We had a fantastic stay at Gillian and Mike's property. The property is in a great location with amazing views and in a quiet area. The house was well equipped with everything we needed. There are some amazing beaches a short drive from the house.
We spent ten days at the property and never tired of the amazing panoramic views, wonderful sunsets and sparkling lights at night-time.
Having three balconies was brilliant. The top one had very comfortable sun loungers for enjoying the sunshine and the stars.
The pool was a wonderful way to cool down and perfect for the kids to play in. The middle balcony was lovely to dine from, leading on from the well equipped kitchen.
Comfortable bedrooms on ground floor which felt quite cool at nighttime and within very peaceful surroundings.
Plenty of wonderful beaches to visit. The sea was amazing and really great for snorkeling.
Also many interesting day trips to take. Our highlight was a boat trip from Kotor to the blue caves. Kotor market is also lovely for buying food.
Hiring a car is essential to see all the lovely places. There are no bars or restaurants within walking distance which was the only small downside. But, lovely restaurants in Rose which is a ten minute drive. There is a very good local shop about 10 minutes in the other direction. The house is only half an hour from Tivat airport which makes for easy travelling.

We are a family of 4 with 2 teenage children and we stayed for a week in mid-April. The house is quite remote in location and you will definitely need a car but wow, those views, straight over the bay of Kotor, make it so worthwhile! What a beautiful part of the world. There is a balcony on each floor and a terrace on the top floor for you to really make the most of the vista. The house is comfortable and well-equipped and we had everything we needed; a real home-from-home and we settled in quickly. The wi-fi didnât work for our phones and tablets as the adapters provided were for a USB port, but this was not a problem as all the bars and restaurants provide it for free so you can catch up if you really need to. Also there is a very steep path up to the villa so be aware of this if you have someone in your party with mobility problems. But Montenegro is full of mountains so I guess this is hardly a surprise!
The area is amazing â the bay of Kotor is stunning and the towns surrounding it, especially Kotor itself, are lovely. We had day trips to the Lake Skadar national park in the south, and up to Dubrovnik, so itâs well situated for exploring. The roads are not always good though, so it does take longer to drive around the country than we expected. We had planned to drive up to the national park in the north but we got as far as Cetinje (definitely worth a visit) and abandoned the idea as weâd already been driving for 2 hours and were barely a third of the way there! Next time weâll either plan an overnight stay up there or just set off earlier.
The staff at the villa agency and the owner were incredibly helpful and we couldnât have asked for more. Lillyana in particular was great and answered our many questions very patiently.
A week wasnât long enough and I canât wait to go back.
Der Blick ist wirklich fantastisch, KĂŒche und Badezimmer völlig ausreichend. Die Hinfahrt etwas abenteuerlich aber man gewöhnt sich daran. Dem Haus fehlt unbedingt ein Handlauf fĂŒr Ă€ltere Menschen und die Betten könnten gröĂer und bequemer sein. Um schöne StrĂ€nde zu erreichen muss man meist eine halbe bis Stunde fahrt einplanen. Viele StrĂ€nde fĂŒr Hunde nicht erlaubt. Im Sommer viel Verkehr und viele Menschen, wer es also ruhiger mag lieber im FrĂŒhjahr oder Herbst anreisen.
Die Villa besticht durch ihre Lage, die Ruhe und die komplette Ausstattung. Wir haben drei Wochen dort mit vier Personen verbracht und uns rundum wohlgefĂŒhlt. Auch wenn der Pool nicht sehr groĂ ist, war er immer fĂŒr eine Erfrischung gut. Der kurze FuĂweg von der StraĂe zum Haus ist relativ steil und daher fĂŒr Ă€ltere und bewegungseingeschrĂ€nkte Menschen nur bedingt geeignet. Insgesamt kann man die Villa nur wĂ€rmstens weiterempfehlen.
This house fitted our stay perfectly, with amazing views and so peaceful above the crowds. It was the best of three property's we rented between 09/08 and 27/08 in the area. Thank you.
We spent our summer holiday with a family of four in the house and enjoyed our time there a lot. The spacious house was clean, calm, and perfectly fulfilled our expectations. The view from the balcony and the roof terrace over the Kotor bay is marvellous. As explained in the description, the water is supplied from a house tank which is standard on the Lustica peninsula where houses do not have running water supply. We found this to be unproblematic. The landlords reminded us on keeping an eye on the fill level of the water tank upon arrival and also during our stay to avoid that we run out of water. Water refilling - free of charge - turned out to be required but the process is easy and unobtrusive. The local service providers do the refilling from the outside on their own, the tenant has nothing to do with it. The communication (per email) with the local caretaker was smooth. As a kind suggestion, the description could be a bit more precise on how to find the house on arrival which is located second row uphill detached from the road. We recommend the house and wish future guest a stay as nice as ours.
My wife and I stayed here with our two children (6 & 7) and had a great time. The lovely house is in the small and quiet village of Zabrdje just outside Tivat, perfect for a family making their own meals and staying at home in the evenings with sleeping children, while still being able to enjoy fantastic views of the bay from the great terrace. The pool is nice, the house is spacious and clean and has all the facilities we needed when we were at home. The house is also situated not far from lovely villages such as Rose and beautiful beaches like Zanjic/Miriste. I would definitely recommend having a rental car, and in general most places are within short driving distance; e.g. Kotor, Budva, Sveti Stefan. If you are looking to rent a house in a quiet area away from the bustle of tourist resorts, etc., this house is a great match and staying here made our first visit to Montenegro very memorable; even with the power outage during one night of heavy rain and thunder, something that affected the whole area, not just this property.
Clean villa with a very nice view like on the pictures. However few basic things are missing, no toaster, no coffee machine and no microwave oven. As there is no running water in this area, a water tank is used and has to be refilled periodically. Unfortunately it was almost empty when we arrived and has to be refilled after 2 weeks even if we took care of water. To provide water in bathrooms, toilets and kitchen there is a water pump but it makes so much noise that I guess it must be replaced soon. I recorded the sound for fun. Don't flush during the night as you will wake up everybody.. Regarding the welcome, as the owners were not there, someone was supposed to welcome us at the villa. In fact that person was busy and I got a message with the GPS coordinates and photo to find out the villa and the keys located under a stone !!! I never had such welcome anywhere. For people with mobility difficulties (was not our case) avoid the place as there is a steep slope to access the villa.
Fantastic, comfortable villa with breathtaking views
Canât recommend this place highly enough. Stayed for a week in late Aug & felt immediately at home here. The villa is cool, modern, stylish & extremely comfortable. Really enjoyed having our own pool, even though there are lots of places to swim nearby. The views from the living areas are outstanding, especially the sunny roof terrace. Very good outdoor furniture (which isnât always a given) and there was always somewhere sunny or shaded to sit during the day. Lots of useful local information provided in the villa, which meant that we were really able to make the most of our week there. The local supermarkets are very good, so that even though we did a big shop at Voli supermarket ( nr Tivat airport) at the beginning of our stay, we could top up locally during the week. Lots of kitchen utensils too, so that if you fancy a quiet evening enjoying the views from the terraces, itâs very easy to pull a meal together. The path to the house is very steep however, so that might be a consideration for someone with mobility problems. However that wasnât an issue for us, so would recommend absolutely recommend the villa- 10/10. Fantastic!
