Michelle

No Help When Needed The Most

We were in Venice prior to our trip to the Florence area. I booked all of this months in advance to spend time with our daughter who is stationed in the Air Force in Germany. The day prior to going to Florence, her car broke down on a Sunday outside Venice. After towing the car to a garage and getting taken by the first mechanic later in the week, I called the property manager and told her of our situation. I also messaged the owner Michelle. We were obviously not gong to be able to make it to Florence. The property manager was very nice and understanding of our situation. The owner on the other hand was not. She was not willing to work with me in the least and told me that any type of refund for our stay was not an option. This situation was totally out of our hands, and we ended up spending 3 extra days in Venice to get our car to a reputable shop after getting ripped off with the first mechanic. The timing chain broke. The car is still in Vicenza, and my daughter will have to drive the rental car we got back to pick up her car when it is done. I owned a rental property if Florida for a decade and was always willing to work with people who through no fault of their own, had to alter their plans. Michelle, the owner was clear that she wasn't. We lost our entire week's deposit. I would have been happy with any option to negotiate something like I had done with others as a rental property owner. If you book here, don't have any problems.

Dear Rick, I understand how frustrating your situation was and I do hope you managed to sort out your daughter’s car. I recognise how you feel disappointed with how things ensued, and I am sorry that this situation occurred. The booking cancellation policy states that if a holidaymaker cancels within 14 days of the start of the rental that no refund is due. This offers protection for an owner against last minute cancellations. You cancelled the day before the rental was due to start and I had already paid the turnaround fees which, for a house like this in Tuscany, are particularly high (almost as much as the rental fee for the five days booked) and also meant I had no opportunity to secure another booking to replace yours. For my own financial protection I need to abide by the rules stipulated in the cancellation policy. Your situation was unfortunate and outside of your control, as it was mine. I did try to help you with offering some advice on how to deal with the situation by possibly hiring a small car to get to Il Rivo - this would hopefully have been cheaper than booking last minute accommodation in Venice. I also suggested contacting your travel insurance provider to claim back any losses incurred by the situation. I am sorry that you had to deal with frustrating circumstances and felt negatively towards myself. I did genuinely want to help you and your family as I do all my guests, we work hard to make Il Rivo a nice experience for visitors. I do hope you managed to still enjoy your time in Italy. On s'attendait a mieux...

En lisant la description et les différents commentaires, on s'attendait a quelque chose d'exceptionnel. On avait peut-être trop d'attente. En effet l'étage contenant les chambres est très bien, rénové avec goût. Le RDC par contre... Le séjour salle a manger est très très sombre, et la cuisine est 'dans son jus', a savoir qu'elle nous a fait penser aux cuisines de nos grands parents... Pour l'extérieur rien d'extraordinaire ; la vue est somme toute limitée (vue sur la montagne et sa forêt, pas sur la vallée), et la terrasse est très petite. Et interdiction d'arriver avec une grosse voiture, car la route est très étroite (a chaque passage on avait le stress de croiser quelqu'un, dans ce cas marche arrière obligatoire).. Enfin environnement 'assez' bruyant; un chien a aboyé pas en permanence mais presque, y compris la nuit, ce qui nous a empêché de dormir fenêtre ouverte, et la route est juste en face de la maison. Au final séjour moyen.

Dear Jean Louis & Isabelle, We are very sorry that you didn't enjoy your stay at Il Rivo more. We have been visiting the house for many years during all the seasons and have always loved the location, view, tranquillity & ambience of the house itself. Our guests over the years have reflected these experiences too as proven by their reviews (all validated) on the website. We have tried to keep the house as original as possible, while providing modern facilities, and we believe that is what most people would want and expect of a 'Traditional Tuscan Farmhouse'. While the upper floor is light and airy, the living room is relatively dark and cool and provides welcome respite in the heat of summer and makes it cosy in winter. As a former working farm, it was originally used for farm storage and occasional animal refuge as befits a Tuscan farmhouse. To introduce more light into the room we did however put in French doors opening onto the terrace. The kitchen is indeed much as it might have been in your grandparents day - and quite deliberately so - we wanted to keep it as authentic and Tuscan as possible but with all mod cons: full height fridge/freezer, dishwasher, modern gas hob and separate electric oven, Pavoni espresso machine etc. The furnishings and fixtures are intentionally sourced from local suppliers and craftsmen using ‘Castagno’ (chestnut wood), Sorana stone, and marble from Carrara. We are very surprised that you found the outside 'nothing extraordinary' with 'limited view'. It may not look on to the 'Grand Canyon', but over the last twenty years we have always found the view wonderful, and the terrace a perfect size and position from which to appreciate it. Our guests too have often commented on ‘the best view in the world’, and ‘a brilliant place to escape in a beautiful environment’ to quote but a few. I’m not sure what you expected to see in northern Tuscany but being surrounded by densely wooded hillsides with views across the valley to the neighbouring hillsides dotted with medieval villages certainly pleases most people. The main terrace has plenty of space for garden lounge chairs and has a vine clad pergola and table, it has accommodated families and groups of five to six friends with plenty of room to spare with no complaints at all, so more than enough room for a couple. The road is as you say narrow, though actually much 'improved' and widened since we first arrived! It is, we've always felt, part of the character of the area. There is little traffic as it is used by only four houses, drivers always toot their horns to warn they are coming and there are several passing areas. In fact, large gas lorries, delivery vans and farm vehicles seem to have no trouble negotiating it. We can't, I'm afraid, do much about the dogs! This is the rural countryside after all! I was concerned about your complaint and followed it up with other guests who visited Il Rivo this year, worried that they too may have been irritated by barking dogs. I also enquired with our neighbours. Thankfully everyone reported that they hardly noticed any barking apart from when a dog in the valley may have been disturbed by wild boar occasionally at night. It did nothing to interfere with their impression of the peaceful ambiance of the house and surroundings. The road up to Vellano is not busy at all and is actually on the other side of the valley! Having been through these points, it’s clear that ours was not the right choice of house for you, and you would surely be advised to book a more sanitised, less traditional one in future. There are plenty of these available, though we're sure you will find them much more expensive and less ‘Tuscan’. We believe Il Rivo represents particularly good value for money for a 3-bedroom, family sized house with outside space in a beautiful setting. Regards, Michelle

Die Unterkunft ist sehr ruhig gelegen. Aber dank der Anfahrtsbeschreibung (es gibt u.a. Koordinaten für Google Maps) ist die Anfahrt sehr leicht. Zum Parken muss man das Auto auf einem recht schmalen Weg wenden. Das war in einem Kombi aber problemlos in 3 bis 4 Zügen erledigt.Der Kontakt zur Vermieterin als auch zur Verwalterin vor Ort war sehr unkompliziert und sehr freundlich.Wir haben im Haus alle vorgefunden, was wir benötigt haben. Es ist sehr gut eingerichtet. Insbesondere die technischen Geräte sind auf dem neuesten Stand. Es gibt keine Klimaanlage. Aber selbst bei fast 40 Grad Außentemperatur das kein Problem. Alle Fenster konnte man verdunkeln und sie waren auch komplett mit Fliegenschutzgitter versehen.Nachts haben wir gelegentlich Wildschweine gehört. Gesehen haben wir sie aber nicht.Wir haben uns sehr wohl gefühlt und können die Unterkunft uneingeschränkt weiterempfehlen.

Great hillside location with fabulous views from this spacious old farmhouse.Very well equipped for a comfortable stay with high quality bedding and furnishings and roomy bathrooms with powerful showers. Michelle, the host, was very communicative and seemed to respond instantly to any questions. One tip - the approach to the property and its parking is by a narrow, winding road - be prepared for a 9-point turn to get out again. It's worth the journey though.

Nach einer grenzwertigen Anfahrt und einem nicht befestigten Weg zum Haus war unser erster Eindruck schon etwas gedämpft. Das Haus ist wie beschrieben sehr alt aber trotzdem charmant. Die Küche könnte eine kleine Renovierung gebrauchen. Das einzig moderne war der neue Geschirrspüler. Leider war es auch ganz schön kalt im Haus und in den Bädern. Die Heizkosten mussten wir nachträglich bezahlen , was doch etwas ärgerlich war. Wir verbrachten trotzdem eine unvergessliche wunderschöne Woche in der herrlichen Toskana.

Thank you for your review and for choosing to stay at our traditional Tuscan farmhouse. We are delighted that you had an unforgettable and wonderful week exploring beautiful Tuscany. The farmhouse is over 200 years old and we have preserved its authentic character and charm rather than modernise it extensively. While the kitchen retains its traditional character, it is equipped with modern amenities including a hob, oven, dishwasher, Pavoni coffee machine, toaster, full height fridge/freezer, electric juicer and blender for guests' convenience. Regarding access, the property is reached via a paved mountain road, with only the final short section (approximately 20 metres) being unpaved - this section continues as a private road servicing 2 additional local houses. Due to the high cost of gas in Italy, like many properties, we unfortunately have to charge guests for heating based on actual usage, with meter readings taken at check-in and check-out. This information is clearly stated in our listing. As the weather during your stay was unusually cool for the time of year, we subsidised part of the heating cost to help reduce the amount charged. Note that gas for hot water and electricity are included in the rental cost. Thank you again for your feedback. We are pleased that, despite these points, you enjoyed your stay and the beauty of the Tuscan countryside. We are from London but thankfully have the solace of 'Il Rivo' to look forward to several times a year! We use it as a place to unwind, entertain friends and family and to experience typical Tuscan living away from the tourist hourdes. One of the owners is an architect and has sensitively renovated the property. As busy working parents with a family to raise we fully appreciate the haven that 'Il Rivo' provides and are very happy to let our guests share the experience. We love exploring the local hills and villages often stopping to sample the delicious local food. We've done many day trips to places of interest, but always enjoy coming home to collapse on the terrace!

Pourquoi avoir choisi cet hébergement ?

The panoramic vista across the valley is 'Il Rivo's' unique selling point. Opening the shutters in the morning to reveal the view is always a lovely experience. My older brother bought the house in the 1980's, initially he was looking in the Champagne region in France but made a detour and never looked back settling for some fine Chianti instead!

Quels sont les atouts de cet hébergement ?

'Il Rivo' is within easy reach of Florence, Lucca, Pistoia, Prato, Montecatini Terme and many other points of interest. Also nearby are a couple of swimming pools, the Tuscan Riviera is an hour away, as is Torre del Lago for opera lovers. In the nearest village, Vellano, there is an excellent trattoria and bar, with several really good restaurants in the vicinity all serving delicious locally produced food.
The thick stone walls in the house keep it cool in the hotter months. The property is independent, in a secluded rural position surrounded by woods and wildlife, but with neighbours within walking distance, so not too cut off.
Please note that the path down to the house from the parking area is quite steep in places so perhaps not suitable for the elderly or infirm. Having said that, we have had guests who were grandparents who managed to go up and down with no issues.
